Esta \u00e9 uma das principais conclus\u00f5es do <em>Relat\u00f3rio Urbanitae do Terceiro Trimestre de 2025<\/em>, que analisa a evolu\u00e7\u00e3o dos pre\u00e7os, da compra e venda, do arrendamento e da atividade promotora em todo o pa\u00eds.<\/p>\n\n\n\n<p>Ap\u00f3s mais de dois anos de pol\u00edtica monet\u00e1ria restritiva, <strong>a redu\u00e7\u00e3o gradual das taxas de juro pelo Banco Central Europeu<\/strong> come\u00e7ou a aliviar a press\u00e3o financeira sobre as fam\u00edlias. <strong>A taxa m\u00e9dia dos novos cr\u00e9ditos \u00e0 habita\u00e7\u00e3o fixou-se em 2,94% em julho<\/strong>, impulsionando a reativa\u00e7\u00e3o do cr\u00e9dito e sustentando a procura por habita\u00e7\u00e3o, que se mant\u00e9m robusta apesar de uma ligeira desacelera\u00e7\u00e3o da atividade.<\/p>\n\n\n\n<p>No entanto, <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/07\/23\/defice-de-habitacao-em-espanha-o-fmi-pede-que-se-acelere-a-construcao\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=desequilibrio_oferta_procura_persiste&#038;utm_content=pt_mercado_inmobiliario_tercer_trimestre_2025\" target=\"_blank\" rel=\"noreferrer noopener\">o desequil\u00edbrio entre oferta e procura persiste<\/a>. O Banco de Espanha estima um <strong>d\u00e9fice de cerca de 700 mil habita\u00e7\u00f5es<\/strong> que o mercado ainda n\u00e3o consegue suprir. A escassez de terrenos dispon\u00edveis, os custos de constru\u00e7\u00e3o elevados e a burocracia continuam a limitar a capacidade de resposta do setor, sobretudo nas grandes cidades.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Pre\u00e7os em m\u00e1ximos e desequil\u00edbrio estrutural<\/strong><\/h2>\n\n\n\n<p>Os pre\u00e7os das habita\u00e7\u00f5es continuam a subir. Segundo a Tinsa, <strong>o valor m\u00e9dio das casas novas e usadas aumentou 11,7% em termos anuais<\/strong> no terceiro trimestre, confirmando a press\u00e3o sobre o stock dispon\u00edvel. Apesar do aumento da constru\u00e7\u00e3o nova \u2014 com <strong>mais de 84 mil licen\u00e7as at\u00e9 julho<\/strong>, um acr\u00e9scimo de <strong>10,9% face a 2024<\/strong> \u2014 <strong>a oferta continua muito aqu\u00e9m da procura<\/strong>, mantendo a tens\u00e3o nos pre\u00e7os.<\/p>\n\n\n\n<p>A isto soma-se um problema crescente de <strong>acessibilidade<\/strong>. Em <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/06\/29\/radiografia-basica-do-mercado-imobiliario-em-2024\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=2024&#038;utm_content=pt_mercado_inmobiliario_tercer_trimestre_2025\" target=\"_blank\" rel=\"noreferrer noopener\">2024<\/a>, o pre\u00e7o m\u00e9dio da habita\u00e7\u00e3o aumentou <strong>11,3%<\/strong>, enquanto os sal\u00e1rios subiram apenas <strong>3,8%<\/strong>, segundo o INE. Esta diferen\u00e7a entre rendimentos e custos de acesso agrava as dificuldades, sobretudo entre os jovens e a classe m\u00e9dia. Assim, <strong>a habita\u00e7\u00e3o consolida-se como um bem cada vez mais inacess\u00edvel e como ativo ref\u00fagio para investidores.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Compra e arrendamento: estabiliza\u00e7\u00e3o e press\u00f5es em paralelo<\/strong><\/h2>\n\n\n\n<p>O mercado de compra e venda mostra um ajustamento natural ap\u00f3s v\u00e1rios trimestres de crescimento cont\u00ednuo. <strong>Em agosto, as transa\u00e7\u00f5es ca\u00edram 3,5% em termos anuais \u2014 a primeira queda em mais de um ano \u2014 refletindo os pre\u00e7os elevados e a escassez de oferta em zonas de elevada procura.<\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-full\"><img fetchpriority=\"high\" decoding=\"async\" width=\"620\" height=\"453\" src=\"https:\/\/blog.urbanitae.com\/wp-content\/uploads\/2025\/11\/precio-alquiler-vivienda-3t-2025.png\" alt=\"Precio de la vivienda en alquiler en Espa\u00f1a (euros\/metro cuadrado). Embora se observe uma ligeira corre\u00e7\u00e3o trimestral (-4,8%), os <strong>aumentos anuais rondam os 14%<\/strong>, impulsionados pela escassez de oferta nas grandes \u00e1reas urbanas.<\/p>\n\n\n\n<p>Por isso, <strong>cada vez mais fam\u00edlias e pequenos investidores optam por se deslocar para munic\u00edpios perif\u00e9ricos ou \u00e1reas metropolitanas<\/strong>, onde os custos de aquisi\u00e7\u00e3o s\u00e3o menores e as rendibilidades mais atrativas. Este movimento est\u00e1 a <strong>reconfigurar o mapa residencial espanhol<\/strong> e a redistribuir a press\u00e3o da procura.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Um mercado a v\u00e1rias velocidades<\/strong><\/h2>\n\n\n\n<p>O relat\u00f3rio identifica tr\u00eas realidades distintas:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Luz vermelha:<\/strong> <em>Madrid (+19,4%), M\u00e1laga (+15,3%) e Alicante (+15,3%)<\/em> lideram as subidas, impulsionadas pelo investimento e pela procura internacional.<\/li>\n\n\n\n<li><strong>Luz amarela:<\/strong> <em>C\u00e1ceres, Pal\u00eancia e Le\u00e3o<\/em> registam crescimentos moderados, pr\u00f3ximos de 2%.<\/li>\n\n\n\n<li><strong>Luz verde:<\/strong> <em>Zamora (-0,9%)<\/em> apresenta ligeiras quedas, num contexto de baixa procura e envelhecimento demogr\u00e1fico.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Perspetivas: um fecho de ano com crescimento moderado<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/11\/03\/o-preco-da-habitacao-em-espanha-evolucao-e-previsoes-para-2026\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1125&#038;utm_term=para_final_2025&#038;utm_content=pt_mercado_inmobiliario_tercer_trimestre_2025\" target=\"_blank\" rel=\"noreferrer noopener\">Para o final de 2025<\/a>, as previs\u00f5es apontam para <strong>uma modera\u00e7\u00e3o gradual do aumento dos pre\u00e7os<\/strong>, acompanhada de <strong>estabiliza\u00e7\u00e3o das transa\u00e7\u00f5es<\/strong> e <strong>press\u00e3o cont\u00ednua sobre o arrendamento<\/strong>. De acordo com a <em>CaixaBank Research<\/em>, <strong>os pre\u00e7os das habita\u00e7\u00f5es dever\u00e3o subir 9,6% em 2025 e 6,3% em 2026<\/strong>, sinalizando uma fase de crescimento mais sustent\u00e1vel.<\/p>\n\n\n\n<p>Com <strong>um PIB previsto de 2,6%<\/strong>, <strong>uma infla\u00e7\u00e3o de 2,5%<\/strong> e <strong>uma taxa de desemprego em torno dos 10,5%<\/strong>, a economia espanhola dever\u00e1 manter um ambiente est\u00e1vel para o setor, embora seja <strong>necess\u00e1rio refor\u00e7ar a oferta habitacional<\/strong> para equilibrar o mercado a m\u00e9dio
