Trazemos-lhe a oportunidade de <strong>investir em Marbella na segunda fase do projeto Salvia<\/strong> na pr\u00f3xima <strong>ter\u00e7a-feira, 3 de setembro, \u00e0s 16 horas (UTC+2).<\/strong> A primeira fase foi financiada pela Urbanitae em agosto de 2023, localizada no terreno cont\u00edguo a esta promo\u00e7\u00e3o. Damos-lhe todos os detalhes a seguir.<\/p><p>O projeto Salvia II consiste no desenvolvimento de uma promo\u00e7\u00e3o residencial de nova constru\u00e7\u00e3o que inclui <strong>98 habita\u00e7\u00f5es de 2, 3 e 4 quartos e 4 espa\u00e7os comerciais<\/strong> em San Pedro de Alc\u00e1ntara (Marbella). Todas as habita\u00e7\u00f5es incluem lugar de garagem, arrecada\u00e7\u00e3o e terra\u00e7os. A promo\u00e7\u00e3o, al\u00e9m disso, inclui piscina exterior e interior aquecida, gin\u00e1sio, spa, espa\u00e7o de coworking, clube social e zonas ajardinadas.<\/p><p>O projeto est\u00e1 localizado em San Pedro de Alc\u00e1ntara, na rua Manuel Gonz\u00e1lez Portilla, <strong>uma das zonas mais procuradas na Costa del Sol.<\/strong> O terreno est\u00e1 situado a cinco minutos de carro da praia de San Pedro de Alc\u00e1ntara e pr\u00f3ximo a v\u00e1rios campos de golfe. Como se trata da segunda fase do projeto, \u00e9 praticamente id\u00eantica \u00e0 financiada na fase I. No entanto, Salvia II contar\u00e1 com uma habita\u00e7\u00e3o adicional e mais uma cave. Al\u00e9m disso, ambos os projetos contam com quatro espa\u00e7os comerciais localizados nos cantos dos im\u00f3veis e zonas comuns.<\/p><p>O gestor desta oportunidade \u00e9 o <strong>Grupo ABU, uma promotora imobili\u00e1ria com 25 anos de experi\u00eancia,<\/strong> durante os quais entregou mais de 3.500 habita\u00e7\u00f5es, principalmente na Andaluzia. Al\u00e9m da sua longa trajet\u00f3ria, importa destacar que esta ser\u00e1 a quarta promo\u00e7\u00e3o financiada atrav\u00e9s da Urbanitae, ap\u00f3s os projetos residenciais Uniqa, <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/07\/11\/invista-na-primeira-linha-da-costa-del-sol\/\" target=\"_blank\" rel=\"noreferrer noopener\">Manilva<\/a> e a fase I do <a href=\"https:\/\/urbanitae.com\/es\/proyecto\/P000229?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_term=projeto_salvia&amp;utm_content=pt_proyecto_salvia_ii\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Salvia<\/a>.<\/p><h2 class=\"wp-block-heading\">Estrat\u00e9gia de mais-valias<\/h2><p>O projeto tem uma estrat\u00e9gia de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/21\/como-sao-os-projetos-de-valorizacao-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_term=mais_valias&amp;utm_content=pt_proyecto_salvia_ii\" target=\"_blank\" rel=\"noreferrer noopener\">mais-valias<\/a>. Isto significa que entramos em sociedade com o promotor para desenvolver a promo\u00e7\u00e3o. Concretamente, a contribui\u00e7\u00e3o dos investidores da Urbanitae destinar-se-\u00e1 a suportar os custos iniciais do projeto e parte dos custos de aquisi\u00e7\u00e3o do terreno, juntamente com uma tranche de financiamento externo que permitir\u00e1 completar o pagamento restante.<\/p><p><strong>O ticket do projeto ascende a 2.500.000 euros.<\/strong> O Grupo ABU dedicar\u00e1-se \u00e0 gest\u00e3o integral da promo\u00e7\u00e3o e, juntamente com os investidores que o acompanham, contribuir\u00e1 com 57% do capital total do investimento.<\/p><p>Em rela\u00e7\u00e3o \u00e0 licen\u00e7a de obras, j\u00e1 foi solicitada pelo gestor para a execu\u00e7\u00e3o do projeto. No primeiro trimestre, espera-se a amplia\u00e7\u00e3o de capital e a aquisi\u00e7\u00e3o do terreno. Entre o quarto trimestre de 2024 e o primeiro de 2025, espera-se a obten\u00e7\u00e3o da licen\u00e7a de obras e, por conseguinte, o in\u00edcio dos trabalhos de execu\u00e7\u00e3o da obra. Entre o primeiro e o segundo trimestre de 2027, espera-se a licen\u00e7a de primeira ocupa\u00e7\u00e3o e a entrega das habita\u00e7\u00f5es. Portanto, <strong>no segundo trimestre de 2027, estima-se que se realizar\u00e1 a distribui\u00e7\u00e3o de lucros<\/strong> aos investidores.<\/p>\n<p> <\/p>\n<p>Como em todos os projetos de mais-valias, o regulador n\u00e3o nos permite divulgar valores de rentabilidade estimada.
