Nem todos os projetos cumprem as previs\u00f5es iniciais e, por vezes, o resultado pode afastar-se bastante do esperado. Foi o que aconteceu com o <strong><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000102?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0825&amp;utm_term=adaptis&amp;utm_content=pt_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">Adaptis<\/a><\/strong>, uma promo\u00e7\u00e3o de 20 moradias unifamiliares em Valladolid, lan\u00e7ada em 2021 e encerrada em julho de 2025 com uma rentabilidade final de 0%.<\/p>\n\n\n\n<p>Embora n\u00e3o seja o desfecho desejado \u2013a previs\u00e3o inicial apontava para uma rentabilidade bruta de 40% e uma TIR de 18%\u2013, o projeto deixa uma leitura relevante: gra\u00e7as \u00e0 gest\u00e3o constante da Urbanitae em conjunto com o promotor, conseguiu-se <strong>preservar integralmente <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/05\/17\/como-a-urbanitae-protege-o-dinheiro-dos-seus-investidores\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=o_capital&#038;utm_content=pt_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">o capital dos investidores<\/a><\/strong> e evitar perdas.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O que aconteceu no Adaptis?<\/h2>\n\n\n\n<p>O projeto come\u00e7ou em 2021 com licen\u00e7a em vigor e um calend\u00e1rio previsto de 26 meses. No entanto, ao longo do desenvolvimento foram-se acumulando contratempos que duplicaram o prazo at\u00e9 aos 53 meses:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Subida dos custos e falta de fornecimentos<\/strong>: a pandemia e a crise geopol\u00edtica encareceram os materiais e provocaram atrasos nas entregas.<\/li>\n\n\n\n<li><strong>Mudan\u00e7a de construtora<\/strong>: em 2022, a empreiteira inicial (CHR) entrou em processo de insolv\u00eancia. Foi necess\u00e1rio relan\u00e7ar a obra com uma nova construtora (ACR), o que implicou mais tempo e custos adicionais significativos.<\/li>\n\n\n\n<li><strong>Desfasamento comercial<\/strong>: apesar dos esfor\u00e7os de marketing e da disponibiliza\u00e7\u00e3o de um apartamento modelo, as vendas n\u00e3o avan\u00e7aram ao ritmo esperado. Em 2023 apenas se tinham assinado pr\u00e9-vendas de 23 das 33 habita\u00e7\u00f5es, o que obrigou a aplicar descontos nas fases finais.<\/li>\n\n\n\n<li><strong>Aumento dos custos financeiros<\/strong>: a subida das taxas de juro e o prolongamento do calend\u00e1rio aumentaram as despesas financeiras e de gest\u00e3o.<\/li>\n<\/ul>\n\n\n\n<p>No conjunto, as receitas superaram ligeiramente o previsto, mas os custos adicionais de constru\u00e7\u00e3o, financiamento e comercializa\u00e7\u00e3o absorveram totalmente as margens. A consequ\u00eancia: um retorno final de 0%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">A gest\u00e3o como elemento diferenciador<\/h2>\n\n\n\n<p>Em situa\u00e7\u00f5es como esta, a prioridade absoluta da Urbanitae \u00e9 a <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/07\/04\/e-assim-que-a-urbanitae-protege-o-teu-investimento-o-papel-da-due-diligence\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=protecao&#038;utm_content=pt_devolucion_adaptis\" target=\"_blank\" rel=\"noreferrer noopener\">prote\u00e7\u00e3o do capital<\/a> do investidor<\/strong>. Desde a escritura da \u00faltima habita\u00e7\u00e3o em mar\u00e7o de 2025, todas as negocia\u00e7\u00f5es foram orientadas para garantir a liquida\u00e7\u00e3o em condi\u00e7\u00f5es razo\u00e1veis e evitar que a sociedade ve\u00edculo ficasse bloqueada com provis\u00f5es superiores a 200.000 euros, que poderiam atrasar anos a devolu\u00e7\u00e3o.<\/p>\n\n\n\n<p>O resultado n\u00e3o foi o esperado, mas reflete o compromisso da Urbanitae em acompanhar cada projeto desde o primeiro dia at\u00e9 ao fecho final, procurando sempre minimizar riscos e assegurar a sa\u00edda mais ordenada poss\u00edvel.
