{"id":47090,"date":"2024-07-22T08:45:00","date_gmt":"2024-07-22T06:45:00","guid":{"rendered":"https:\/\/blog.urbanitae.com\/?p=47090"},"modified":"2024-07-19T13:33:10","modified_gmt":"2024-07-19T11:33:10","slug":"o-build-to-rent-ganha-impulso-em-espanha","status":"publish","type":"post","link":"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/07\/22\/o-build-to-rent-ganha-impulso-em-espanha\/","title":{"rendered":"O build to rent ganha impulso em Espanha"},"content":{"rendered":"\n<p>Nos \u00faltimos anos, o mercado imobili\u00e1rio espanhol testemunhou a <strong>ascens\u00e3o do build to rent (BTR).<\/strong> Ao contr\u00e1rio do modelo tradicional Build to Sell (BTS), onde as propriedades s\u00e3o vendidas imediatamente ap\u00f3s a constru\u00e7\u00e3o, o BTR contempla a constru\u00e7\u00e3o de edif\u00edcios especificamente para serem alugados, em vez de serem vendidos a propriet\u00e1rios individuais. Este modelo imobili\u00e1rio atrai e ganha cada vez mais popularidade entre investidores, promotores e arrendat\u00e1rios.<\/p>\n\n\n\n<p>Em 2023, o build to rent cresceu 27% em rela\u00e7\u00e3o ao ano anterior, com mais de 11.000 casas em Espanha. Isto \u00e9 refletido no \u00faltimo estudo da <a href=\"https:\/\/activum.es\/2024\/05\/30\/activum-real-estate-presenta-servicio-build-to-rent\/\" target=\"_blank\" rel=\"noreferrer noopener\">Activum Real Estate Consulting<\/a>, que oferece uma radiografia detalhada do panorama atual do BTR, os principais atores e as oportunidades de investimento que este segmento oferece. Segundo a imobili\u00e1ria, 6% dos projetos dos promotores inicialmente previstos para venda em 2023 evolu\u00edram para BTR. O d\u00e9ficit de habita\u00e7\u00e3o para arrendamento est\u00e1 a motivar muitos promotores a apostar nesta f\u00f3rmula para avan\u00e7ar com as suas promo\u00e7\u00f5es.<\/p>\n\n\n\n<p><strong>O crescimento exponencial que o BTR tem tido nos \u00faltimos anos<\/strong> reflete uma mudan\u00e7a nas prefer\u00eancias e nos comportamentos do mercado. As dificuldades de acesso \u00e0 propriedade obrigam muitos, especialmente os mais jovens, mas tamb\u00e9m muitas fam\u00edlias, a optar pelo arrendamento. Ao mesmo tempo, a atual escassez de habita\u00e7\u00f5es dispon\u00edveis para arrendamento em Espanha est\u00e1 a impulsionar ainda mais o avan\u00e7o do BTR.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Madrid lidera o BTR, enquanto a Andaluzia dispara<\/strong><\/h2>\n\n\n\n<p>Madrid lidera o mercado do BTR e destaca-se como o principal foco de atra\u00e7\u00e3o deste segmento. <strong>Na capital, o n\u00famero de projetos build to rent experimentou um crescimento not\u00e1vel,<a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/05\/24\/817369-madrid-lidera-la-revolucion-del-alquiler-residencial-con-un-crecimiento-del-115-en#:~:text=Madrid%20lidera%20la%20revoluci%C3%B3n%20del,en%20viviendas%20%27build%20to%20rent%27&amp;text=El%20sector%20inmobiliario%20en%20Espa%C3%B1a,por%20Activum%20Real%20Estate%20Consulting.\" target=\"_blank\" rel=\"noreferrer noopener\"> de 115% no \u00faltimo ano<\/a><\/strong>, em grande parte motivado pela procura das novas gera\u00e7\u00f5es que optam pela flexibilidade oferecida pelo arrendamento em vez da propriedade. Das 11.000 unidades dispon\u00edveis a n\u00edvel nacional, Madrid, com 5.859 casas BTR, representa 46%.<\/p>\n\n\n\n<p>O crescimento \u00e9 tamb\u00e9m muito significativo na Andaluzia, de 200 casas no ano anterior para 1.775 casas atuais. 49% destas est\u00e3o concentradas em M\u00e1laga e Sevilha, representando 26% da oferta de BTR.<\/p>\n\n\n\n<p>A Comunidade Valenciana, por sua vez, mostra um crescimento s\u00f3lido com um aumento de 46%, alcan\u00e7ando mais de 1.400 casas BTR em comercializa\u00e7\u00e3o. Val\u00eancia concentra 57% desta oferta e Alicante 17%.<\/p>\n\n\n\n<p>A Catalunha tamb\u00e9m tem uma oferta interessante (1.100 casas). Apesar de ter registado uma diminui\u00e7\u00e3o de 30% em rela\u00e7\u00e3o ao ano anterior, continua a ser uma regi\u00e3o importante com 1.123 casas dispon\u00edveis. Neste caso, Barcelona re\u00fane 23% do total, seguida por Tarragona com 13%.<\/p>\n\n\n\n<p>A an\u00e1lise da Activum tamb\u00e9m indica um aumento nos pre\u00e7os de arrendamento, especialmente em Madrid. Os apartamentos de um quarto aumentaram 34% entre 2022 e 2024 (\u20ac1.100 em 2024), os de dois quartos 12% (\u20ac1.166 em 2024) e os de tr\u00eas quartos 22%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Principais atores<\/strong><\/h2>\n\n\n\n<p>Quanto \u00e0 distribui\u00e7\u00e3o dos principais atores no mercado build to rent em Espanha, destaca-se a <strong>Vivenio<\/strong>, liderando a lista com aproximadamente 25% do total de casas dispon\u00edveis. Seguem-se <strong>Be Casa Essentials da Greystar<\/strong> (10%),<strong> Vivia Homes<\/strong> (9%),<strong> Stay Homes<\/strong> (7%) e <strong>Bialto e Rental Homes<\/strong> (Neinor Homes), com 5% cada um.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>O BTR como solu\u00e7\u00e3o para o problema da habita\u00e7\u00e3o em Espanha<\/strong><\/h2>\n\n\n\n<p>Os grandes fundos de investimento e os grandes promotores espanh\u00f3is t\u00eam claro que o BTR oferece uma clara oportunidade de neg\u00f3cio e uma solu\u00e7\u00e3o chave para o futuro do arrendamento residencial em Espanha. Empresas como <a href=\"https:\/\/elinmobiliariomesames.com\/vivienda\/gestilar-entrega-a-dws-una-promocion-build-to-rent-con-235-viviendas-en-el-ensanche-de-vallecas\/\" target=\"_blank\" rel=\"noreferrer noopener\">Gestilar,<\/a> <a href=\"https:\/\/www.ejeprime.com\/residencial\/aedas-homes-entrega-cerca-de-1200-viviendas-btr-por-mas-de-215-millones-de-euros\" target=\"_blank\" rel=\"noreferrer noopener\">Aedas Homes<\/a> ou AQ Acentor det\u00eam o maior n\u00famero de promo\u00e7\u00f5es em BTR.<\/p>\n\n\n\n<p>Para empresas como o Grupo Avintia Real Estate, <a href=\"https:\/\/www.elconfidencial.com\/inmobiliario\/2024-07-03\/inmobiliario-alquiler-construccion-vivienda-bra_3912148\/\" target=\"_blank\" rel=\"noreferrer noopener\">o BTR acess\u00edvel<\/a> j\u00e1 est\u00e1 no centro do seu plano de a\u00e7\u00e3o: representa mais de 90% do neg\u00f3cio e prev\u00ea fechar 2024 com mais de 4.000 casas no portef\u00f3lio.<\/p>\n\n\n\n<p>Embora o BTR esteja em pleno auge, enfrenta certos desafios em Espanha, como a regula\u00e7\u00e3o do mercado de arrendamento e a necessidade de equilibrar a oferta com a procura. No entanto,<strong> as perspetivas a longo prazo s\u00e3o otimistas<\/strong>.
