Estar\u00e1 dispon\u00edvel na pr\u00f3xima <strong>quarta-feira, 19 de junho, \u00e0s 16h (UTC+2).<\/strong> Quer saber mais?<\/p>\n<p> <\/p>\n<p>Com o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000292?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+oceanika+1&amp;utm_content=pt_proyecto_oceanika\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Oce\u00e1nika<\/a>, vamos para Torremolinos (M\u00e1laga). L\u00e1, compraremos um antigo hotel e o transformaremos em um flex living e em um centro comercial de m\u00e9dio porte para posterior venda a um investidor institucional. <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/09\/05\/flex-living-o-futuro-do-investimento-imobiliario\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=flex+living&amp;utm_content=pt_proyecto_oceanika\" target=\"_blank\" rel=\"noreferrer noopener\">Flex living<\/a> \u00e9 um termo que engloba formas de habita\u00e7\u00e3o diferentes da tradicional. Neste caso, refere-se a <strong>um complexo de 180 quartos com uma \u00e1rea comercial<\/strong> e v\u00e1rias comodidades.<\/p>\n<p> <\/p>\n<p>Estamos a falar de uma \u00e1rea de mais de 11.500 metros quadrados, que incluir\u00e1 180 quartos e 210 camas. A \u00e1rea comercial ter\u00e1 uma extens\u00e3o de mais de 2.000 metros quadrados. O projeto est\u00e1 localizado em Torremolinos, um destino apreciado pelos <a href=\"https:\/\/prie.comercio.gob.es\/en-us\/paginas\/teletrabajadores-caracter-internacional.aspx\" target=\"_blank\" rel=\"noreferrer noopener\">n\u00f4mades digitais<\/a> na costa mediterr\u00e2nea da Andaluzia. Em particular, Oce\u00e1nika est\u00e1 a apenas 3,7 quil\u00f4metros do aeroporto de M\u00e1laga, a 12 quil\u00f4metros do centro de M\u00e1laga e a 19 quil\u00f4metros do Parque Tecnol\u00f3gico da cidade.<\/p>\n<p> <\/p>\n<p>O promotor desta opera\u00e7\u00e3o \u00e9 a Nuovit, que repete a parceria com a Urbanitae. Nos \u00faltimos 30 anos, sua equipe de gest\u00e3o desenvolveu projetos imobili\u00e1rios que somam mais de 2,5 milh\u00f5es de metros quadrados, representando um <strong>investimento superior a 2 bilh\u00f5es de euros<\/strong> e um valor de mercado que supera 2,7 bilh\u00f5es de euros.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Licen\u00e7a de obras em vigor<\/h2>\n<p> <\/p>\n<p>O projeto Oce\u00e1nika tem uma estrat\u00e9gia de valoriza\u00e7\u00e3o. Portanto, os investidores da Urbanitae entrar\u00e3o em sociedade com o promotor para desenvolver o projeto. O flex living ser\u00e1 operado pela Habyt sob um contrato de gest\u00e3o j\u00e1 assinado. O centro comercial de m\u00e9dio porte est\u00e1 arrendado \u00e0 cadeia de supermercados Aldi, com um contrato de arrendamento fixo tamb\u00e9m j\u00e1 assinado.<\/p>\n<p> <\/p>\n<p>Al\u00e9m disso, a licen\u00e7a de obras para a constru\u00e7\u00e3o foi concedida. Assim que o aumento de capital pelos investidores for realizado, <strong>procederemos ao in\u00edcio das obras o mais rapidamente poss\u00edvel.<\/strong> O gestor j\u00e1 obteve da Prefeitura as licen\u00e7as necess\u00e1rias para operar os ativos.<\/p>\n<p> <\/p>\n<p>A contribui\u00e7\u00e3o dos investidores da Urbanitae ser\u00e1 de 4.560.000 euros, que ser\u00e3o destinados a cobrir os custos de desenvolvimento do projeto que n\u00e3o s\u00e3o cobertos pelo financiamento banc\u00e1rio. <strong>O promotor investe 7 milh\u00f5es de euros de capital pr\u00f3prio.<\/strong><\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rendimento preferencial de 18% TIR<\/h2>\n<p> <\/p>\n<p>Como em todos os projetos de valoriza\u00e7\u00e3o, n\u00e3o \u00e9 permitido publicar rendimentos estimados. Nesse ponto, se abrir\u00e1 uma janela para a desinvestimento do centro comercial de m\u00e9dio porte, caso as condi\u00e7\u00f5es sejam favor\u00e1veis.
