O projeto abrir\u00e1 para financiamento na <strong>ter\u00e7a-feira, 24 de junho, \u00e0s 16:00 (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Financiamento com garantia na primeira linha de golfe<\/h2>\n<p> <\/p>\n<p>O projeto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000377?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0625&amp;utm_term=green_village_1&amp;utm_content=pt_proyecto_green_village\" target=\"_blank\" rel=\"noreferrer noopener\">Green Village<\/a> consiste na concess\u00e3o de um <strong>empr\u00e9stimo de 5.000.000 \u20ac por um prazo de 24 meses<\/strong> (prorrog\u00e1vel por mais 6 meses), com uma <strong>taxa de juro fixa anual de 12,5%<\/strong> e <strong>retorno m\u00ednimo equivalente a 18 meses de juros<\/strong>. O empr\u00e9stimo servir\u00e1 para financiar parte do pre\u00e7o de aquisi\u00e7\u00e3o de um terreno de 25.140 m\u00b2 com edificabilidade de 29.217 m\u00b2 na primeira linha de golfe, bem como os custos associados at\u00e9 alcan\u00e7ar os marcos exigidos para obter financiamento banc\u00e1rio. A Urbania contribuir\u00e1 com o restante capital necess\u00e1rio atrav\u00e9s de fundos pr\u00f3prios.<\/p>\n<p> <\/p>\n<p>O ativo principal \u00e9 um terreno com uso hoteleiro e desportivo (golfe), que poder\u00e1 ser destinado a VPO de acordo com a Lei 13\/2005 da Junta da Andaluzia. Como garantia adicional, incluem-se tr\u00eas parcelas situadas em Llinars del Vall\u00e8s (Barcelona), al\u00e9m de uma <strong>garantia corporativa solid\u00e1ria da empresa-m\u00e3e do promotor<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um projeto s\u00f3lido numa localiza\u00e7\u00e3o privilegiada<\/h2>\n<p> <\/p>\n<p>O terreno objeto do empr\u00e9stimo est\u00e1 localizado entre os campos de golfe Torrequebrada e Bil Bil Golf, numa zona totalmente urbanizada e com elevada procura residencial. O projeto contempla o desenvolvimento de <strong>344 habita\u00e7\u00f5es protegidas (VPO)<\/strong>, com respetivos lugares de estacionamento e arrecada\u00e7\u00f5es. A comercializa\u00e7\u00e3o est\u00e1 prevista a pre\u00e7o regulado, com um pre\u00e7o m\u00e9dio de venda estimado em <strong>245.807 euros<\/strong>, significativamente inferior ao das promo\u00e7\u00f5es compar\u00e1veis em Benalm\u00e1dena.<\/p>\n<p> <\/p>\n<p>A localidade, situada apenas a 15 minutos do aeroporto de M\u00e1laga, tem apresentado uma evolu\u00e7\u00e3o demogr\u00e1fica e econ\u00f3mica muito positiva nas \u00faltimas duas d\u00e9cadas. O seu atrativo como destino residencial e tur\u00edstico garante uma <strong>procura constante por habita\u00e7\u00e3o acess\u00edvel<\/strong> e de qualidade.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">O promotor: Urbania<\/h2>\n<p> <\/p>\n<p>A Urbania \u00e9 uma promotora, gestora e investidora com mais de <strong>1.200 milh\u00f5es de euros em projetos desenvolvidos<\/strong> em Espanha, Portugal e Brasil. Durante este per\u00edodo, tamb\u00e9m ter\u00e1 de alcan\u00e7ar o n\u00famero de pr\u00e9-vendas exigido pela entidade banc\u00e1ria para conceder o empr\u00e9stimo promotor que permitir\u00e1
