Concretamente, somamos 105,1 milh\u00f5es de euros correspondentes a <strong>68 projetos conclu\u00eddos com sucesso<\/strong>.<\/p>\n\n\n\n<p>Quando falamos de investimento, n\u00e3o h\u00e1 melhor medida de sucesso do que a rentabilidade final alcan\u00e7ada. No total, falamos de uma TIR superior a 12%, em linha com a rentabilidade-alvo definida para o conjunto da carteira: projetos de mais-valias e de d\u00edvida. Al\u00e9m disso, contabilizamos apenas os reembolsos de projetos finalizados, deixando de fora os reembolsos parciais.<\/p>\n\n\n\n<p>No total, mais de <strong>40.000 investidores<\/strong> recuperaram o seu capital com <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/02\/11\/como-saber-quando-um-investimento-e-rentavel-para-alem-das-comissoes\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=rentabilidade&#038;utm_content=pt_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">rentabilidade<\/a> em algum dos projetos encerrados. Cada projeto reembolsado contou em m\u00e9dia com 600 investidores e, desde a nossa funda\u00e7\u00e3o, j\u00e1 gerimos mais de <strong>200.000 investimentos<\/strong>.<\/p>\n\n\n\n<p>Este feito consolida-nos como uma das plataformas de financiamento colaborativo mais relevantes da Europa no que respeita a reembolsos de capital.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Rentabilidades em linha com as previs\u00f5es<\/h2>\n\n\n\n<p>A <strong>rentabilidade m\u00e9dia anual<\/strong> dos projetos reembolsados situa-se nos <strong>12,2%<\/strong>, em linha com a <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/05\/30\/o-que-sao-os-projetos-com-tir-preferencial-na-urbanitae\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=tir&#038;utm_content=pt_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">TIR<\/a>-alvo<\/strong> estabelecida no in\u00edcio dos investimentos.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>61% do capital reembolsado<\/strong> corresponde a projetos de <strong>d\u00edvida<\/strong>, com um prazo m\u00e9dio de 13 meses.<\/li>\n\n\n\n<li>Os <strong>39% restantes<\/strong> prov\u00eam de opera\u00e7\u00f5es de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/que-tipos-de-projetos-de-equity-existem-na-urbanitae\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=equity&#038;utm_content=pt_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">equity<\/a>, com prazos m\u00e9dios mais longos, de cerca de 29 meses.<\/li>\n\n\n\n<li>Al\u00e9m disso, os nossos projetos de rendas \u2013 baseados em ativos em arrendamento como supermercados e livrarias \u2013 devolveram quase 1 milh\u00e3o de euros aos investidores, com uma rentabilidade l\u00edquida anual de 5,4%, tamb\u00e9m em linha com o previsto.<\/li>\n<\/ul>\n\n\n\n<p>Quase metade dos projetos reembolsados situa-se na <strong>Comunidade de Madrid<\/strong>, que concentra mais de <strong>45 milh\u00f5es de euros<\/strong>. Seguem-se a <strong>Andaluzia<\/strong>, com 15,2 milh\u00f5es em 12 opera\u00e7\u00f5es (sobretudo em M\u00e1laga); as <strong>Baleares<\/strong>, com mais de 14 milh\u00f5es em cinco projetos; e a <strong>Catalunha<\/strong>, com 13,6 milh\u00f5es reembolsados em oito <a href=\"https:\/\/urbanitae.com\/pt\/projetos?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0925&amp;utm_term=projetos_de_divida&amp;utm_content=pt_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">projetos<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Quando a realidade supera o business plan<\/h2>\n\n\n\n<p>Nem todos os projetos de equity seguiram o gui\u00e3o previsto em termos de prazos e rentabilidade. A subida abrupta dos custos de constru\u00e7\u00e3o, os atrasos resultantes da crise log\u00edstica global ap\u00f3s a Covid, o impacto da guerra da Ucr\u00e2nia em mat\u00e9rias-primas como combust\u00edvel ou alum\u00ednio, e a subida das taxas de juro colocaram o setor imobili\u00e1rio \u00e0 prova.<\/p>\n\n\n\n<p>Como explica <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/09\/24\/nao-ha-bolha-imobiliaria-mas-os-precos-nao-podem-subir-eternamente\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0925&#038;utm_term=diego_bestard&#038;utm_content=pt_100_millones_devueltos\" target=\"_blank\" rel=\"noreferrer noopener\">Diego Bestard<\/a>, CEO da Urbanitae:<br>\u00abTivemos uma gera\u00e7\u00e3o de projetos \u2013 sobretudo em 2021, 2022 e parte de 2023 \u2013 que foi muito penalizada por fatores extraordin\u00e1rios. Alguns n\u00e3o atingiram a rentabilidade estimada e sofreram atrasos significativos. Mas o mais relevante \u00e9 que, apesar desta tempestade perfeita de vari\u00e1veis, <strong>n\u00e3o perdemos capital em nenhum projeto<\/strong>. Se o pior cen\u00e1rio \u00e9 recuperar o investimento, ainda bem. Isso significa que o nosso modelo de an\u00e1lise de risco est\u00e1 a funcionar\u00bb.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae em n\u00fameros<\/h2>\n\n\n\n<p>Desde 2019, financi\u00e1mos projetos imobili\u00e1rios no valor de mais de <strong>530 milh\u00f5es de euros<\/strong>, dos quais mais de 200 milh\u00f5es apenas em 2024.
