Estas empresas multiplicaram o seu volume de neg\u00f3cios em poucos anos \u2013 de 6 mil milh\u00f5es de d\u00f3lares em 2022 para 44 mil milh\u00f5es em 2024 \u2013 gra\u00e7as a um modelo baseado em pre\u00e7os competitivos, cat\u00e1logos massivos e entregas r\u00e1pidas, <strong>reconfigurando a <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/07\/14\/cresce-a-confianca-no-investimento-em-logistica\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=logistica&#038;utm_content=pt_ultra_fast_fashion\" target=\"_blank\" rel=\"noreferrer noopener\">log\u00edstica<\/a> internacional<\/strong> e aumentando exponencialmente a procura de centros de distribui\u00e7\u00e3o e de terrenos industriais nos principais mercados, incluindo Espanha.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Um mercado imobili\u00e1rio sob press\u00e3o<\/h2>\n\n\n\n<p>De acordo com o <em><a href=\"https:\/\/ecommerce-europe.eu\/wp-content\/uploads\/2024\/10\/CMI2024_Complete_light_v1.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">European E-commerce Report 2024<\/a><\/em>, o <strong>com\u00e9rcio eletr\u00f3nico europeu atingiu 887 mil milh\u00f5es de euros em 2023, mais 3% do que no ano anterior<\/strong>. Este crescimento reflete-se num maior n\u00famero de compradores digitais: 71% da popula\u00e7\u00e3o europeia fez compras online no \u00faltimo ano. Espanha segue a mesma tend\u00eancia, com 68% da popula\u00e7\u00e3o entre os 16 e os 74 anos a comprar online de forma regular. Esta mudan\u00e7a de h\u00e1bitos est\u00e1 a ter um efeito direto no mercado log\u00edstico, j\u00e1 que <strong>o canal online necessita de tr\u00eas vezes mais espa\u00e7o do que a distribui\u00e7\u00e3o f\u00edsica tradicional<\/strong>, exigindo maiores volumes de stock, gest\u00e3o de devolu\u00e7\u00f5es e maior proximidade ao consumidor.<\/p>\n\n\n\n<p><strong>No entanto, a disponibilidade de solo log\u00edstico encontra-se em m\u00ednimos hist\u00f3ricos.<\/strong> Em Barcelona, h\u00e1 apenas 1%-2,5% de espa\u00e7o prime dispon\u00edvel, <a href=\"https:\/\/research.euro.savills.co.uk\/spain-(castellano)\/savills--logistics-market-spotlight-1t-2025-esp.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">enquanto em Madrid a taxa \u00e9 de 10,4%, com grandes diferen\u00e7as entre submercados<\/a>. Esta escassez de espa\u00e7o levou o pre\u00e7o de arrendamento nas zonas log\u00edsticas mais procuradas para 6,25 \u20ac por metro quadrado, o que representa um <strong>aumento de 5% em termos anuais e de 1,6% face ao primeiro trimestre de 2025<\/strong>.<\/p>\n\n\n\n<p>A n\u00edvel europeu, o <em>Prologis Logistics Rent Index<\/em> indica que as rendas log\u00edsticas cresceram 7,2% em 2021 (\u00faltimos dados dispon\u00edveis), com picos de 13% no Reino Unido e mais de 10% nos principais mercados alem\u00e3es, enquanto <strong><a href=\"https:\/\/www.prologis.es\/sites\/spain\/files\/documents\/2022\/03\/market-4134_giq122_rent_index_paper_2022.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">os custos do solo aumentaram 40% e os custos de constru\u00e7\u00e3o 18% na Europa<\/a>.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Oportunidades de investimento no setor log\u00edstico espanhol<\/h2>\n\n\n\n<p>A necessidade crescente de mais espa\u00e7o log\u00edstico est\u00e1 a abrir oportunidades imobili\u00e1rias muito interessantes para os investidores.
