Trata-se da concess\u00e3o de um <strong>empr\u00e9stimo para refinanciar as cargas hipotec\u00e1rias e financiar os procedimentos urban\u00edsticos pendentes at\u00e9 \u00e0 obten\u00e7\u00e3o de licen\u00e7a para dois terrenos em Granada<\/strong>. Ambos os ativos est\u00e3o localizados no centro de Granada, a menos de 500 metros da esta\u00e7\u00e3o ferrovi\u00e1ria. O edif\u00edcio na Calle Camino de Ronda situa-se perto do bairro de Los Pajaritos e da zona universit\u00e1ria, enquanto os edif\u00edcios que comp\u00f5em o terreno \u201cGran Capit\u00e1n\u201d est\u00e3o a 500 metros da Catedral de Granada. O terreno \u201cVilla Pineda\u201d \u2013 apresentado como garantia adicional do projeto \u2013 encontra-se a 350 metros do edif\u00edcio da Camino de Ronda, no bairro de Los Pajaritos.<\/p><p>Neste projeto, \u00e9 necess\u00e1rio distinguir entre as figuras do promotor e do gestor. Por um lado, temos o <strong>promotor<\/strong>, que \u00e9 a <strong>sociedade propriet\u00e1ria dos dois terrenos mencionados e do terreno adicional \u201cVilla Pineda\u201d<\/strong>, administrado por investidores com vasta experi\u00eancia no setor imobili\u00e1rio.<\/p><p>Por outro lado, o <strong>gestor<\/strong>, neste caso ERY Consulting, \u00e9 a sociedade respons\u00e1vel por liderar o projeto, garantindo o cumprimento dos marcos estabelecidos no prazo previsto. A ERY Consulting \u00e9 uma gestora de cooperativas com mais de 30 anos de experi\u00eancia no setor, especializada na regi\u00e3o de Granada.<\/p><p>Ap\u00f3s a obten\u00e7\u00e3o da licen\u00e7a, ser\u00e3o desenvolvidas na Calle Gran Capit\u00e1n e na Calle Camino de Ronda, em Granada, <strong>52 e 40 habita\u00e7\u00f5es, respetivamente<\/strong>, ambos os ativos localizados em \u00e1reas centrais de Granada e a menos de 1 quil\u00f3metro de dist\u00e2ncia entre si. As habita\u00e7\u00f5es ter\u00e3o entre dois e tr\u00eas quartos, dois quartos de banho, hall de entrada, sala de estar e cozinha. O edif\u00edcio na Gran Capit\u00e1n incluir\u00e1 tamb\u00e9m garagem e arrecada\u00e7\u00e3o.<\/p><h2>Rentabilidade anual de 14% e pagamento peri\u00f3dico de juros<\/h2><p>O gestor do projeto assinou uma <strong>op\u00e7\u00e3o de compra sobre os ativos<\/strong>, sujeita \u00e0 realiza\u00e7\u00e3o dos seguintes marcos urban\u00edsticos: (i) aprova\u00e7\u00e3o dos projetos de reparcelamento e urbaniza\u00e7\u00e3o e (ii) obten\u00e7\u00e3o de licen\u00e7a. Os terrenos s\u00e3o propriedade de tr\u00eas ve\u00edculos diferentes, administrados pelo gestor \u00fanico e propriet\u00e1rio da sociedade promotora.<\/p><p>O projeto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000303\" target=\"_blank\" rel=\"noopener\">Genil<\/a> \u00e9 um projeto de d\u00edvida. Os investidores da Urbanitae entrar\u00e3o no projeto atrav\u00e9s da concess\u00e3o de um empr\u00e9stimo dividido em duas tranches. A <strong>tranche A, no valor de 2.980.000 euros, ter\u00e1 uma taxa fixa anual de 14% e um prazo de 25 meses.<\/strong> Esta tranche ser\u00e1 destinada ao refinanciamento das cargas hipotec\u00e1rias que incidem sobre os tr\u00eas terrenos subjacentes (colaterais do empr\u00e9stimo da Urbanitae) e parte dos pagamentos pendentes para a aprova\u00e7\u00e3o dos projetos de reparcelamento e urbaniza\u00e7\u00e3o. Parte da tranche B ser\u00e1 financiada fora da plataforma. O montante total do empr\u00e9stimo \u00e9 de 5.870.000 euros, dos quais a Urbanitae financiar\u00e1 at\u00e9 5.000.000 de euros.<\/p><p>O prazo da tranche A e do empr\u00e9stimo \u00e9 de 25 meses, com uma op\u00e7\u00e3o de extens\u00e3o de cinco meses no 25.\u00ba m\u00eas. A amortiza\u00e7\u00e3o antecipada total ser\u00e1 permitida em qualquer momento, <strong>sujeita a um retorno m\u00ednimo garantido para a tranche A equivalente a 15 meses de juros.<\/strong><\/p><p>Um dos aspetos mais interessantes deste projeto \u00e9 que <strong>come\u00e7ar\u00e1 a gerar rendibilidade para o investidor no 5.\u00ba m\u00eas.<\/strong> Os juros do empr\u00e9stimo ser\u00e3o pagos a cada cinco meses \u2013 no 5.\u00ba m\u00eas, 10.\u00ba m\u00eas, 15.\u00ba m\u00eas, 20.\u00ba m\u00eas e 25.\u00ba m\u00eas \u2013 desde a formaliza\u00e7\u00e3o do contrato. Os juros ser\u00e3o acumulados a partir do momento da assinatura do contrato de empr\u00e9stimo.
