A consultora JLL confirmava no seu relat\u00f3rio <em><a href=\"https:\/\/www.jll.com\/en-uk\/insights\/market-perspectives\/europe-living?utm_source=chatgpt.com\" target=\"_blank\" rel=\"noreferrer noopener\">European Living Market Perspectives 2025<\/a><\/em> <strong>que os ativos <em>living<\/em> concentraram a parte mais relevante do investimento<\/strong>, com 26%.<\/p>\n\n\n\n<p>Para 2025, os especialistas anteciparam uma <strong>recupera\u00e7\u00e3o gradual do investimento<\/strong> com base numa expectativa de melhoria no acesso ao financiamento e num aumento da oferta. Projetava-se ainda que o segmento <em>living<\/em> continuaria a atrair fluxos, dada a escassez de oferta nos segmentos mais procurados, e previa-se um crescimento do investimento com valores a dois d\u00edgitos.<\/p>\n\n\n\n<p>Os primeiros meses do ano confirmaram estas previs\u00f5es, segundo descreve a consultora Savils no seu relat\u00f3rio <em><a href=\"https:\/\/www.savills.com\/research_articles\/255800\/379098-0\" target=\"_blank\" rel=\"noreferrer noopener\">European Investment \u2013 Q2 2025<\/a><\/em>. <strong>O investimento imobili\u00e1rio europeu<\/strong> continuou a demonstrar <strong>resili\u00eancia nos primeiros meses do ano<\/strong>. No segundo trimestre de 2025, registou-se um volume de transa\u00e7\u00f5es de quase 50.000 milh\u00f5es de euros, o que representa um aumento hom\u00f3logo de 8%. Este valor soma-se ao crescimento de 13% registado no <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/04\/16\/o-investimento-imobiliario-na-europa-cresce-28\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=primeiro&#038;utm_content=pt_inversion_inmobiliaria_europa\" target=\"_blank\" rel=\"noreferrer noopener\">primeiro trimestre<\/a> e eleva o investimento total do primeiro semestre para quase <strong>95.000 milh\u00f5es de euros<\/strong>, com um <strong>crescimento anual pr\u00f3ximo de 11%<\/strong>.<\/p>\n\n\n\n<p>Embora o in\u00edcio do segundo trimestre tenha sido marcado por uma not\u00f3ria desacelera\u00e7\u00e3o da atividade de investimento, consequ\u00eancia das tens\u00f5es comerciais com os Estados Unidos, ap\u00f3s os acordos aduaneiros do presidente Donald Trump surgiram sinais de recupera\u00e7\u00e3o e a atividade regressou gradualmente. Desde ent\u00e3o, v\u00e1rias grandes opera\u00e7\u00f5es e carteiras entraram no mercado, contribuindo para aumentar a confian\u00e7a. Entre elas, destacam-se a grande carteira de ativos de sa\u00fade da Assura no Reino Unido, que ser\u00e1 adquirida no terceiro trimestre pela KKR e Stonepeak por 1.700 milh\u00f5es de libras, assim como o Centro Trocadero em Paris, que ser\u00e1 vendido pela Union Investment por um valor pr\u00f3ximo dos 700 milh\u00f5es de euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Living para estudantes, no foco dos investidores<\/h2>\n\n\n\n<p>Entre as v\u00e1rias tipologias de ativos, o <strong>alojamento para estudantes<\/strong> (PBSA) <strong>destaca-se em toda a Europa<\/strong>. O setor continua a beneficiar da forte procura e do interesse dos investidores.<\/p>\n\n\n\n<p>Por sua vez, <strong>os ativos comerciais e hoteleiros est\u00e3o a superar as expectativas iniciais<\/strong>. Os centros comerciais e supermercados revelaram um desempenho s\u00f3lido em pa\u00edses como Espanha, Pa\u00edses Baixos e Hungria. Os <strong>hot\u00e9is<\/strong> continuam igualmente a despertar o <strong>interesse dos investidores<\/strong>, apoiados pela retoma do turismo e pela confian\u00e7a a longo prazo nas viagens de lazer. O <strong>atrativo da log\u00edstica<\/strong> mant\u00e9m-se, mas de forma <strong>cada vez mais seletiva<\/strong>. Localiza\u00e7\u00f5es centrais com rendas a longo prazo e inquilinos de elevada qualidade s\u00e3o as preferidas pelo capital. No segmento de <strong>escrit\u00f3rios<\/strong>, algumas opera\u00e7\u00f5es relevantes e o crescente interesse por estrat\u00e9gias de valor acrescentado indicam uma <strong>ligeira reativa\u00e7\u00e3o<\/strong>, concentrada em localiza\u00e7\u00f5es centrais e estrat\u00e9gicas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Previs\u00f5es de fecho em 2025<\/h2>\n\n\n\n<p>As perspetivas do mercado de investimento europeu para o segundo semestre de 2025 s\u00e3o <strong>positivas, ainda que num quadro de prud\u00eancia<\/strong>. Apesar do contexto geopol\u00edtico e dos resultados mais contidos do segundo trimestre, a maioria dos pa\u00edses europeus prev\u00ea um segundo semestre mais forte e uma recupera\u00e7\u00e3o gradual da atividade de investimento.<\/p>\n\n\n\n<p>A Savils aponta que o volume total de investimento poder\u00e1 alcan\u00e7ar os <strong>222.000 milh\u00f5es de euros at\u00e9 ao final do ano<\/strong>, o que representaria um crescimento hom\u00f3logo de 12%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Consolida\u00e7\u00e3o e crescimento na regi\u00e3o sul<\/h2>\n\n\n\n<p>Na regi\u00e3o sul da Europa \u2014 It\u00e1lia, Espanha e Portugal \u2014, a consultora <a href=\"https:\/\/www.cushmanwakefield.com\/es-es\/spain\/insights\/southern-europe-investment-market-overview\" target=\"_blank\" rel=\"noreferrer noopener\">Cushman &amp; Wakefield<\/a> sublinha a sua \u201cresili\u00eancia e forte capacidade de atrair capital\u201d. No primeiro semestre de 2025, estes mercados registaram um <strong>volume de transa\u00e7\u00f5es superior a 12.000 milh\u00f5es de euros<\/strong>, mais 30% em compara\u00e7\u00e3o com o mesmo per\u00edodo do ano anterior.<\/p>\n\n\n\n<p>Os segmentos de <strong>hospitality e retalho<\/strong> s\u00e3o os que mais contribuem para este crescimento, impulsionados pelo dinamismo do turismo e do consumo. Os projetos destinados \u00e0 reconvers\u00e3o de edif\u00edcios (especialmente escrit\u00f3rios) cujo uso se tornou obsoleto em hot\u00e9is e habita\u00e7\u00e3o tamb\u00e9m est\u00e3o a demonstrar
