Esta vez, nos trasladamos al norte de Madrid, a El Molar, para participar en el desarrollo de una promoci\u00f3n de 68 viviendas plurifamiliares en un entorno en expansi\u00f3n y con gran demanda. La financiaci\u00f3n del proyecto <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000382?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_1&amp;utm_content=es_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a> estar\u00e1 disponible para invertir el <strong>viernes 18 de julio a las 12 h (UTC+2)<\/strong>.<\/p>\n\n<h2 class=\"wp-block-heading\">Vivienda nueva donde ya est\u00e1 casi todo vendido<\/h2>\n\n<p>El proyecto <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000382?utm_source=blog_es&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0725&amp;utm_term=residencial_la_mola_2&amp;utm_content=es_proyecto_residencial_la_mola\" target=\"_blank\" rel=\"noreferrer noopener\">Residencial La Mola<\/a> se materializa en la construcci\u00f3n de 68 viviendas de dos y tres dormitorios con plaza de garaje y trastero. Las viviendas se distribuyen en un edificio plurifamiliar ubicado en El Molar, un municipio en el norte de la Comunidad de Madrid que combina crecimiento residencial y entorno natural, con excelente conexi\u00f3n por la autov\u00eda A-1 a tan solo 38 km del centro de la capital.<\/p>\n\n<p>Uno de los grandes atractivos del proyecto es su estado de comercializaci\u00f3n: <strong>ya hay reservadas 60 de las 68 viviendas<\/strong>, es decir, un 88% del total. Adem\u00e1s, el proyecto cuenta con <strong>licencia de obras concedida<\/strong> y financiaci\u00f3n bancaria pactada con una entidad de primer nivel, lo que refuerza su viabilidad.<\/p>\n\n<h2 class=\"wp-block-heading\">El gestor: experiencia en Madrid<\/h2>\n\n<p>El proyecto ser\u00e1 promovido por Nero Quality Consulting, una gestora con sede en Madrid especializada en desarrollos residenciales tanto en r\u00e9gimen build-to-sell como build-to-rent. Con un historial que abarca municipios como Torrej\u00f3n de Ardoz, Pozuelo, Fuenlabrada o Coslada, Nero Quality Consulting cuenta con un equipo multidisciplinar y una estrategia clara: promover en localizaciones con alta demanda y proyecci\u00f3n de revalorizaci\u00f3n.<\/p>\n\n<p>En este caso, el gestor se asocia con los inversores de Urbanitae para financiar la adquisici\u00f3n del suelo y afrontar los costes no cubiertos por la financiaci\u00f3n bancaria, que cubrir\u00e1 tanto la obra como parte de los costes t\u00e9cnicos.<\/p>\n\n<h2 class=\"wp-block-heading\">\u00bfC\u00f3mo se estructura la inversi\u00f3n?<\/h2>\n\n<p>La operaci\u00f3n se articula a trav\u00e9s de una <strong>ampliaci\u00f3n de capital<\/strong> en la sociedad veh\u00edculo Bayaz Properties\u00a07\u00a0S.\u00a0L., que posteriormente invertir\u00e1 en la promotora La Mola Habitat S.\u00a0L. La aportaci\u00f3n total de los inversores de Urbanitae ser\u00e1 de <strong>2.210.000 euros<\/strong>, de los cuales 10.000 euros se destinar\u00e1n a sufragar los costes de gesti\u00f3n de la sociedad veh\u00edculo.<\/p>\n\n<p>El <strong>gestor contribuir\u00e1 con el 20% del capital total del proyecto<\/strong>, que asciende a 2.750.000 euros. La construcci\u00f3n est\u00e1 prevista para arrancar en el tercer trimestre de 2025, y la entrega de las viviendas se estima para el tercer trimestre de 2027.
