Esta <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000374?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0625&amp;utm_term=segunda_fase&amp;utm_content=pt_proyecto_gava_mar\" target=\"_blank\" rel=\"noopener\">segunda fase<\/a> do projeto ser\u00e1 aberta na ter\u00e7a-feira, 10 de junho, \u00e0s 16:00 (UTC+2) na plataforma.<\/strong><\/p><hr \/><p>A Urbanitae lan\u00e7a um novo projeto de mais-valias numa das zonas mais atrativas do litoral catal\u00e3o. Falamos de <strong>Gav\u00e0<\/strong>, a sudoeste de Barcelona, onde <strong>na pr\u00f3xima sexta-feira, 30 de maio, \u00e0s 12:00 (UTC+2)<\/strong> ser\u00e1 aberta a ronda de financiamento para o desenvolvimento de <strong>uma promo\u00e7\u00e3o de 34 apartamentos multifamiliares<\/strong>. Na <strong>ter\u00e7a-feira, 28 de maio, \u00e0s 16:00 (UTC+2)<\/strong>, realizaremos um <strong>webinar informativo<\/strong> sobre o projeto.<\/p><p>A promo\u00e7\u00e3o ser\u00e1 localizada na <strong>Rua Begur, esquina com a Avenida Europa<\/strong>, a apenas <strong>100 metros da praia de Gav\u00e0<\/strong>, numa zona consolidada que combina um ambiente residencial tranquilo com excelente liga\u00e7\u00e3o rodovi\u00e1ria e acesso a servi\u00e7os como escolas, supermercados e parques. O terreno encontra-se numa zona em expans\u00e3o com acesso direto \u00e0 autoestrada de Castelldefels, que liga rapidamente a Barcelona.<\/p><h2 class=\"wp-block-heading\">Segundo projeto com a Shevat<\/h2><p>Este <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000372?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=projeto_1&amp;utm_content=pt_proyecto_gava_mar\" target=\"_blank\" rel=\"noreferrer noopener\">projeto<\/a> marca uma nova colabora\u00e7\u00e3o com a promotora <strong>Shevat<\/strong>, com quem a Urbanitae j\u00e1 trabalhou no desenvolvimento do projeto <strong>Golf Terraces<\/strong>. Fundada em 2006, a Shevat Holding \u00e9 um hub imobili\u00e1rio que j\u00e1 desenvolveu <strong>mais de 75 promo\u00e7\u00f5es em Espanha<\/strong>, a maioria na prov\u00edncia de Barcelona.<\/p><p>Neste caso, o projeto contempla a constru\u00e7\u00e3o <strong>de um edif\u00edcio com 34 apartamentos<\/strong>, <strong>duas garagens e uma arrecada\u00e7\u00e3o por unidade<\/strong>, zonas comuns e piscina. Os apartamentos ter\u00e3o 2 ou 3 quartos e uma \u00e1rea constru\u00edda m\u00e9dia de cerca de 120 m\u00b2. A disposi\u00e7\u00e3o dos blocos permite avan\u00e7ar com a obra em simult\u00e2neo com os trabalhos de urbaniza\u00e7\u00e3o da \u00e1rea cont\u00edgua, que j\u00e1 come\u00e7aram e cuja conclus\u00e3o est\u00e1 prevista para cerca de 30 meses.<\/p><h2 class=\"wp-block-heading\">Estrutura e condi\u00e7\u00f5es do projeto<\/h2><p>Trata-se de um projeto de <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/21\/como-sao-os-projetos-de-valorizacao-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=mais_valias&amp;utm_content=pt_proyecto_gava_mar\" target=\"_blank\" rel=\"noreferrer noopener\">mais-valias<\/a><\/strong>, no qual os investidores da Urbanitae participam como s\u00f3cios da promotora. No total, os investidores aportar\u00e3o <strong>3.000.000 de euros<\/strong>, incluindo <strong>10.000 euros destinados a despesas de gest\u00e3o<\/strong>. O capital total do <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000372?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=projeto_2&amp;utm_content=pt_proyecto_gava_mar\" target=\"_blank\" rel=\"noreferrer noopener\">projeto<\/a> ascende a 10 milh\u00f5es de euros, com participa\u00e7\u00e3o da promotora, co-investidores e Urbanitae.<\/p><p><strong>A Shevat ir\u00e1 aportar 20% do capital total<\/strong> e ser\u00e1 tamb\u00e9m respons\u00e1vel pela execu\u00e7\u00e3o da obra atrav\u00e9s da sua pr\u00f3pria construtora. J\u00e1 foi assinado um contrato promessa de compra e venda e foi feito um pagamento de <strong>1 milh\u00e3o de euros<\/strong> como parte do pre\u00e7o do terreno. O restante ser\u00e1 coberto com a entrada dos investidores e um financiamento concedido por uma entidade banc\u00e1ria de primeira linha. A licen\u00e7a de obras dever\u00e1 ser solicitada em junho.<\/p><h2 class=\"wp-block-heading\">Um mercado com potencial<\/h2><p>Atualmente, h\u00e1 muito poucas promo\u00e7\u00f5es de nova constru\u00e7\u00e3o nesta zona de Gav\u00e0, o que confere ao projeto um elevado atrativo comercial. Foi realizado um estudo de mercado externo que valida os pre\u00e7os de venda previstos. A zona apresenta uma forte procura de habita\u00e7\u00e3o residencial e um elevado n\u00edvel de qualidade de vida, tornando-se atrativa para compradores nacionais e internacionais.<\/p><h2 class=\"wp-block-heading\">Prazos estimados e rentabilidade<\/h2><p>O prazo estimado do <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000372?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=projeto_3&amp;utm_content=pt_proyecto_gava_mar\" target=\"_blank\" rel=\"noreferrer noopener\">projeto<\/a> situa-se entre <strong>36 e 40 meses<\/strong>. A compra do terreno ser\u00e1 formalizada no <strong>segundo trimestre de 2025<\/strong>. O in\u00edcio das obras est\u00e1 previsto para o <strong>terceiro trimestre de 2026<\/strong>, com a conclus\u00e3o e entrega dos apartamentos no <strong>segundo trimestre de 2028<\/strong>. <strong>A distribui\u00e7\u00e3o de lucros est\u00e1 prevista para o terceiro trimestre de 2028.<\/strong><\/p><p>De acordo com a regulamenta\u00e7\u00e3o vigente, n\u00e3o podemos publicar uma rentabilidade estimada, mas, como refer\u00eancia, no cen\u00e1rio favor\u00e1vel do plano de neg\u00f3cio validado pela Urbanitae, os <strong>rendimentos totais atingiriam os 39,26 milh\u00f5es de euros<\/strong>, face a <strong>custos totais de 32,48 milh\u00f5es<\/strong>.
