Na pr\u00f3xima <strong>ter\u00e7a-feira, 30 de julho, \u00e0s 12h (UTC+2)<\/strong>, ter\u00e1 a oportunidade de investir numa promo\u00e7\u00e3o de moradias de luxo na urbaniza\u00e7\u00e3o de Guadalmina Alta em Marbella.<\/p>\n<p><\/p>\n<p><\/p>\n<p>Com o projeto Guadalmina Alta, vamos para Marbella (M\u00e1laga). Neste caso, estamos a falar da concess\u00e3o da primeira parte, a sec\u00e7\u00e3o A, do empr\u00e9stimo para financiar o desenvolvimento de <strong>5 moradias individuais de luxo<\/strong> na urbaniza\u00e7\u00e3o de Guadalmina Alta, em Marbella. O ativo \u00e9 propriedade do mutu\u00e1rio, que primeiro adquiriu o terreno e o dividiu em 5 lotes. Na fase atual, a moradia anterior j\u00e1 foi demolida e as obras come\u00e7ar\u00e3o uma vez obtido o empr\u00e9stimo, que financiar\u00e1 100% da carga hipotec\u00e1ria do ativo e parte dos custos de constru\u00e7\u00e3o e dos custos gerais do projeto.<\/p>\n<p><\/p>\n<p><\/p>\n<p>A promo\u00e7\u00e3o encontra-se na rua 23\u00aa, 405, no munic\u00edpio de Marbella, prov\u00edncia de M\u00e1laga. Al\u00e9m de ser um dos destinos mais tur\u00edsticos a n\u00edvel nacional e internacional, o projeto est\u00e1 a meio metro da praia, rodeado por v\u00e1rios campos de golfe e perto do centro de San Pedro de Alc\u00e1ntara (3km) e de Puerto Ban\u00fas (5km). As moradias ter\u00e3o entre 4 e 5 quartos, distribu\u00eddos por 3 pisos, com p\u00e1tios, terra\u00e7os e lugares de estacionamento. Al\u00e9m disso, estar\u00e3o localizadas numa urbaniza\u00e7\u00e3o exclusiva e ser\u00e3o constru\u00eddas sobre um amplo jardim com piscina e jacuzzi, sol\u00e1rio e espa\u00e7o para gin\u00e1sio ou sala de cinema.<\/p>\n<p><\/p>\n<p><\/p>\n<p>Quanto ao promotor, trata-se da Hormitech, conhecida pela sua utiliza\u00e7\u00e3o inovadora de tecnologia avan\u00e7ada para a cria\u00e7\u00e3o de habita\u00e7\u00f5es de alta qualidade em tempos reduzidos. At\u00e9 \u00e0 data, esta empresa espanhola, especializada na promo\u00e7\u00e3o e constru\u00e7\u00e3o de casas modulares, entregou mais de 50 projetos, dos quais metade foram na prov\u00edncia de M\u00e1laga.<\/p>\n<p><\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade de 12% em 12 meses<\/h2>\n<p><\/p>\n<p><\/p>\n<p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000307?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=projeto_guadalmina_alta&amp;utm_content=pt_proyecto_guadalmina_alta\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Guadalmina Alta<\/a> \u00e9 de d\u00edvida. Portanto, os investidores da Urbanitae juntam-se para conceder um empr\u00e9stimo ao promotor para a primeira sec\u00e7\u00e3o que culminar\u00e1 na constru\u00e7\u00e3o de 5 moradias individuais de luxo. <strong>O valor do empr\u00e9stimo desta vez \u00e9 de 2.140.000 \u20ac<\/strong>, e o contrato estabelece uma taxa fixa de 12% e uma dura\u00e7\u00e3o de 12 meses.<\/p>\n<p><\/p>\n<p><\/p>\n<p>O custo total do projeto ascende a 8.140.000 \u20ac, distribu\u00eddos entre os quais at\u00e9 5.000.000 \u20ac das Sec\u00e7\u00f5es A, B e C ser\u00e3o financiados atrav\u00e9s da plataforma e de investidores externos, e a Sec\u00e7\u00e3o D ser\u00e1 integralmente financiada pela plataforma.<\/p>\n<p><\/p>\n<p><\/p>\n<p>O empr\u00e9stimo dos investidores da Urbanitae est\u00e1, portanto, dividido em quatro sec\u00e7\u00f5es (embora parte da terceira sec\u00e7\u00e3o C seja financiada fora da plataforma). Por agora, a sec\u00e7\u00e3o A ter\u00e1 uma taxa fixa anual de 12% para come\u00e7ar a financiar a primeira parte. A sa\u00edda dos investidores da Urbanitae ser\u00e1 atrav\u00e9s da venda de 5 moradias.<\/p>\n<p><\/p>\n<p><\/p>\n<h2 class=\"wp-block-heading\">Garantia hipotec\u00e1ria de primeiro grau<\/h2>\n<p><\/p>\n<p><\/p>\n<p>Relativamente \u00e0s garantias de reembolso desse empr\u00e9stimo, estabelece-se a promessa de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/06\/04\/o-que-e-a-garantia-hipotecaria-e-qual-a-sua-importancia\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0724&amp;utm_term=hipoteca&amp;utm_content=pt_proyecto_guadalmina_alta\" target=\"_blank\" rel=\"noreferrer noopener\">hipoteca de primeiro grau<\/a> sobre os lotes de ambas as promo\u00e7\u00f5es, bem como a promessa de penhor de primeiro grau sobre as a\u00e7\u00f5es da SPV.<\/p>\n<p><\/p>\n<p><\/p>\n<p><strong>A dura\u00e7\u00e3o prevista deste projeto \u00e9 de 18 meses<\/strong> -com uma poss\u00edvel extens\u00e3o de 6 meses-. Uma vez obtido o empr\u00e9stimo da Urbanitae, proceder-se-\u00e1 \u00e0 constru\u00e7\u00e3o das moradias e, depois da sua comercializa\u00e7\u00e3o e venda, proceder-se-\u00e1 ao reembolso do empr\u00e9stimo.
