A Catalunha \u2013 e, em particular, Barcelona \u2013 continua a ser uma das <strong>regi\u00f5es mais atrativas de Espanha para o investimento imobili\u00e1rio<\/strong>, gra\u00e7as \u00e0 sua localiza\u00e7\u00e3o estrat\u00e9gica, infraestrutura avan\u00e7ada e um mercado que, apesar dos desafios recentes, demonstrou resili\u00eancia e uma grande capacidade de recupera\u00e7\u00e3o.<\/p>\n\n\n\n<p>Este ano, a conjuntura econ\u00f3mica e o interesse por setores espec\u00edficos, como hotelaria, escrit\u00f3rios e residencial, favoreceram um aumento nos pre\u00e7os m\u00e9dios e consolidaram a regi\u00e3o como foco de interesse para investidores nacionais e internacionais.<\/p>\n\n\n\n<p>Os principais indicadores mostram sinais de recupera\u00e7\u00e3o no investimento imobili\u00e1rio da regi\u00e3o, com a capital na lideran\u00e7a. Segundo dados da CBRE, Barcelona atraiu <strong>1.500 milh\u00f5es de euros entre janeiro e setembro.<\/strong> Xavier G\u00fcell, Head da CBRE Barcelona, afirma: <em>\u201cO setor hoteleiro atingiu um recorde de visitantes em Barcelona, e o segmento residencial continua marcado pela falta de oferta para satisfazer uma procura crescente. Nos escrit\u00f3rios, a recupera\u00e7\u00e3o da ocupa\u00e7\u00e3o come\u00e7ou a traduzir-se, embora de forma ainda t\u00edmida, em investimentos.\u201d<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Comportamento desigual por tipo de ativos<\/h2>\n\n\n\n<p>O <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/08\/12\/o-setor-hoteleiro-motor-do-investimento-no-segundo-trimestre\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1224&#038;utm_term=setor_hoteleiro&#038;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">setor hoteleiro<\/a><\/strong> tornou-se a principal classe de ativos, com 426 milh\u00f5es de euros investidos, \u00e0 frente do residencial e dos escrit\u00f3rios. <a href=\"https:\/\/noticias.cbre.es\/barcelona-lidera-inversion-hotelera-nacional\/\" target=\"_blank\" rel=\"noreferrer noopener\">Barcelona<\/a> \u00e9 o destino preferido para investimentos em hotelaria, representando 25% do total nacional. Entre as opera\u00e7\u00f5es mais relevantes est\u00e3o a venda do Mandarin Oriental, do Hotel Dolce Sitges e do Hotel Sofia Barcelona.<\/p>\n\n\n\n<p>O <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/06\/05\/o-setor-living-impulsiona-o-investimento-imobiliario\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1224&#038;utm_term=setor_residencial&#038;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">setor residencial<\/a><\/strong> surge como a segunda categoria de ativos mais atrativa, com 377 milh\u00f5es de euros investidos, representando um aumento de 29% em rela\u00e7\u00e3o ao ano anterior. O crescimento das <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/05\/31\/porque-e-que-o-investimento-em-residencias-de-estudantes-tem-sucesso\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1224&#038;utm_term=residencias_de_estudantes&#038;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">resid\u00eancias de estudantes<\/a>, que registaram um volume de <strong>276 milh\u00f5es de euros (mais do dobro de 2023),<\/strong> foi decisivo para este aumento. No entanto, outros segmentos como build-to-rent (BTR) e flex living apresentam quedas em compara\u00e7\u00e3o com 2023.<\/p>\n\n\n\n<p>Acompanhando a tend\u00eancia nacional, o <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/04\/escritorios-e-lojas-os-ativos-mais-rentaveis-do-setor-imobiliario\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1224&#038;utm_term=setor_de_escritorios&#038;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">setor de escrit\u00f3rios<\/a><\/strong> est\u00e1 em recupera\u00e7\u00e3o e consolida-se como a terceira classe de ativos em volume de investimento, atingindo <strong>357 milh\u00f5es de euros,<\/strong> um aumento de 44% em rela\u00e7\u00e3o ao ano anterior.<\/p>\n\n\n\n<p>De acordo com dados da CBRE, o <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/08\/09\/retail-motor-do-investimento-imobiliario-em-logistica\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_1224&#038;utm_term=retalho&#038;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">retalho<\/a><\/strong> fica atr\u00e1s, com um volume de 90 milh\u00f5es de euros, embora supere os <strong>76 milh\u00f5es de euros registados em todo o ano passado.<\/strong> O setor <strong>industrial e log\u00edstico<\/strong> segue com 80 milh\u00f5es de euros, muito aqu\u00e9m dos <strong>199 milh\u00f5es de euros do mesmo per\u00edodo em 2023.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O pre\u00e7o da habita\u00e7\u00e3o na Catalunha<\/h2>\n\n\n\n<p>Os <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/07\/16\/por-que-os-precos-das-casas-estao-a-subir-novamente-2\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1224&amp;utm_term=precos_da_habitacao&amp;utm_content=pt_recuperaci\u00f3n_inmobiliario_catalan\" target=\"_blank\" rel=\"noreferrer noopener\">pre\u00e7os da habita\u00e7\u00e3o<\/a> t\u00eam sido um tema de debate social e pol\u00edtico h\u00e1 algum tempo, com impacto particular em capitais como Barcelona. Na Catalunha, a escassez de oferta em \u00e1reas-chave e a elevada procura por arrendamento s\u00e3o dois fatores que influenciam significativamente o contexto atual:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><a href=\"https:\/\/www.idealista.com\/sala-de-prensa\/informes-precio-vivienda\/venta\/cataluna\/\" target=\"_blank\" rel=\"noreferrer noopener\">Venda<\/a>:<\/strong> Segundo o Idealista, em outubro de 2024 o pre\u00e7o m\u00e9dio de venda de im\u00f3veis na Catalunha era de <strong>2.443 \u20ac\/m\u00b2,<\/strong> um aumento anual de 4,9%. Estes valores est\u00e3o abaixo dos m\u00e1ximos hist\u00f3ricos de 2007 (-8,8%) e da m\u00e9dia nacional atual (+9,6%). Barcelona lidera com <strong>2.749 \u20ac\/m\u00b2 (+3,9% anual),<\/strong> seguida por Girona, com <strong>2.432 \u20ac\/m\u00b2 (+7,8%),<\/strong> destacando-se pelo seu dinamismo. Nas \u00e1reas mais acess\u00edveis, Lleida e Tarragona mostram aumentos anuais significativos (+8% e +7%, respetivamente).<\/li>\n\n\n\n<li><strong><a href=\"https:\/\/www.idealista.com\/sala-de-prensa\/informes-precio-vivienda\/alquiler\/cataluna\/\" target=\"_blank\" rel=\"noreferrer noopener\">Arrendamento<\/a>:<\/strong> O pre\u00e7o m\u00e9dio do arrendamento na Catalunha atingiu <strong>17,8 \u20ac\/m\u00b2,<\/strong> um recorde com um aumento anual de <strong>10,8%.<\/strong> Barcelona lidera com <strong>19,8 \u20ac\/m\u00b2 (+13,4% anual),<\/strong> enquanto Girona (13 \u20ac\/m\u00b2) regista quedas trimestrais (-5%).
