Isto deve-se, al\u00e9m disso, ao facto de que, em projetos de m\u00e9dia dimens\u00e3o, os promotores costumam ter muitas dificuldades em encontrar parceiros de capital. A alian\u00e7a com a Urbanitae permite-lhes libertar parte do capital necess\u00e1rio para comprar o terreno ou iniciar as obras e gerir mais do que uma promo\u00e7\u00e3o ao mesmo tempo.<\/p>\n\n\n\n<p>Dito isto, \u00e9 certo que em 2023 os projetos de empr\u00e9stimo ganharam mais protagonismo. Este <strong>empr\u00e9stimo \u00e9 sempre a taxa fixa.<\/strong> Estes projetos implicam menos risco do que os de mais-valias. Os investidores n\u00e3o s\u00e3o s\u00f3cios do promotor e, portanto, n\u00e3o partilham os riscos t\u00edpicos da promo\u00e7\u00e3o imobili\u00e1ria: atrasos na obten\u00e7\u00e3o da licen\u00e7a, aumentos nos custos de constru\u00e7\u00e3o, pre\u00e7os de venda&#8230;<\/p>\n\n\n\n<p>Na hora de seleccionar projetos de crowdlending imobili\u00e1rio, focamo-nos sobretudo na capacidade de pagamento do promotor. \u00c9 essencial que o promotor apresente um plano solidamente fundamentado para enfrentar o pagamento do empr\u00e9stimo que lhe concedemos.
