A Osborne+Co ficar\u00e1 respons\u00e1vel pela gest\u00e3o integral do projeto juntamente com os seus parceiros locais, desde a aquisi\u00e7\u00e3o do terreno at\u00e9 \u00e0 comercializa\u00e7\u00e3o e venda do ativo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrutura do investimento e retorno preferencial<\/h2>\n<p> <\/p>\n<p>O investimento da Urbanitae ser\u00e1 estruturado como um projeto de mais-valias, ou seja, uma parceria com o gestor para desenvolver o projeto. <strong>O montante total do investimento ser\u00e1 de 5.000.000 de euros<\/strong>, destinado \u00e0 aquisi\u00e7\u00e3o do terreno e ao refor\u00e7o da liquidez da sociedade promotora at\u00e9 \u00e0 obten\u00e7\u00e3o de financiamento banc\u00e1rio para a constru\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<p>O projeto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000364?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0425&amp;utm_term=francos_2&amp;utm_content=pt_proyecto_francos\" target=\"_blank\" rel=\"noreferrer noopener\">Francos<\/a> prev\u00ea a aquisi\u00e7\u00e3o do terreno em abril de 2025 e o in\u00edcio da obra em janeiro de 2026. O projeto j\u00e1 conta com PIP (pedido de informa\u00e7\u00e3o pr\u00e9via que valida a viabilidade do projeto urban\u00edstico), sendo apenas necess\u00e1ria a aprova\u00e7\u00e3o do projeto de arquitetura e dos projetos de especialidades. Espera-se concluir este processo entre setembro e dezembro de 2025.<\/p>\n<p> <\/p>\n<p>Um dos aspetos-chave do projeto \u00e9 que <strong>os investidores da Urbanitae beneficiar\u00e3o de um retorno preferencial de 15% anual (TIR)<\/strong>. Ou seja, antes de o promotor recuperar o seu investimento ou obter lucros, os investidores receber\u00e3o o seu capital e a rentabilidade acordada. Este acordo protege o capital dos investidores e garante-lhes prioridade na distribui\u00e7\u00e3o de lucros.<\/p>\n<p> <\/p>\n<p class=\"has-text-align-left\">Sendo este um projeto de equity, a regula\u00e7\u00e3o n\u00e3o nos permite divulgar estimativas de rentabilidade do projeto Francos.
