Deste montante, 56 mil milh\u00f5es de euros ser\u00e3o direcionados para projetos \u201cgeradores de rendimento\u201d, enquanto os 16 mil milh\u00f5es restantes ser\u00e3o destinados \u00e0 promo\u00e7\u00e3o de habita\u00e7\u00f5es para venda a retalho.<\/p>\n\n\n\n<p>As dificuldades no acesso ao capital num contexto de taxas de juro elevadas t\u00eam sido uma constante ao longo de 2024. Este contexto, segundo a an\u00e1lise, beneficiou os fundos de d\u00edvida, que agora representam 21% do volume (2,3 mil milh\u00f5es de euros).<\/p>\n\n\n\n<p>No entanto, os bancos espanh\u00f3is mantiveram um papel relevante na concess\u00e3o de cr\u00e9dito. Mais de 6,8 mil milh\u00f5es de euros (excluindo hipotecas para particulares e promotores) conferem-lhes uma quota de mercado de 63% e uma exposi\u00e7\u00e3o total de 35 mil milh\u00f5es de euros em d\u00edvida. A atividade da banca internacional manteve-se ao mesmo n\u00edvel do ano anterior, uma estabiliza\u00e7\u00e3o que se deve, em grande parte, \u00e0 aus\u00eancia de opera\u00e7\u00f5es \u201ccore\u201d.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Em que diferem os empr\u00e9stimos dos fundos de d\u00edvida daqueles concedidos pelos bancos?<\/strong><\/h2>\n\n\n\n<p>O relat\u00f3rio da EY indica que o prazo m\u00e9dio dos empr\u00e9stimos banc\u00e1rios ronda os seis anos, enquanto os concedidos por fundos de d\u00edvida t\u00eam uma dura\u00e7\u00e3o inferior a tr\u00eas anos. Isto deve-se \u00e0 sua natureza <strong>\u201cValue Added\u201d<\/strong>, que consiste em apoiar os investidores nas fases iniciais do plano de neg\u00f3cios at\u00e9 alcan\u00e7ar a estabiliza\u00e7\u00e3o, com um fator de risco associado \u00e0 natureza do projeto. O contexto regulamentar, muito mais exigente para os bancos, tamb\u00e9m influencia esta diferen\u00e7a.<\/p>\n\n\n\n<p>Este prazo m\u00e9dio mais curto tem levado, nos \u00faltimos anos, a uma maior dinamiza\u00e7\u00e3o do cr\u00e9dito, aumentando a concorr\u00eancia e melhorando as condi\u00e7\u00f5es para os investidores. O desenvolvimento de produtos cada vez mais inovadores, bem como a colabora\u00e7\u00e3o entre financiadores tradicionais e alternativos, \u00e9 outra consequ\u00eancia deste novo cen\u00e1rio de financiamento.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Financiamento alternativo: o crescimento do crowdfunding imobili\u00e1rio<\/strong><\/h2>\n\n\n\n<p>Neste cen\u00e1rio, o financiamento alternativo continua a ganhar terreno, a ponto de os especialistas preverem que ser\u00e1 fundamental nos pr\u00f3ximos tr\u00eas anos. Durante este per\u00edodo, a d\u00edvida necess\u00e1ria para o desenvolvimento ou renova\u00e7\u00e3o de projetos atingir\u00e1 20,7 mil milh\u00f5es de euros (37% do total estimado de 56 mil milh\u00f5es de euros).<\/p>\n\n\n\n<p>No \u00e2mbito do financiamento alternativo, o <strong>crowdfunding<\/strong> est\u00e1 cada vez mais consolidado e continua a crescer.<\/p>\n\n\n\n<p>De acordo com uma <a href=\"https:\/\/blog.urbanitae.com\/fr\/2024\/09\/30\/le-crowdfunding-immobilier-a-augmente-de-70-en-espagne-depuis-le-debut-de-2024\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=analise&amp;utm_content=pt_financiacion_alternativa\" target=\"_blank\" rel=\"noreferrer noopener\">an\u00e1lise<\/a> realizada pela Urbanitae, com base em informa\u00e7\u00f5es p\u00fablicas das principais plataformas de financiamento coletivo que operam em Espanha, o volume financiado registou um <strong>crescimento de 71% em termos anuais<\/strong> entre janeiro e agosto de 2024. Esta tend\u00eancia positiva d\u00e1 continuidade \u00e0 evolu\u00e7\u00e3o do ano anterior, que registou um aumento de 84% em rela\u00e7\u00e3o a 2022.<\/p>\n\n\n\n<p>Esta tend\u00eancia tamb\u00e9m se verifica na Europa. Embora os dados finais de 2024 ainda n\u00e3o estejam dispon\u00edveis, o <strong><em><a href=\"https:\/\/crowdfundingreport.walliance.eu\/\" target=\"_blank\" rel=\"noreferrer noopener\">Relat\u00f3rio de Crowdfunding Imobili\u00e1rio 2023<\/a><\/em><\/strong>, elaborado pelo <strong>Polit\u00e9cnico de Mil\u00e3o e pela Walliance<\/strong>, indica que este setor atingiu, em 2023, um financiamento acumulado de 52,7 mil milh\u00f5es de euros a n\u00edvel global.
