O pa\u00eds conseguiu consolidar a sua posi\u00e7\u00e3o como um destino em expans\u00e3o no <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/02\/05\/a-escassez-de-solo-em-espanha-um-obstaculo-chave-para-o-acesso-a-habitacao\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0425&#038;utm_term=panorama_immobiliare&#038;utm_content=pt_andorra_sector_residencial\" target=\"_blank\" rel=\"noreferrer noopener\">panorama imobili\u00e1rio europeu.<\/a><\/p>\n\n\n\n<p>O mais recente <strong>\u201cRelat\u00f3rio do mercado de Espanha e Andorra 2024-2025\u201d<\/strong>, elaborado pela <a href=\"https:\/\/www.engelvoelkers.com\/es\/es\/informe-de-mercado-espana-andorra\" target=\"_blank\" rel=\"noreferrer noopener\">Engel &amp; V\u00f6lkers<\/a>, destaca o <strong>aumento dos pre\u00e7os dos im\u00f3veis residenciais<\/strong> devido \u00e0 crescente procura e \u00e0 entrada de novos investidores, atra\u00eddos pelos m\u00faltiplos benef\u00edcios que o pa\u00eds oferece:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ambiente econ\u00f3mico e fiscal est\u00e1vel<\/li>\n\n\n\n<li>Valoriza\u00e7\u00e3o constante dos im\u00f3veis<\/li>\n\n\n\n<li>Seguran\u00e7a jur\u00eddica<\/li>\n\n\n\n<li>Elevada rentabilidade dos arrendamentos em Andorra<\/li>\n\n\n\n<li>Benef\u00edcios fiscais para residentes e investidores<\/li>\n<\/ul>\n\n\n\n<p>Embora at\u00e9 2018 Andorra fosse considerada um para\u00edso fiscal, desde a sua sa\u00edda das listas negras da OCDE, implementou reformas chave que lhe permitiram <a href=\"https:\/\/andorraservices.com\/sistema-tributario-la-pequena-guia-que-resume-los-impuestos-y-las-tasas-en-andorra-andorra-impuestos\/\" target=\"_blank\" rel=\"noreferrer noopener\">alinhar-se com os padr\u00f5es internacionais de transpar\u00eancia e coopera\u00e7\u00e3o fiscal.<\/a><\/p>\n\n\n\n<p>Atualmente, o pa\u00eds conta com um IRS entre 0% e 10%, um imposto sobre sociedades de 10%, e outras vantagens como isen\u00e7\u00f5es fiscais sobre heran\u00e7as e doa\u00e7\u00f5es. Al\u00e9m disso, tem o IVA mais baixo da Europa, o que melhora a sua competitividade face a outros mercados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Aumento dos pre\u00e7os por zonas<\/strong><\/h2>\n\n\n\n<p>O aumento generalizado dos pre\u00e7os dos im\u00f3veis apresenta algumas diferen\u00e7as entre as v\u00e1rias zonas. <strong>La Massana lidera<\/strong> como a zona com o maior aumento. Seguem-se Escaldes-Engordany, Encamp e Canillo, com subidas significativas.<\/p>\n\n\n\n<p>Apesar deste crescimento, o n\u00famero de transa\u00e7\u00f5es imobili\u00e1rias diminuiu 21,3% no terceiro trimestre do ano em compara\u00e7\u00e3o com 2023. No entanto, <strong>os pre\u00e7os subiram em m\u00e9dia 12,5%<\/strong>, impulsionados principalmente pelo investimento estrangeiro. Em resposta a esta tend\u00eancia, o Governo de Andorra implementou, em fevereiro de 2024, um imposto progressivo sobre a compra de im\u00f3veis por parte de investidores estrangeiros, com o objetivo de evitar a especula\u00e7\u00e3o e equilibrar o mercado.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Zonas mais exclusivas do setor residencial em Andorra<\/strong><\/h2>\n\n\n\n<p><strong>Escaldes-Engordany lidera os pre\u00e7os com 7.000 \u20ac\/m\u00b2<\/strong>, seguida de Andorra la Vella (6.875 \u20ac\/m\u00b2) e La Massana (5.726 \u20ac\/m\u00b2), onde o pre\u00e7o m\u00e9dio supera um milh\u00e3o de euros, destacando-se La Massana com 1.495.000 \u20ac. Encamp e Ordino mant\u00eam pre\u00e7os est\u00e1veis (4.083 \u20ac\/m\u00b2 e 5.335 \u20ac\/m\u00b2), enquanto Canillo registou uma subida de 9%, atingindo os 5.626 \u20ac\/m\u00b2.<\/p>\n\n\n\n<p>Por outro lado, observa-se que os apartamentos s\u00e3o a op\u00e7\u00e3o preferida por expatriados, solteiros, casais e fam\u00edlias, com \u00e1reas que variam entre 85 m\u00b2 e 161 m\u00b2. No entanto, em La Massana, a tend\u00eancia \u00e9 para casas de maior dimens\u00e3o, com uma m\u00e9dia de 450 m\u00b2, localizadas em zonas como Sispony, Any\u00f3s ou Esc\u00e0s.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Arrendamentos tamb\u00e9m em alta<\/strong><\/h2>\n\n\n\n<p>No segmento de arrendamento, a Engel &amp; V\u00f6lkers observa um <strong>forte interesse por habita\u00e7\u00f5es entre os 50 m\u00b2 e os 200 m\u00b2<\/strong>. Os pre\u00e7os por metro quadrado variam consoante a zona, sendo Andorra la Vella a mais cara com 30,19 \u20ac\/m\u00b2, seguida por Escaldes-Engordany (25,66 \u20ac\/m\u00b2), Ordino (22,58 \u20ac\/m\u00b2) e Canillo (18,93 \u20ac\/m\u00b2). Andorra la Vella registou o maior aumento de pre\u00e7os, com 58,43% em termos anuais.<\/p>\n\n\n\n<p>Em La Massana e Encamp, os pre\u00e7os s\u00e3o semelhantes (cerca de 16,80 \u20ac\/m\u00b2), mas as habita\u00e7\u00f5es s\u00e3o maiores (cerca de 168 m\u00b2).
