A opera\u00e7\u00e3o fecha com uma <strong>TIR de 11,04%<\/strong> e um <strong>CoC (cash-on-cash) de 13,5%<\/strong>, correspondendo a uma <strong>devolu\u00e7\u00e3o acumulada de 113,5% sobre o investimento inicial<\/strong>. No total, foram devolvidos aos investidores mais de <strong>4 milh\u00f5es de euros<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o projeto?<\/h2>\n\n\n\n<p>O <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/06\/17\/novo-projeto-em-madrid-11-de-rentabilidade-em-12-meses\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=mirador_de_la_estaci\u00f3n&#038;utm_content=pt_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">Mirador de la Estaci\u00f3n<\/a> foi um <strong>projeto de d\u00edvida<\/strong> lan\u00e7ado em junho de 2024 para financiar parcialmente a aquisi\u00e7\u00e3o de um terreno em Colmenar Viejo, sobre o qual ser\u00e1 desenvolvida uma promo\u00e7\u00e3o de <strong>45 moradias unifamiliares<\/strong>.<br>As habita\u00e7\u00f5es, todas com <strong>4 quartos, 3 casas de banho, sala de estar, sala de jantar, cozinha e arrecada\u00e7\u00e3o<\/strong>, est\u00e3o distribu\u00eddas em dois pisos e possuem <strong>jardins privados frontais e traseiros<\/strong>. Al\u00e9m disso, t\u00eam acesso a uma <strong>piscina comunit\u00e1ria e amplas \u00e1reas verdes<\/strong>, tornando a promo\u00e7\u00e3o muito atrativa para fam\u00edlias.<\/p>\n\n\n\n<p>O terreno est\u00e1 localizado na zona sul do munic\u00edpio, <strong>junto \u00e0 esta\u00e7\u00e3o de comboios<\/strong> e a apenas um quil\u00f3metro do centro urbano, num entorno com escolas, hospitais, supermercados e instala\u00e7\u00f5es desportivas. \u00c9 uma das \u00e1reas mais procuradas de Colmenar Viejo devido \u00e0 boa liga\u00e7\u00e3o a Madrid (20 km pela M-607) e \u00e0 proximidade do <strong>Parque Regional da Bacia Alta do Manzanares<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Empr\u00e9stimo ponte com garantia hipotec\u00e1ria<\/h2>\n\n\n\n<p>Para realizar a aquisi\u00e7\u00e3o do terreno, os investidores da Urbanitae concederam um <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/05\/26\/emprestimo-com-garantia-hipotecaria-o-que-e-e-porque-e-essencial-no-investimento-imobiliario\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1025&#038;utm_term=emprestimo&#038;utm_content=pt_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">empr\u00e9stimo <\/a>ponte de 4,19 milh\u00f5es de euros<\/strong>, com prazo inicial de 12 meses e uma taxa de juro acordada de 11%.<br>O empr\u00e9stimo contava com v\u00e1rias garantias:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Hipoteca de primeiro grau<\/strong> sobre o ativo.<\/li>\n\n\n\n<li><strong>Penhora das contas banc\u00e1rias<\/strong> da sociedade propriet\u00e1ria do terreno.<\/li>\n<\/ul>\n\n\n\n<p>O plano de neg\u00f3cios previa que, uma vez obtida a licen\u00e7a de constru\u00e7\u00e3o e alcan\u00e7ados <strong>70% das vendas sobre planta<\/strong>, o promotor recorrer\u00e1 ao banco para obter o <strong>empr\u00e9stimo de promotor<\/strong>, com o qual refinanciaria a d\u00edvida da <a href=\"https:\/\/urbanitae.com\/es?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=es_devolucion_mirador_estacion&amp;utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1025&amp;utm_term=urbanitae&amp;utm_content=pt_inversion_inmobiliaria_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae <\/a>e financiaria a constru\u00e7\u00e3o.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Devolu\u00e7\u00e3o ap\u00f3s a extens\u00e3o do empr\u00e9stimo<\/h2>\n\n\n\n<p>Ao t\u00e9rmino do prazo inicial, em julho de 2025, a licen\u00e7a de constru\u00e7\u00e3o ainda n\u00e3o havia sido concedida, pelo que o promotor solicitou uma <strong>extens\u00e3o de at\u00e9 6 meses<\/strong>, aprovada pelos investidores. Como contrapartida, pagou os juros correspondentes ao primeiro ano no momento da assinatura do aditamento.<br>Finalmente, em agosto de 2025, a licen\u00e7a foi obtida, permitindo fechar o financiamento banc\u00e1rio e devolver o <strong>empr\u00e9stimo da Urbanitae antecipadamente<\/strong>, sem usar toda a prorroga\u00e7\u00e3o. Os investidores receberam ainda os juros correspondentes ao per\u00edodo adicional entre 8 de julho e 30 de setembro, equivalentes a <strong>2,5% do investimento<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Sucesso comercial<\/h2>\n\n\n\n<p>Um fator chave da solidez do projeto foi a sua <strong>excelente aceita\u00e7\u00e3o no mercado<\/strong>: as <strong>45 habita\u00e7\u00f5es previstas foram totalmente vendidas<\/strong> durante a fase de obten\u00e7\u00e3o da licen\u00e7a, refor\u00e7ando a posi\u00e7\u00e3o do promotor junto \u00e0s institui\u00e7\u00f5es financeiras.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Exemplo de devolu\u00e7\u00e3o<\/h2>\n\n\n\n<p>Para um investimento de 1.000 \u20ac:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Capital devolvido<\/strong>: 1.000 \u20ac<\/li>\n\n\n\n<li><strong>Juros brutos<\/strong>: 135 \u20ac (11,04% TIR \u2013 13,5% CoC)<\/li>\n\n\n\n<li><strong>Reten\u00e7\u00e3o fiscal<\/strong>: 19% sobre os juros<\/li>\n\n\n\n<li><strong>Devolu\u00e7\u00e3o l\u00edquida<\/strong>: 1.020,30 \u20ac (ap\u00f3s impostos)<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Um resultado em linha com o plano<\/h2>\n\n\n\n<p>O projeto Mirador de la Estaci\u00f3n foi concebido desde o in\u00edcio como um empr\u00e9stimo ponte de curto prazo.
