O projeto inclui ainda <strong>10 espa\u00e7os comerciais<\/strong>, dos quais <strong>cinco j\u00e1 foram vendidos,<\/strong> e <strong>18 escrit\u00f3rios profissionais<\/strong>, que o promotor, <strong>Caralca<\/strong>, manter\u00e1 em propriedade devido \u00e0 sua elevada visibilidade comercial.<\/p>\n<p> <\/p>\n<p><strong>Entren\u00facleos<\/strong>, situado no munic\u00edpio de <strong>Dos Hermanas<\/strong>, \u00e9 um dos setores urban\u00edsticos mais din\u00e2micos do sul de Espanha. O seu crescimento tem sido impulsionado pela chegada de infraestruturas educativas como a <strong>Universidade Loyola<\/strong>, projetos comerciais como o futuro centro <strong>Entrenasas<\/strong> e novas \u00e1reas de lazer como a <strong>Torre Panor\u00e2mica de Entren\u00facleos<\/strong>. Al\u00e9m disso, possui excelentes liga\u00e7\u00f5es tanto por <strong>transporte privado<\/strong> (SE-30 e SE-40) como por <strong>transporte p\u00fablico<\/strong>, com a linha 6 do <strong>metrob\u00fas<\/strong>, que liga ao metro de <strong>Olivar de Quintos<\/strong>.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Um promotor experiente e de confian\u00e7a<\/h2>\n<p> <\/p>\n<p>Por detr\u00e1s deste projeto est\u00e1 <strong>Caralca<\/strong>, um promotor com vasta experi\u00eancia no setor imobili\u00e1rio, com quem j\u00e1 financi\u00e1mos o projeto <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/12\/07\/nova-oportunidade-de-investimento-em-cadis\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=alcaidesa_homes&amp;utm_content=pt_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Alcaidesa Homes<\/a><\/strong> em C\u00e1dis, que est\u00e1 a avan\u00e7ar conforme o previsto. <strong>Caralca<\/strong> j\u00e1 entregou mais de <strong>1.800 habita\u00e7\u00f5es<\/strong>, uma <strong>resid\u00eancia de estudantes com mais de 500 quartos<\/strong>, um <strong>projeto hoteleiro com mais de 250 quartos<\/strong> e tem um volume de neg\u00f3cios superior a <strong>450 milh\u00f5es de euros<\/strong>.<\/p>\n<p> <\/p>\n<p>No caso do <strong><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000357?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=edificio_dante_2&amp;utm_content=pt_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Edificio Dante<\/a><\/strong>, <strong>Caralca adquiriu o terreno em 2021<\/strong> a um pre\u00e7o altamente competitivo. Al\u00e9m disso, o projeto j\u00e1 <strong>tem licen\u00e7a de obras aprovada<\/strong> para a primeira fase de constru\u00e7\u00e3o, embora a autoriza\u00e7\u00e3o cubra o desenvolvimento total. <strong>50% das habita\u00e7\u00f5es e 50% dos espa\u00e7os comerciais j\u00e1 t\u00eam contratos de pr\u00e9-venda<\/strong>, um forte indicativo do elevado interesse da procura nesta localiza\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<p>A n\u00edvel da constru\u00e7\u00e3o, a obra foi <strong>adjudicada \u00e0 Sanjose Constructora<\/strong>, uma das empresas mais reconhecidas do setor.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrutura financeira do projeto<\/h2>\n<p> <\/p>\n<p>O <strong><a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000357?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0325&amp;utm_term=edificio_dante_3&amp;utm_content=pt_proyecto_edificio_dante\" target=\"_blank\" rel=\"noreferrer noopener\">Edificio Dante<\/a><\/strong> \u00e9 um projeto de mais-valias, o que significa que tanto o promotor como os investidores da <strong>Urbanitae<\/strong> entrar\u00e3o como s\u00f3cios. O projeto j\u00e1 tem <strong>financiamento aprovado por uma institui\u00e7\u00e3o banc\u00e1ria de primeira linha<\/strong>.
