No total, foram distribu\u00eddos 4,4 milh\u00f5es de euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Resultados do projeto<\/h2>\n\n\n\n<p>Estes s\u00e3o os dados resumo do fecho do projeto:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Prazo estimado<\/strong>: 18 meses<\/li>\n\n\n\n<li><strong>Prazo final<\/strong>: 15 meses<\/li>\n\n\n\n<li><strong>CoC estimado<\/strong>: 15,75 %<\/li>\n\n\n\n<li><strong>CoC final<\/strong>: 13,9 %<\/li>\n\n\n\n<li><strong>TIR estimada<\/strong>: 10,5 %<\/li>\n\n\n\n<li><strong>TIR final<\/strong>: 10,3 %<\/li>\n<\/ul>\n\n\n\n<p>Como foi explicado na apresenta\u00e7\u00e3o do projeto, o prazo de refer\u00eancia para o c\u00e1lculo da rentabilidade estimada era de 18 meses, uma vez que o contrato previa um per\u00edodo inicial de 12 meses <strong>com op\u00e7\u00e3o de prorroga\u00e7\u00e3o de mais 6 meses<\/strong>. Assim, embora o projeto tenha sido conclu\u00eddo em 15 meses, isso n\u00e3o representa uma melhoria em rela\u00e7\u00e3o \u00e0 previs\u00e3o inicial.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Em que consistia o projeto?<\/h2>\n\n\n\n<p>O projeto <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/03\/18\/nova-oportunidade-de-investimento-em-malaga-com-um-retorno-de-105\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=las_lagunas_de_mijas&#038;utm_content=pt_devolucion_lagunas_mijas\" target=\"_blank\" rel=\"noreferrer noopener\">Las Lagunas de Mijas<\/a><\/strong> consistia na concess\u00e3o de um <strong>empr\u00e9stimo ao promotor Nuovit<\/strong> para financiar parte da aquisi\u00e7\u00e3o do terreno e as despesas associadas \u00e0 gest\u00e3o urban\u00edstica numa das zonas residenciais mais din\u00e2micas da Costa del Sol.<\/p>\n\n\n\n<p>A opera\u00e7\u00e3o foi concebida como um primeiro passo para o desenvolvimento de um conjunto residencial num local estrat\u00e9gico, bem ligado a M\u00e1laga, Marbella e ao resto do litoral. Neste tipo de opera\u00e7\u00f5es de d\u00edvida, os investidores da Urbanitae participam numa fase inicial do projeto, assumindo um risco limitado gra\u00e7as \u00e0s garantias estabelecidas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um empr\u00e9stimo com garantias<\/h2>\n\n\n\n<p>Os investidores dispunham de um s\u00f3lido esquema de seguran\u00e7a:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Hipoteca de primeiro grau<\/strong> sobre o ativo.<\/li>\n\n\n\n<li><strong>Penhor das a\u00e7\u00f5es<\/strong> da sociedade propriet\u00e1ria do terreno.<\/li>\n\n\n\n<li><strong>Penhor de controlo<\/strong> sobre as contas banc\u00e1rias dessa sociedade.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">M\u00e1laga, motor do investimento<\/h2>\n\n\n\n<p>Este foi o <strong>segundo projeto da Urbanitae no munic\u00edpio de Mijas<\/strong>, onde j\u00e1 somamos tr\u00eas opera\u00e7\u00f5es financiadas. A zona \u00e9 um dos mercados imobili\u00e1rios mais ativos da Costa del Sol, com uma forte procura de habita\u00e7\u00e3o.<\/p>\n\n\n\n<p>No total, apenas na <strong>prov\u00edncia de <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13458344\/07\/25\/urbanitae-alcanza-2000-viviendas-financiadas-en-malaga-tras-captar-133-millones-en-seis-anos.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a><\/strong>, a Urbanitae financiou <strong>mais de 145 milh\u00f5es de euros em mais de 50 opera\u00e7\u00f5es<\/strong>, contribuindo para o arranque de <strong>mais de 2.100 habita\u00e7\u00f5es<\/strong>.
