Este aumento \u00e9 o resultado de uma combina\u00e7\u00e3o de fatores que iremos analisar ao longo deste artigo.<\/p>\n\n\n\n<p>De acordo com os dados da Activum Real Estate, com mais de 25 anos de experi\u00eancia no setor imobili\u00e1rio, os <a href=\"https:\/\/activum.es\/wp-content\/uploads\/2024\/08\/Ndp_Los-precios-de-vivienda-en-el-Sureste-de-Madrid-aumentan.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">pre\u00e7os das habita\u00e7\u00f5es<\/a> no sudeste de Madrid mostram uma <strong>tend\u00eancia ascendente sustentada em v\u00e1rias zonas,<\/strong> impulsionada principalmente por uma elevada procura de habita\u00e7\u00f5es e pela consolida\u00e7\u00e3o de \u00e1reas residenciais emergentes na periferia de Madrid.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Aumentos de at\u00e9 9% nos pre\u00e7os das habita\u00e7\u00f5es<\/h2>\n\n\n\n<p>De acordo com o relat\u00f3rio, <strong>o pre\u00e7o das habita\u00e7\u00f5es no sudeste de Madrid aumentou entre 4% e 9%<\/strong> na primeira metade de 2024. O bairro com o maior aumento foi Los Berrocales, com uma subida de 8,4%; seguido de El Ca\u00f1averal, com 6,3%; Los Ahijones, com 5,7%, e Vallecas, com 4,6%.<\/p>\n\n\n\n<p>No entanto, tendo em conta estes dados, \u00e9 importante destacar que, embora Vallecas tenha registado o menor aumento no pre\u00e7o das habita\u00e7\u00f5es, continua a ser o bairro mais caro do sudeste de Madrid. Ao mesmo tempo, Los Berrocales \u2013 o bairro onde o aumento foi maior \u2013 \u00e9 o mais barato da regi\u00e3o.<\/p>\n\n\n\n<p>A descida da oferta, combinada com a elevada procura, tem sido um fator-chave na valoriza\u00e7\u00e3o desta \u00e1rea. Isto explica, em parte, o facto de estas percentagens serem superiores \u00e0 m\u00e9dia espanhola nesta primeira metade do ano, que se situa em 4,16%, segundo <a href=\"https:\/\/www.idealista.com\/sala-de-prensa\/informes-precio-vivienda\/\" target=\"_blank\" rel=\"noreferrer noopener\">dados<\/a> da Idealista. Neste sentido, os quatro bairros tamb\u00e9m superam o ritmo de crescimento da Comunidade de Madrid no seu conjunto (5,61%).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">El Ca\u00f1averal consolida-se como um bairro residencial<\/h2>\n\n\n\n<p>Em El Ca\u00f1averal, bairro onde o pre\u00e7o dos im\u00f3veis <strong>aumentou 148% nos \u00faltimos oito anos,<\/strong> comprar uma casa atualmente custa em m\u00e9dia 300.000 euros. Algumas habita\u00e7\u00f5es com tr\u00eas quartos chegam a custar 350.000 euros, e as de quatro quartos podem atingir os 450.000 euros.<\/p>\n\n\n\n<p>Da mesma forma, a oferta de habita\u00e7\u00f5es dispon\u00edveis diminuiu devido \u00e0 crescente consolida\u00e7\u00e3o do bairro, com fatores como a melhoria das comunica\u00e7\u00f5es e o desenvolvimento cont\u00ednuo de infraestruturas, como a chegada de novas linhas de transporte p\u00fablico e a cria\u00e7\u00e3o de \u00e1reas verdes e comerciais. De acordo com a Activum, o n\u00famero de propriedades \u00e0 venda passou de mais de 2.000 nos anos anteriores \u00e0 pandemia para menos de 900 unidades dispon\u00edveis no ano passado.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Tend\u00eancias no mercado imobili\u00e1rio do sudeste de Madrid<\/h2>\n\n\n\n<p>Tendo em conta estes dados, tudo indica que o mercado imobili\u00e1rio do sudeste de Madrid continuar\u00e1 a sua tend\u00eancia ascendente nos pr\u00f3ximos meses. A consolida\u00e7\u00e3o de bairros como El Ca\u00f1averal e o desenvolvimento de novas \u00e1reas residenciais como <strong><a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/03\/05\/los-cerros-propoe-se-ser-uma-cidade-verde-integradora-e-inclusiva\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_term=los_cerros&amp;utm_content=pt_vivienda_sureste_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">Los Cerros<\/a> ou Berrocales continuar\u00e3o a ser atraentes<\/strong> tanto para <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/17\/madri-entre-as-capitais-mais-atraentes-para-os-investidores-europeus\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0924&amp;utm_term=compradores_como_para_investidores&amp;utm_content=pt_vivienda_sureste_madrid\" target=\"_blank\" rel=\"noreferrer noopener\">compradores como para investidores<\/a>.<\/p>\n\n\n\n<p>Al\u00e9m disso, a crescente escassez de oferta, juntamente com a alta procura, sugere que a subida dos pre\u00e7os se manter\u00e1. As habita\u00e7\u00f5es com dois quartos s\u00e3o agora as mais procuradas, enquanto as de quatro quartos representam uma pequena parte do mercado.<\/p>\n\n\n\n<p>Em rela\u00e7\u00e3o a isto, tem-se observado um fen\u00f3meno de <strong>redu\u00e7\u00e3o do tamanho m\u00e9dio das habita\u00e7\u00f5es<\/strong> dispon\u00edveis no sudeste de Madrid.
