Se n\u00e3o tiveste a oportunidade de participar antes, poder\u00e1s investir novamente em habita\u00e7\u00e3o protegida em Madrid <strong>na pr\u00f3xima ter\u00e7a-feira, 22 de outubro, \u00e0s 16h (UTC+2).<\/strong><\/p>\n\n<p>Tal como o Balc\u00f3n del Sur, o projeto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000324?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=ribera_del_pinar_1&amp;utm_content=pt_proyecto_ribera_del_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Ribera del Pinar<\/a> consiste na concess\u00e3o de um empr\u00e9stimo para financiar parte da compra de um terreno em Navalcarnero, Madrid, onde ser\u00e1 desenvolvido, em regime de cooperativa, <strong>um empreendimento residencial de 248 habita\u00e7\u00f5es com prote\u00e7\u00e3o p\u00fablica de pre\u00e7o limitado (VPPL).<\/strong><\/p>\n\n<p>As 248 VPPL ter\u00e3o tr\u00eas quartos, duas casas de banho, amplos terra\u00e7os e extensas \u00e1reas comuns com piscina, p\u00e1tio e jardim privado. No que diz respeito \u00e0 localiza\u00e7\u00e3o, o projeto est\u00e1 situado a menos de 30 km do centro de Madrid; de carro, demora-se cerca de 25 minutos a chegar a Madrid pela A-5 ou pela R-5, e est\u00e1 igualmente bem servido por autocarros. Al\u00e9m disso, <strong>Navalcarnero \u00e9 uma cidade em plena expans\u00e3o imobili\u00e1ria<\/strong>, sendo considerada a alternativa mais acess\u00edvel e tranquila perto de Madrid. N\u00e3o \u00e9 por acaso que a sua popula\u00e7\u00e3o aumentou 13% desde 2018.<\/p>\n\n<p>Este \u00e9 o segundo projeto que financiamos juntamente com Urbanismo y Gesti\u00f3n, depois de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/10\/14\/novo-projeto-investe-em-habitacao-protegida-com-uma-rentabilidade-anual-de-115\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=balcon_del_sur&amp;utm_content=pt_proyecto_ribera_del_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Balc\u00f3n del Sur<\/a> \u2013 que foi financiado em poucos minutos com a participa\u00e7\u00e3o de mais de 1.800 investidores. Este gestor conta com quase 40 anos de experi\u00eancia no setor e <strong>mais de 9.000 habita\u00e7\u00f5es entregues.<\/strong> S\u00f3 em Madrid, o promotor entregou mais de 50 empreendimentos em regime de cooperativa, o que representa cerca de 1.800 habita\u00e7\u00f5es.<\/p>\n\n<h2 class=\"wp-block-heading\">11,5% de rentabilidade em 12 meses<\/h2>\n\n<p>O projeto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000324?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_1024&amp;utm_term=ribera_del_pinar_2&amp;utm_content=pt_proyecto_ribera_del_pinar\" target=\"_blank\" rel=\"noreferrer noopener\">Ribera del Pinar<\/a> segue uma estrat\u00e9gia de d\u00edvida. Os investidores da Urbanitae participar\u00e3o no projeto atrav\u00e9s da concess\u00e3o de um <strong>empr\u00e9stimo numa \u00fanica tranche com uma taxa fixa anual de 11,50% a 12 meses<\/strong> para financiar parcialmente a compra do ativo. <strong>A sa\u00edda dos investidores da Urbanitae ocorrer\u00e1 via refinanciamento banc\u00e1rio<\/strong> ap\u00f3s a obten\u00e7\u00e3o de dois marcos: (i) aprova\u00e7\u00e3o da licen\u00e7a de constru\u00e7\u00e3o e (ii) conclus\u00e3o de 70% das vendas.<\/p>\n\n<p>Urbanismo y Gesti\u00f3n contribui com cerca de 4,6 milh\u00f5es de euros para a compra, o que representa 37% do pre\u00e7o de compra.<\/p>\n\n<p>A licen\u00e7a de constru\u00e7\u00e3o ser\u00e1 solicitada at\u00e9 ao final do ano, e o gestor espera que seja aprovada em cinco a seis meses, com base na sua experi\u00eancia recente com a C\u00e2mara Municipal de Navalcarnero.<\/p>\n\n<h2 class=\"wp-block-heading\">Garantia hipotec\u00e1ria e retorno m\u00ednimo de 12 meses<\/h2>\n\n<p>O montante total do empr\u00e9stimo ascende a 8.725.000 euros, dos quais 5.000.000 ser\u00e3o financiados atrav\u00e9s da plataforma pelos investidores da Urbanitae.<\/p>\n\n<p>O reembolso antecipado total ser\u00e1 permitido a qualquer momento, <strong>sujeito a um retorno m\u00ednimo garantido para o empr\u00e9stimo equivalente a 12 meses de juros.<\/strong> \u00c9 permitida uma extens\u00e3o adicional de seis meses ap\u00f3s o 12.\u00ba m\u00eas.<\/p>\n\n<p>Em rela\u00e7\u00e3o \u00e0s garantias de reembolso deste empr\u00e9stimo, o contrato de empr\u00e9stimo estabelece uma <strong>garantia real de hipoteca de primeiro grau sobre a propriedade registada<\/strong> que comp\u00f5e o projeto (o terreno), atrav\u00e9s de um agente fiduci\u00e1rio.<\/p>\n\n<p>Neste
