Desta vez, trata-se de um empr\u00e9stimo, que abriremos para investimento na pr\u00f3xima <strong>sexta-feira, 21 de junho \u00e0s 12h (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<p>Com o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000294?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+mirador+de+la+estacion+1&amp;utm_content=pt_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Mirador de la Estaci\u00f3n<\/a>, voltamos a Colmenar Viejo. Desta vez, para financiar a compra de um terreno sobre o qual ser\u00e1 desenvolvida <strong>uma promo\u00e7\u00e3o de 45 moradias unifamiliares.<\/strong> O terreno est\u00e1 localizado no bairro pr\u00f3ximo \u00e0 esta\u00e7\u00e3o de trem, na zona de expans\u00e3o sul de Colmenar Viejo, perto de parques, zonas verdes e todos os tipos de servi\u00e7os.<\/p>\n<p> <\/p>\n<p><strong>As moradias ter\u00e3o 4 quartos, 3 casas de banho,<\/strong> sala de estar, sala de jantar, cozinha e arrecada\u00e7\u00e3o distribu\u00eddos por dois pisos acima do solo \u2013 r\u00e9s-do-ch\u00e3o e primeiro andar. Incluem dois jardins privados, tanto na parte anterior com lugar de estacionamento, como na parte posterior da moradia com acesso \u00e0 piscina comunit\u00e1ria e ampla zona comum.<\/p>\n<p> <\/p>\n<p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000294?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+mirador+de+la+estacion+2&amp;utm_content=pt_proyecto_mirador_estacion\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Mirador de la Estaci\u00f3n<\/a> \u00e9 o terceiro que financiamos com a Libra Gesti\u00f3n de Proyectos, promotora com ampla trajet\u00f3ria e mais de 6.000 moradias desenvolvidas em regime de cooperativa.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade de 11% em 12 meses<\/h2>\n<p> <\/p>\n<p>Este projeto \u00e9 um projeto de d\u00edvida. Ou seja, os investidores da Urbanitae juntam-se para conceder um empr\u00e9stimo ao promotor. Trata-se de um empr\u00e9stimo ponte para que possa comprar o terreno onde ser\u00e1 desenvolvida a promo\u00e7\u00e3o. <strong>O montante do empr\u00e9stimo \u00e9 de 4.190.000 euros, com um prazo de 12 meses e uma taxa fixa anual de 11%.<\/strong><\/p>\n<p> <\/p>\n<p>A sa\u00edda dos investidores da Urbanitae ocorrer\u00e1 com a entrada do financiamento banc\u00e1rio. Para que o banco entre na opera\u00e7\u00e3o, a Libra Gesti\u00f3n de Proyectos tem que atingir dois marcos: chegar a 70% de reservas e obter a licen\u00e7a de obra. O projeto <strong>j\u00e1 tem 40% de reservas,<\/strong> ou seja, 18 das 45 moradias. O empr\u00e9stimo da Urbanitae financiar\u00e1 75% do pre\u00e7o de compra do terreno e 100% dos custos de estrutura\u00e7\u00e3o.<\/p>\n<p> <\/p>\n<p>O promotor acredita que poder\u00e1 cumprir ambas as condi\u00e7\u00f5es em 6 meses, mas n\u00f3s estabelecemos uma dura\u00e7\u00e3o de 12 meses. No entanto, a Libra poder\u00e1 devolver o empr\u00e9stimo a qualquer momento, <strong>desde que o retorno m\u00ednimo para o investidor seja sempre equivalente a 6 meses de juros (5,5%).<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Garantia hipotec\u00e1ria de primeiro grau<\/h2>\n<p> <\/p>\n<p>Embora estimemos que h\u00e1 margem suficiente, pode ocorrer que o promotor n\u00e3o cumpra os prazos e n\u00e3o consiga devolver o empr\u00e9stimo.
