Tal como noutros pa\u00edses europeus, esta nova modalidade de arrendamento est\u00e1 a emergir com for\u00e7a, especialmente nas grandes cidades onde a procura de habita\u00e7\u00e3o \u00e9 elevada e a oferta \u00e9 escassa e\/ou inacess\u00edvel. Oferece servi\u00e7os, conforto e comunidade aos inquilinos sem compromissos a longo prazo. Para muitos, \u00e9 uma evolu\u00e7\u00e3o do co-living, mas mais focada em jovens profissionais e n\u00f3madas digitais \u00e0 procura de estadias tempor\u00e1rias.<br>A Fran\u00e7a \u00e9 o mercado com o maior n\u00famero de unidades operacionais de Flex Living na Europa e Espanha \u00e9 o pa\u00eds de crescimento mais r\u00e1pido. Segundo dados do relat\u00f3rio <strong>\u201cO mercado Flex Living em Espanha\u201d<\/strong> elaborado pela consultoria imobili\u00e1ria internacional <a href=\"https:\/\/www.jll.es\/es\/sala-de-prensa\/el-flex-living-suma-560-millones-de-euros-de-inversion-desde-2019\" target=\"_blank\" rel=\"noreferrer noopener\">JLL<\/a>, o setor no nosso pa\u00eds tem registado um crescimento not\u00e1vel nos \u00faltimos anos. <strong>Desde 2019, acumulou mais de 560 milh\u00f5es em investimentos<\/strong>, dos quais 140 milh\u00f5es foram transacionados em 2023. De acordo com os dados fornecidos pela JLL, atualmente h\u00e1 mais de 21.000 camas em carteira. O futuro tamb\u00e9m aponta para o crescimento. Segundo as previs\u00f5es da consultoria, <strong>Espanha<\/strong> ser\u00e1 o <strong>terceiro pa\u00eds europeu com mais lugares de flex living em 2026<\/strong>, apenas superado pela Fran\u00e7a e Reino Unido.<br>Como afirma Manuel Pardo, Diretor de Living da JLL Espanha, \u201cem Espanha, enfrentamos uma escassez de camas tanto para arrendamento quanto para venda. O conceito de flex living surge como uma solu\u00e7\u00e3o para aliviar o desequil\u00edbrio existente entre oferta e procura, especialmente em \u00e1reas onde a press\u00e3o dos pre\u00e7os \u00e9 maior. E ao contr\u00e1rio de outras classes de ativos, Espanha lidera a produ\u00e7\u00e3o de unidades Flex.\u201d<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Madrid concentra a maior parte da oferta<\/strong><\/h2>\n\n\n\n<p>O flex living tem uma presen\u00e7a mais forte nas grandes capitais. Madrid acumula a maior parte da oferta atual com mais de 6.000 camas em stock e cerca de 16.000 em projeto. A maioria est\u00e1 localizada em torno da M-30 e \u00e9 mais focada em estadias curtas. No entanto, tamb\u00e9m h\u00e1 projetos futuros que ser\u00e3o localizados nos arredores da capital, nos novos bairros.<br>Barcelona tem 2.200 lugares e nos pr\u00f3ximos anos espera-se a adi\u00e7\u00e3o de 2.600 novas camas. Outro centro urbano com uma oferta significativa \u00e9 Val\u00eancia, que tem 1.100 lugares em stock e mais de 880 novas camas previstas.<br>Guip\u00fascoa, com 646 lugares existentes e 693 previstos; M\u00e1laga com 451 j\u00e1 desenvolvidos e 636 em processo; e Vizcaya com 176 camas em ativos flex e 730 em previs\u00e3o, s\u00e3o outras cidades espanholas que atraem esta nova modalidade.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Principais operadores<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/www.ejeprime.com\/empresa\/stoneshield-capital-invierte-500-millones-para-levantar-flex-living-en-madrid\" target=\"_blank\" rel=\"noreferrer noopener\">A Stoneshield Capital<\/a> liderou um dos recentes investimentos em flex living em Madrid, onde construir\u00e1 3.500 lugares de resid\u00eancias flex\u00edveis em Valdebebas, o que representar\u00e1 um investimento de 500 milh\u00f5es de euros. Greystar, Bain Capital ou Kora Living s\u00e3o outros operadores que est\u00e3o a desenvolver ativos em toda a pen\u00ednsula e operar\u00e3o cerca de 1.700 camas nos pr\u00f3ximos tr\u00eas anos, segundo a JLL. Por sua vez, o Smart Rental Group opera para terceiros e conta com quase 1.500 camas em diferentes modalidades. Outras empresas not\u00e1veis neste setor s\u00e3o Flipco, Livensa Studios, Cotown ou a joint venture entre a Dazia e a Aermont. Tamb\u00e9m players e promotoras tradicionais, como <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/03\/19\/816080-las-promotoras-miran-hacia-los-productos-flex-y-la-coinversion-para-crecer-en\" target=\"_blank\" rel=\"noreferrer noopener\">Aedas e Culmia<\/a>, e mais recentemente <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/06\/17\/817795-via-agora-estudia-entrar-en-los-nuevos-modelos-de-flex-living\" target=\"_blank\" rel=\"noreferrer noopener\">V\u00eda \u00c1gora<\/a>, j\u00e1 planeiam a sua entrada neste mercado.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Espanha vai duplicar a sua oferta em 2027<\/strong><\/h2>\n\n\n\n<p>Al\u00e9m disso, segundo as previs\u00f5es da <a href=\"https:\/\/atlas-reanalytics.com\/informes\/estado-y-tendencias-del-flex-living-en-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">Atlas RE<\/a>, entre os ativos j\u00e1 operacionais e os que foram anunciados para desenvolvimento, espera-se que estejam ativas 26.776 unidades em 302 edif\u00edcios em 2027. Isso significa que Espanha vai duplicar a sua oferta de arrendamento de m\u00e9dia dura\u00e7\u00e3o nos pr\u00f3ximos anos.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Atraente para o investidor<\/strong><\/h2>\n\n\n\n<p>A decolagem do setor do flex living volta a ser um segmento muito atraente para os investidores, que optaram por diversificar o seu portf\u00f3lio nos \u00faltimos anos, incorporando ativos flex living nas suas carteiras. A JLL destaca que muitas opera\u00e7\u00f5es s\u00e3o estruturadas atrav\u00e9s de promo\u00e7\u00e3o direta ou constitui\u00e7\u00e3o de joint ventures.
