Podes faz\u00ea-lo na pr\u00f3xima <strong>quarta-feira, 3 de julho, \u00e0s 16:00 (UTC+2).<\/strong> Contamos-te todos os detalhes.<\/p><p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000293?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+pinares+san+anton&amp;utm_content=pt_proyecto_pinares_anton\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Pinares de San Ant\u00f3n<\/a> consiste no desenvolvimento de uma promo\u00e7\u00e3o de habita\u00e7\u00f5es de luxo no bairro hom\u00f3nimo de M\u00e1laga. N\u00f3s participaremos na fase I do projeto, que abrange a constru\u00e7\u00e3o da urbaniza\u00e7\u00e3o e dos muros de conten\u00e7\u00e3o, e de <strong>seis villas de luxo.<\/strong><\/p><p><strong>As habita\u00e7\u00f5es ter\u00e3o quatro ou cinco quartos e tr\u00eas ou quatro casas de banho.<\/strong> Al\u00e9m disso, ter\u00e3o tr\u00eas andares \u2013 uma cave e dois pisos acima do solo \u2013 e estar\u00e3o localizadas numa comunidade privada com seguran\u00e7a. Quanto \u00e0s comodidades, podemos citar tr\u00eas ou quatro lugares de garagem, escrit\u00f3rio, sala de jogos que poder\u00e1 ser convertida em sala de cinema ou gin\u00e1sio\u2026 O terreno tem um amplo jardim com terra\u00e7os cobertos e piscina. No que diz respeito ao bairro, Pinares de San Ant\u00f3n est\u00e1 localizado no Cerro de San Ant\u00f3n, numa zona natural e montanhosa nos arredores de M\u00e1laga, <strong>o que faz com que as villas tenham vista direta para o mar sobre a ba\u00eda de M\u00e1laga.<\/strong><\/p><p>Neste projeto repetimos com Cogitari Homes, com quem j\u00e1 financi\u00e1mos os projetos <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000261?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=villa+alcala&amp;utm_content=pt_proyecto_pinares_anton\" target=\"_blank\" rel=\"noreferrer noopener\">Villa Alcal\u00e1<\/a> e <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000251?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=gate+3&amp;utm_content=pt_proyecto_pinares_anton\" target=\"_blank\" rel=\"noreferrer noopener\">Gate 3<\/a> \u2013 a segunda tranche do qual j\u00e1 est\u00e1 publicada na plataforma. O residencial prime \u00e9 a especialidade deste promotor, de origem dinamarquesa, que conta com mais de 30 anos de experi\u00eancia.<\/p><h2 class=\"wp-block-heading\">13,1% de rendimento total<\/h2><p>Este projeto tem uma estrat\u00e9gia de d\u00edvida. O montante total do empr\u00e9stimo ascende a 9.410.000 euros. Deste total, Urbanitae financiar\u00e1 5.000.000 euros. Desta vez, financiaremos a <strong>tranche A do empr\u00e9stimo, que ascende a 2.930.000 euros. A dura\u00e7\u00e3o \u00e9 de 14 meses e a taxa, de 11,25% anual.<\/strong><\/p><p>O contrato do empr\u00e9stimo permite a amortiza\u00e7\u00e3o antecipada total a qualquer momento, sujeita, por\u00e9m, a <strong>um retorno m\u00ednimo garantido equivalente a 14 meses de juros \u2013 o que representaria um rendimento total de 13,1% para o investidor.<\/strong> \u00c9 permitida uma extens\u00e3o de 6 meses adicionais aos 14 meses, subordinada ao cumprimento de tr\u00eas marcos: um avan\u00e7o da obra de 80%; um avan\u00e7o da comercializa\u00e7\u00e3o de 67% (4\/6 vendas), e obriga\u00e7\u00f5es do projeto e ativo em dia com os pagamentos.<\/p><p>O que vamos financiar em Urbanitae? A tranche A ser\u00e1 destinada a cobrir 28% dos custos de constru\u00e7\u00e3o e 16% dos custos gerais do projeto. O promotor j\u00e1 possui o ativo, que adquiriu com fundos pr\u00f3prios.<\/p><h2 class=\"wp-block-heading\">Garantia hipotec\u00e1ria e obras em curso<\/h2><p>Um dos pontos fortes do projeto \u00e9 que a licen\u00e7a de obras j\u00e1 est\u00e1 em vigor. Al\u00e9m disso, <strong>as obras come\u00e7aram em abril de 2024.<\/strong> Ao mesmo tempo, estabelecemos um n\u00edvel elevado de garantias no contrato. A principal garantia \u00e9 a hipoteca de primeiro grau sobre os seis registos prediais que comp\u00f5em o projeto \u2013 a fase I que financiamos \u2013 e tamb\u00e9m sobre os sete registos prediais da fase II.<\/p><p>Al\u00e9m disso, o <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/05\/07\/o-que-e-o-loan-to-value\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=ltv&amp;utm_content=pt_proyecto_pinares_anton\" target=\"_blank\" rel=\"noreferrer noopener\">LTV<\/a> (Loan to Value) do empr\u00e9stimo n\u00e3o chega a 57%. Isso significa que emprestamos ao promotor um valor equivalente a 57% do valor do ativo.
