No caso da capital, foram alcan\u00e7ados <a href=\"https:\/\/www.20minutos.es\/lainformacion\/economia\/precio-alquiler-se-dispara-hace-impagable-vivir-madrid-5265303\/\" target=\"_blank\" rel=\"noreferrer noopener\">m\u00e1ximos hist\u00f3ricos<\/a> durante o m\u00eas de mar\u00e7o, dificultando cada vez mais o acesso \u00e0 habita\u00e7\u00e3o. A falta de terrenos dispon\u00edveis para construir novos empreendimentos est\u00e1 levando o setor de promotores e particulares a apostar na reconvers\u00e3o e reabilita\u00e7\u00e3o integral de im\u00f3veis para outros usos. \u00c9 o caso da transforma\u00e7\u00e3o de escrit\u00f3rios em propriedades residenciais.<\/p>\n\n\n\n<p>Um setor, o de escrit\u00f3rios, que tem sofrido aumentos constantes de desocupa\u00e7\u00e3o, desde que em 2021 viveu uma crise sem precedentes, motivada pela pandemia e pelo posterior boom do teletrabalho. No entanto, em meio a esta crise, surge a oportunidade de reconverter estes espa\u00e7os em habita\u00e7\u00f5es. De facto, segundo <a href=\"https:\/\/assets.ey.com\/content\/dam\/ey-sites\/ey-com\/es_es\/topics\/strategy-and-transactions\/ey-the-office-property-telescope-spain-jul-2023.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">estimativas da consultora EY<\/a>, <strong>Madrid conta com 1,8 milh\u00f5es de metros quadrados de escrit\u00f3rios que poderiam ser transformados em habita\u00e7\u00f5es at\u00e9 2043.<\/strong><\/p>\n\n\n\n<p>Nesse sentido, a Comunidade de Madrid est\u00e1 a finalizar uma lei para promover a transforma\u00e7\u00e3o de escrit\u00f3rios em habita\u00e7\u00f5es. Trata-se da <a href=\"https:\/\/www.comunidad.madrid\/transparencia\/anteproyecto-ley-medidas-urbanisticas-promocion-vivienda-protegida\" target=\"_blank\" rel=\"noreferrer noopener\">Lei de Medidas Urban\u00edsticas para a Promo\u00e7\u00e3o da Habita\u00e7\u00e3o Protegida<\/a>, com a qual o governo de Madrid pretende revitalizar o mercado imobili\u00e1rio nos pr\u00f3ximos dois anos. Uma normativa que prev\u00ea a possibilidade de mudar o uso de solos terci\u00e1rios de escrit\u00f3rios para residencial, desde que o objetivo seja reconvert\u00ea-los em habita\u00e7\u00f5es sujeitas a algum tipo de prote\u00e7\u00e3o em regime de arrendamento, favorecendo o <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/22\/um-impulso-para-o-aluguel-acessivel-na-espanha\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0624&#038;utm_term=arrendamento+accesivel&#038;utm_content=pt_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">arrendamento acess\u00edvel<\/a>. A lei ser\u00e1 aplicada tanto a edif\u00edcios j\u00e1 constru\u00eddos como a terrenos. As habita\u00e7\u00f5es resultantes poder\u00e3o ser alugadas por um per\u00edodo n\u00e3o inferior a 15 anos, de modo que, uma vez decorrido o prazo, passariam a ser habita\u00e7\u00f5es livres.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Sinais de recupera\u00e7\u00e3o no mercado de escrit\u00f3rios durante o primeiro trimestre<\/strong><\/h2>\n\n\n\n<p>Uma boa not\u00edcia para o segmento de escrit\u00f3rios que, ap\u00f3s um longo per\u00edodo de incerteza, tamb\u00e9m mostra sinais de recupera\u00e7\u00e3o em Espanha. <strong>Entre janeiro e mar\u00e7o constatou-se um aumento da <a href=\"https:\/\/www.savills.es\/publicaciones\/noticias\/359265-0\/la-contratacion-de-oficinas-alcanza-cifras-record-en-el-primer-trimestre-con-el-regreso-de-las-grandes-operaciones\" target=\"_blank\" rel=\"noreferrer noopener\">contrata\u00e7\u00e3o de escrit\u00f3rios<\/a><\/strong>, segundo os dados relativos ao primeiro trimestre do ano publicados pela consultora Savills. Madrid, por sua vez, registou uma contrata\u00e7\u00e3o de 149.000 m2 entre janeiro e mar\u00e7o, com 19 opera\u00e7\u00f5es superiores a 3.000 metros quadrados. Isso representa um aumento de 11,6% em rela\u00e7\u00e3o ao mesmo per\u00edodo do ano anterior. Em Barcelona, a outra grande cidade espanhola, a contrata\u00e7\u00e3o subiu para 102.700 metros quadrados durante o primeiro trimestre, mais 62% em termos hom\u00f3logos.<\/p>\n\n\n\n<p>O mercado de escrit\u00f3rios encerra um dos seus melhores trimestres da \u00faltima d\u00e9cada (superado apenas em 2019, que foi um ano recorde), motivado principalmente pelo retorno das grandes opera\u00e7\u00f5es em Madrid e Barcelona, segundo dados do \u00faltimo <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/oficinas\/2024\/06\/13\/817707-el-mercado-de-oficinas-en-espana-retoma-el-vuelo-en-el-primer-trimestre\" target=\"_blank\" rel=\"noreferrer noopener\">estudo Office Pulse elaborado pela consultora<\/a>. Uma mudan\u00e7a de tend\u00eancia, ap\u00f3s os desafios decorrentes da pandemia e o boom do teletrabalho, que convida ao otimismo para o restante do ano.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Urbanitae perante a escassez de habita\u00e7\u00e3o<\/strong><\/h2>\n\n\n\n<p>A transforma\u00e7\u00e3o desses ativos \u00e9 um modelo em crescimento e com grande proje\u00e7\u00e3o que <strong>n\u00e3o passou despercebido aos promotores que confiam na <a href=\"https:\/\/urbanitae.com\/pt\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=urbanitae&amp;utm_content=pt_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">Urbanitae<\/a><\/strong>. Por isso, a reconvers\u00e3o de escrit\u00f3rios em apartamentos tamb\u00e9m esteve presente entre as opera\u00e7\u00f5es de financiamento lan\u00e7adas pela plataforma aos seus investidores.<\/p>\n\n\n\n<p>O projeto <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/05\/27\/invista-em-valencia-com-um-retorno-anual-de-8\/?utm_source=blog_pt&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0624&#038;utm_term=val\u00eancia&#038;utm_content=pt_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">Apartamentos Campanar, em Val\u00eancia<\/a>, financiado h\u00e1 apenas um m\u00eas, \u00e9 um bom exemplo disso. Consiste na aquisi\u00e7\u00e3o de um piso de escrit\u00f3rios para a sua reforma e transforma\u00e7\u00e3o em 20 alojamentos tur\u00edsticos. N\u00e3o foi o \u00fanico, o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000114?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto&amp;utm_content=pt_actualidad_sector_oficinas\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Doce de Outubro<\/a> contemplava a transforma\u00e7\u00e3o de um antigo escrit\u00f3rio banc\u00e1rio em quatro habita\u00e7\u00f5es.
