As habita\u00e7\u00f5es possuem quatro quartos e uma \u00e1rea m\u00e9dia de 130 metros quadrados, com piscina. Sant Cugat fica a apenas 5 km do centro de Barcelona, e o im\u00f3vel est\u00e1 localizado numa zona consolidada da cidade.<\/p>\n\n<p>Quanto ao promotor, Shevat, conta com uma vasta experi\u00eancia com mais de 70 projetos desenvolvidos em Espanha, a maioria na prov\u00edncia de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/10\/07\/lojas-comerciais-o-ativo-mais-rentavel-em-barcelona\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=barcelona&amp;utm_content=pt_proyecto_golf_terraces\" target=\"_blank\" rel=\"noreferrer noopener\">Barcelona<\/a>.<\/p>\n\n<h2 class=\"wp-block-heading\">Licen\u00e7a e 5 das 6 habita\u00e7\u00f5es j\u00e1 reservadas<\/h2>\n\n<p>Este projeto tem uma estrat\u00e9gia de valoriza\u00e7\u00e3o, o que significa que os investidores da Urbanitae se tornar\u00e3o s\u00f3cios do promotor para adquirir o terreno onde as seis habita\u00e7\u00f5es ser\u00e3o desenvolvidas. O promotor j\u00e1 assinou um contrato de arras e <strong>desembolsou 10% do pre\u00e7o de compra.<\/strong> O pagamento restante ser\u00e1 feito com a contribui\u00e7\u00e3o da Urbanitae e um financiamento de um banco de primeira linha. Ou seja, uma vez dissolvida a sociedade, <strong>os investidores da Urbanitae ser\u00e3o os primeiros a recuperar o seu capital e, al\u00e9m disso, a obter uma rentabilidade de 12% TIR<\/strong>, com prefer\u00eancia sobre o capital e rentabilidade do promotor.<\/p>\n<p><\/p>\n<p>O regulador n\u00e3o permite que avancemos uma estimativa de rentabilidade do projeto, mas pode ser calculada com a seguinte f\u00f3rmula:<\/p>\n<p><\/p>\n<p style=\"text-align: center;\">(Previs\u00e3o de receitas \u2013 Estimativa de custos) \/ Capital pr\u00f3prio total<\/p>\n<p><\/p>\n<p>O prazo do projeto est\u00e1 fixado entre 23 e 27 meses. Segundo o plano de neg\u00f3cios, a compra do ativo ser\u00e1 conclu\u00edda no quarto trimestre deste ano. As obras come\u00e7ar\u00e3o no primeiro trimestre de 2025 e dever\u00e3o ser conclu\u00eddas entre o terceiro e o quarto trimestre de 2026.
