No passado dia 12 de setembro, a presidente do BCE, Christine Lagarde, anunciou a segunda redu\u00e7\u00e3o de 25 pontos base do ano, situando o pre\u00e7o do dinheiro em 3,5%. <strong>Uma decis\u00e3o que permitir\u00e1 que o Euribor mantenha a sua tend\u00eancia de descida<\/strong> \u2013 abaixo dos 3%, algo que n\u00e3o acontecia desde novembro de 2022 \u2013 e continue a tornar os empr\u00e9stimos hipotec\u00e1rios vari\u00e1veis mais acess\u00edveis.<\/p>\n\n\n\n<p>O objetivo \u00e9 claro: impulsionar o consumo e melhorar as condi\u00e7\u00f5es de financiamento, especialmente no \u00e2mbito dos empr\u00e9stimos hipotec\u00e1rios. Em Espanha, este ajuste ocorre num contexto de <strong>oferta residencial limitada,<\/strong> o que, segundo especialistas, estimular\u00e1 a procura de habita\u00e7\u00e3o e, como consequ\u00eancia, aumentar\u00e1 os pre\u00e7os nas zonas mais competitivas, pressionando o mercado.<\/p>\n\n\n\n<p>Esta redu\u00e7\u00e3o beneficiar\u00e1 diretamente os titulares de empr\u00e9stimos hipotec\u00e1rios vari\u00e1veis, que poder\u00e3o ver uma poupan\u00e7a mensal entre 80 e 190 euros, traduzindo-se numa redu\u00e7\u00e3o anual entre 970 e 2.300 euros. Segundo o relat\u00f3rio &#8220;<a href=\"https:\/\/prensa.fotocasa.es\/mas-de-un-20-de-compradores-podria-volver-al-mercado-tras-las-bajadas-de-tipos-de-interes\/\" target=\"_blank\" rel=\"noreferrer noopener\">Impacto da descida das taxas no mercado hipotec\u00e1rio<\/a>&#8220;, elaborado pela Fotocasa, esta medida representa uma redu\u00e7\u00e3o anual de cerca de 10%.
