Um ciclo de 13 meses consecutivos de quedas nas transa\u00e7\u00f5es imobili\u00e1rias em Espanha foi encerrado. Segundo o Instituto Nacional de Estat\u00edstica (INE), em fevereiro foram conclu\u00eddas um total de 52.796 opera\u00e7\u00f5es, um aumento de 5,8% em rela\u00e7\u00e3o ao mesmo m\u00eas de 2023, e um aumento de 1,6% no acumulado do ano.<\/p>\n\n\n\n<p>Em 2023, um ano marcado pela subida das taxas de juro, o pre\u00e7o da habita\u00e7\u00e3o registou um aumento m\u00e9dio de 4%. Este aumento foi, no entanto, mais moderado do que no ano anterior, quando tinha subido 7,4%, o maior avan\u00e7o desde 2007. Os dados da entidade confirmam a tend\u00eancia no primeiro trimestre do ano, que mostra um crescimento anual de 6,3%. Por tipologia de habita\u00e7\u00e3o, a nova subiu 10,1%, enquanto a usada subiu 5,7%. Em ambos os casos, o aumento foi de mais de dois pontos em rela\u00e7\u00e3o ao trimestre anterior.<\/p>\n\n\n\n<p>O <strong><a href=\"https:\/\/www.registradores.org\/documents\/33383\/148210\/ERI_Anuario_2023.pdf\/d9600e18-01db-467f-5ad9-14e3a1561c40?t=1712047836466\">Anu\u00e1rio 2023 das Estat\u00edsticas Registrais Imobili\u00e1rias<\/a><\/strong> elaborado pelo <strong>Col\u00e9gio de Registradores<\/strong> calcula o pre\u00e7o m\u00e9dio da habita\u00e7\u00e3o em 1.963 \u20ac\/m\u00b2. A <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/24\/a-demanda-a-grande-forca-das-habitacoes-novas-em-2024\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=demanda&amp;utm_content=pt_precio_vivienda_2024\">habita\u00e7\u00e3o <\/a>nova est\u00e1 avaliada em 2.161 \u20ac\/m\u00b2 e a habita\u00e7\u00e3o usada em 1.917 \u20ac\/m\u00b2.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">&#8216;Guerra das Hipotecas&#8217;<\/h2>\n\n\n\n<p>As perspetivas para os pr\u00f3ximos meses continuar\u00e3o a ser fortemente condicionadas pela evolu\u00e7\u00e3o da infla\u00e7\u00e3o, das <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/26\/como-os-tipos-de-juros-afetam-seus-investimentos\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=tipos+juros&amp;utm_content=pt_precio_vivienda_2024\" target=\"_blank\" rel=\"noreferrer noopener\">taxas de juro<\/a> e da situa\u00e7\u00e3o econ\u00f3mica em geral. Recentemente, o Banco Central Europeu confirmou as suas previs\u00f5es e anunciou uma ansiada<strong> redu\u00e7\u00e3o das taxas de juro <\/strong>para 4,25%. Um facto que n\u00e3o ocorria desde 2016. <strong>Christine Lagarde<\/strong>, presidente da entidade, mostrou-se prudente e deixou claro que esta redu\u00e7\u00e3o n\u00e3o constitu\u00eda um compromisso para o futuro. No entanto, esta decis\u00e3o tem um efeito direto na redu\u00e7\u00e3o dos juros das hipotecas, com a incerteza de saber se, al\u00e9m disso, ter\u00e1 impacto na recupera\u00e7\u00e3o do cr\u00e9dito hipotec\u00e1rio.<\/p>\n\n\n\n<p><strong>Carlos Cuerpo, ministro da Economia, Com\u00e9rcio e Empresas,<\/strong> declarou que as fam\u00edlias que renovarem as suas hipotecas nos pr\u00f3ximos meses poderiam poupar at\u00e9 400 euros por ano.<\/p>\n\n\n\n<p>Esta redu\u00e7\u00e3o \u00e9 acompanhada pela <strong>estabilidade do Euribor <\/strong>nos \u00faltimos doze meses e por uma queda da infla\u00e7\u00e3o que teve um impacto positivo nas poupan\u00e7as familiares. Paralelamente, foi declarada uma <strong>\u201cguerra das hipotecas\u201d <\/strong>entre os bancos, traduzindo-se numa redu\u00e7\u00e3o das taxas de juro, passando de 3,94% em outubro de 2023 para 3,68% em fevereiro de 2024, segundo os dados mais recentes do Banco de Espanha. Esta descida refletiu-se especialmente nas hipotecas a taxa fixa, onde a HelpMyCash estima que a redu\u00e7\u00e3o m\u00e9dia foi de 500 euros.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pre\u00e7os das habita\u00e7\u00f5es em 2024, de menos para mais<\/h2>\n\n\n\n<p>Neste contexto, os especialistas mant\u00eam-se conservadores quanto \u00e0 evolu\u00e7\u00e3o do mercado imobili\u00e1rio, embora estabele\u00e7am diferen\u00e7as temporais. Para a <strong>CaixaBank Research<\/strong>, \u00e9 previs\u00edvel uma queda moderada nas vendas de habita\u00e7\u00e3o e um aumento dos pre\u00e7os inferior a 3%, antes de experimentar uma recupera\u00e7\u00e3o: \u201c<a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2024\/02\/07\/810891-caixabank-la-vivienda-ira-de-menos-a-mas-y-volvera-a-la-zona-expansiva-en-2025\" target=\"_blank\" rel=\"noreferrer noopener\">o setor imobili\u00e1rio ir\u00e1 de menos a mais este ano e voltar\u00e1 \u00e0 fase expansiva em 2025<\/a>\u201d.<\/p>\n\n\n\n<p>Por sua vez, o <strong>BBVA <\/strong>prev\u00ea <a href=\"https:\/\/www.bbva.com\/es\/es\/salud-financiera\/subira-el-precio-de-la-vivienda-en-espana-en-2024\/\">aumentos em 2024<\/a>, mas ressalva que \u201ceste aumento poder\u00e1 atingir 3% em termos nominais, mas em termos reais, descontando a infla\u00e7\u00e3o, representa uma queda pr\u00f3xima de 0,6%\u201d.<\/p>\n\n\n\n<p>As previs\u00f5es do <strong>Bankinter <\/strong>s\u00e3o menos animadoras, estimando que o <a href=\"https:\/\/www.bankinter.com\/blog\/finanzas-personales\/prevision-precio-vivienda\" target=\"_blank\" rel=\"noreferrer noopener\">pre\u00e7o da habita\u00e7\u00e3o<\/a> diminuir\u00e1 2% em 2024, mas voltar\u00e1 a aumentar em 2025 com subidas de 1%.<\/p>\n\n\n\n<p>A n\u00edvel global, a consultora <strong>PwC e o Urban Land Institute (ULI) <\/strong>adiam a melhoria do setor para o pr\u00f3ximo ano.
