Contamos tudo o que precisas saber.<\/p><p>Com o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000309?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_term=oceanika&amp;utm_content=pt_proyecto_bulevar_360\" target=\"_blank\" rel=\"noopener\">projeto Bulevar 360<\/a>, vamos at\u00e9 M\u00e1laga. Trata-se da concess\u00e3o de um <strong>empr\u00e9stimo ponte<\/strong> para financiar parte dos custos de aquisi\u00e7\u00e3o, urbaniza\u00e7\u00e3o, custos gerais e outras despesas at\u00e9 \u00e0 obten\u00e7\u00e3o da licen\u00e7a de constru\u00e7\u00e3o e do m\u00ednimo de pr\u00e9-vendas necess\u00e1rias para desenvolver esta promo\u00e7\u00e3o.<\/p><h3>Detalhes do Projeto<\/h3><p>O projeto contempla uma primeira disposi\u00e7\u00e3o que cobrir\u00e1 as despesas necess\u00e1rias antes de iniciar o desenvolvimento de <strong>165 habita\u00e7\u00f5es numa promo\u00e7\u00e3o residencial com cerca de 17.000 m\u00b2<\/strong> de edificabilidade. As habita\u00e7\u00f5es incluem amplos terra\u00e7os, piscinas, zonas verdes e parques infantis. Al\u00e9m disso, cada apartamento ter\u00e1 entre 1 e 4 quartos, cozinha equipada, garagem e arrecada\u00e7\u00e3o inclu\u00eddas no pre\u00e7o.<\/p><p>O projeto Bulevar 360 est\u00e1 localizado no setor Cortijo Merino, em M\u00e1laga. Este setor est\u00e1 em processo de urbaniza\u00e7\u00e3o, situado dentro do c\u00edrculo produtivo da cidade, pr\u00f3ximo da Universidade de M\u00e1laga, do Parque Tecnol\u00f3gico de Andaluzia (PTA) e dos principais parques empresariais da cidade.<\/p><p>O gestor deste projeto \u00e9 Nuovit, com mais de 30 anos de experi\u00eancia e especializado na venda de casas e apartamentos novos. Com este projeto, seria o terceiro do promotor financiado com Urbanitae, ap\u00f3s <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/03\/18\/nova-oportunidade-de-investimento-em-malaga-com-um-retorno-de-105\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_term=bulevar&amp;utm_content=pt_proyecto_bulevar_360\" target=\"_blank\" rel=\"noopener\">Las Lagunas de Mijas<\/a> e <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/06\/14\/invista-em-flex-living-com-rentabilidade-preferencial\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0824&amp;utm_term=lagunas_mijas&amp;utm_content=pt_proyecto_bulevar_360\" target=\"_blank\" rel=\"noopener\">Oce\u00e1nika<\/a>. Para o projeto Bulevar 360, o ativo foi adquirido com fundos pr\u00f3prios no valor de 8 milh\u00f5es de euros, que, por agora, gravam o ativo em primeiro grau.<\/p><h3>Rentabilidade de 13% em 12 Meses<\/h3><p>Esta promo\u00e7\u00e3o \u00e9 um <strong>projeto de d\u00edvida.<\/strong> Os investidores da Urbanitae v\u00e3o se juntar para conceder um empr\u00e9stimo ao promotor. Neste caso, o Tramo A trata-se de um empr\u00e9stimo ponte para financiar parte dos custos de aquisi\u00e7\u00e3o, urbaniza\u00e7\u00e3o, custos gerais e outras despesas do projeto.<\/p><p><strong>O valor total do empr\u00e9stimo ascende a 9.325.000 euros,<\/strong> dos quais 5.000.000 euros ser\u00e3o financiados atrav\u00e9s da Urbanitae e os restantes 4.325.000 euros atrav\u00e9s de investidores externos.<\/p><p>Este projeto est\u00e1 dividido em dois tra\u00e7os, o <strong>Tramo A<\/strong> e o Tramo B. Por sua vez, o Tramo A est\u00e1 dividido em 2 disposi\u00e7\u00f5es, a primeira por <strong>um valor de 1.660.000 euros<\/strong> para cobrir despesas de urbaniza\u00e7\u00e3o, custos gerais e honor\u00e1rios. A segunda disposi\u00e7\u00e3o deste tramo, de at\u00e9 5.175.000 euros, ser\u00e1 realizada em setembro de 2024, com o objetivo de refinanciar a carga hipotec\u00e1ria do ativo e hipotecar o ativo em primeiro grau. Ambas as disposi\u00e7\u00f5es ter\u00e3o uma <strong>taxa fixa anual de 13%.<\/strong><\/p><p>Por outro lado, o Tramo B, por um valor de 2.490.000 euros, ser\u00e1 destinado ao financiamento parcial dos custos de urbaniza\u00e7\u00e3o, custos gerais e honor\u00e1rios desde novembro at\u00e9 \u00e0 obten\u00e7\u00e3o final da obra.<\/p><h3>Garantia Hipotec\u00e1ria de Segundo Grau<\/h3><p>Relativamente \u00e0s garantias de devolu\u00e7\u00e3o, neste caso o projeto de d\u00edvida estabelece uma garantia real de hipoteca de segundo grau para a 1\u00aa disposi\u00e7\u00e3o do Tramo A <strong>e de primeiro grau para a totalidade do empr\u00e9stimo<\/strong> uma vez comprometida a 2\u00aa Disposi\u00e7\u00e3o do Tramo A sobre a propriedade registada onde o projeto est\u00e1 a ser desenvolvido atrav\u00e9s de um agente de garantias. Al\u00e9m disso, o contrato estabelece penhor de primeiro grau sobre as contas banc\u00e1rias e sobre as a\u00e7\u00f5es da SPV.<\/p><p>O gestor do projeto solicitou a licen\u00e7a de obra <strong>h\u00e1 um m\u00eas e espera obt\u00ea-la nos pr\u00f3ximos 8-12 meses.<\/strong> Por outro lado, o projeto de urbaniza\u00e7\u00e3o iniciou-se em novembro de 2023, pelo que se estima a sua aprova\u00e7\u00e3o nos pr\u00f3ximos 3-6 meses. Al\u00e9m disso, um dado interessante para os investidores da Urbanitae \u00e9 que atualmente o projeto j\u00e1 conta com <strong>5 reservas,<\/strong> embora o processo de comercializa\u00e7\u00e3o s\u00f3 arranque em setembro.<\/p><p>Em resumo, prev\u00ea-se que o projeto seja conclu\u00eddo em 12 meses &#8211; com uma poss\u00edvel extens\u00e3o de 6 meses. Ap\u00f3s a cobertura dos custos gerais, ser\u00e1 realizada a refinancia\u00e7\u00e3o da carga hipotec\u00e1ria em primeiro grau. Uma vez conseguida, a obten\u00e7\u00e3o da licen\u00e7a e o m\u00ednimo de pr\u00e9-vendas requerido, ser\u00e1 finalmente concedido o empr\u00e9stimo pelo banco para a sa\u00edda dos investidores da Urbanitae.
