O pre\u00e7o da habita\u00e7\u00e3o continua a ser mais acess\u00edvel do que noutras capitais, com uma proje\u00e7\u00e3o de crescimento significativa no caso de Sarago\u00e7a e arredores. Para al\u00e9m do setor residencial, o segmento log\u00edstico tamb\u00e9m se destaca como um polo de grande desenvolvimento. Depois de se consolidar como epicentro das opera\u00e7\u00f5es de grandes empresas, em breve acolher\u00e1 uma gigaf\u00e1brica de baterias para ve\u00edculos el\u00e9tricos, na qual a alian\u00e7a Stellantis-CATL investir\u00e1 mais de 4.000 milh\u00f5es de euros. Ao mesmo tempo, Arag\u00e3o est\u00e1 a posicionar-se como um dos maiores centros de <strong>data centers<\/strong>, em grande parte gra\u00e7as aos investimentos anunciados por empresas como a Amazon Web Services e a Microsoft.<\/p>\n\n\n\n<p>O <strong>&#8220;<a href=\"https:\/\/catedramercadoinmobiliario.unizar.es\/wp-content\/uploads\/Aragon-2024-4T-2.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">Relat\u00f3rio do Mercado Imobili\u00e1rio de Arag\u00e3o<\/a>&#8220;<\/strong>, promovido pela C\u00e1tedra de Mercado Imobili\u00e1rio da Universidade de Sarago\u00e7a, quantifica e analisa os principais indicadores do setor na regi\u00e3o:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Residencial<\/strong><\/li>\n<\/ul>\n\n\n\n<p>A compra e venda de habita\u00e7\u00e3o fechou o ano de 2024 com 16.434 opera\u00e7\u00f5es, um aumento de 8,8% face a 2023. No que diz respeito ao pre\u00e7o deste tipo de im\u00f3veis, no quarto trimestre do ano fixou-se nos 1.576 euros por metro quadrado, o que representa um crescimento hom\u00f3logo de 4%. <strong>A habita\u00e7\u00e3o usada foi o principal motor<\/strong> deste segmento, com um crescimento de 8,6%. No entanto, a constru\u00e7\u00e3o nova tamb\u00e9m demonstrou uma grande solidez ao longo do per\u00edodo, com vendas que atingiram m\u00e1ximos hist\u00f3ricos nos \u00faltimos dez anos.<\/p>\n\n\n\n<p>Os <a href=\"https:\/\/www.unizar.es\/actualidad\/vernoticia_ng.php?id=88147&amp;idh\" target=\"_blank\" rel=\"noreferrer noopener\">especialistas<\/a> concordam que a procura por habita\u00e7\u00e3o continuar\u00e1 forte, apesar do aumento dos pre\u00e7os, sustentada pela elevada procura, pela estabilidade das taxas de juro e pelo aumento do poder de compra da popula\u00e7\u00e3o da regi\u00e3o.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Log\u00edstica<\/strong><\/li>\n<\/ul>\n\n\n\n<p>O desenvolvimento do parque log\u00edstico mant\u00e9m-se como <strong>um dos grandes pilares do setor imobili\u00e1rio de Arag\u00e3o<\/strong>. Em 2024, registaram-se 717 opera\u00e7\u00f5es de compra e venda deste tipo de ativos, um aumento de 6,3% em rela\u00e7\u00e3o ao ano anterior. O pre\u00e7o m\u00e9dio foi de 427 \u20ac\/m\u00b2, refletindo uma queda de -3,4%. A \u00e1rea total transacionada foi de 575.171 m\u00b2, com um crescimento hom\u00f3logo de 34,8%.<\/p>\n\n\n\n<p>Muitas empresas j\u00e1 escolheram a regi\u00e3o como o seu centro log\u00edstico. Entre elas, destacam-se gigantes como a Inditex e a Amazon Web Services, bem como especialistas em log\u00edstica como a Dachser e a Ontime, que recentemente anunciaram planos de expans\u00e3o.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Retalho<\/strong><\/li>\n<\/ul>\n\n\n\n<p>O setor do <strong>retalho manteve-se est\u00e1vel em 2024<\/strong>, com um total de 1.564 transa\u00e7\u00f5es, registando uma varia\u00e7\u00e3o positiva de 0,4%. A \u00e1rea total transacionada no \u00faltimo ano atingiu 146.455 m\u00b2, com um ligeiro ajuste anual de -1,9%.<\/p>\n\n\n\n<p>Neste setor, uma das grandes opera\u00e7\u00f5es em curso \u00e9 a transforma\u00e7\u00e3o do antigo centro comercial Plaza Imperial no novo Plaza Park. Com um investimento de 56 milh\u00f5es de euros, a nova galeria ser\u00e1 concebida como um espa\u00e7o ao ar livre, com uma oferta comercial renovada e \u00e1reas verdes, al\u00e9m da moderniza\u00e7\u00e3o das salas de cinema e da zona de restaura\u00e7\u00e3o.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Arrecada\u00e7\u00f5es e garagens<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Estes segmentos registaram <strong>uma evolu\u00e7\u00e3o desigual<\/strong>. O n\u00famero de transa\u00e7\u00f5es de arrecada\u00e7\u00f5es nos \u00faltimos doze meses foi de 1.989, representando um crescimento de 14,2% face ao ano anterior. No entanto, o segmento de garagens contabilizou 6.029 opera\u00e7\u00f5es, refletindo uma queda de -3,9%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Refer\u00eancia no desenvolvimento de data centers<\/strong><\/h2>\n\n\n\n<p>No panorama espanhol, Arag\u00e3o est\u00e1 a tornar-se um dos principais polos de <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2025\/02\/06\/a-investimento-em-centros-de-dados-torna-a-espanha-num-hub-de-referencia\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=data_centers&amp;utm_content=pt_aragon_inversion_vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">data centers<\/a><\/strong>. Um relat\u00f3rio da consultora imobili\u00e1ria <a href=\"https:\/\/www.colliers.com\/es-es\/research\/snapshot-data-centers-iberian-region\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a> destaca que esta regi\u00e3o e a Comunidade de Madrid s\u00e3o as duas principais refer\u00eancias neste setor, atraindo uma grande parte dos investimentos.<\/p>\n\n\n\n<p>As prov\u00edncias de Sarago\u00e7a e Huesca j\u00e1 contam com uma capacidade instalada de 108MW IT, gra\u00e7as ao in\u00edcio da <strong>primeira fase do projeto da Amazon Web Services (AWS)<\/strong>, que representar\u00e1 um impacto de 15.700 milh\u00f5es de euros nos pr\u00f3ximos anos para a constru\u00e7\u00e3o de uma rede de megacentros de dados na regi\u00e3o. Desta forma, Arag\u00e3o come\u00e7a a consolidar-se como o novo <strong>hub<\/strong> europeu de <strong>data centers<\/strong>.<\/p>\n\n\n\n<p>Novas infraestruturas, como o terceiro centro da Microsoft em Villamayor de G\u00e1llego (Sarago\u00e7a), juntamente com os dois centros no Parque Tecnol\u00f3gico da Reciclagem e em La Muela, representar\u00e3o um investimento de 25.000
