Em concreto, na pr\u00f3xima <strong>quinta-feira, 20 de junho, \u00e0s 16h (UTC+2).<\/strong><\/p>\n<p> <\/p>\n<p>Desta vez, viajamos para La Antilla, em Huelva, para desenvolver 56 habita\u00e7\u00f5es unifamiliares e plurifamiliares. O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000291?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+la+antilla+1&amp;utm_content=pt_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">projeto La Antilla<\/a> est\u00e1 localizado numa zona chamada El Catal\u00e1n, dentro de um pinhal <strong>junto \u00e0 foz do rio Piedras e a poucos metros da praia de La Antilla.<\/strong> A \u00e1rea \u00e9 conhecida pelas suas praias virgens e est\u00e1 a menos de cinco minutos de carro do centro urbano de La Antilla, que possui todos os servi\u00e7os.<\/p>\n<p> <\/p>\n<p>Quanto ao promotor, repetimos com a Fenext, que h\u00e1 alguns dias financiou o seu quarto <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000072?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto&amp;utm_content=pt_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">projeto<\/a> connosco. Os dois primeiros, em C\u00e1diz, <strong>obtiveram rendibilidades TIR superiores a 18% em ambos os casos.<\/strong> O terceiro, Cervantes, est\u00e1 a avan\u00e7ar a bom ritmo.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Estrat\u00e9gia de mais-valias<\/h2>\n<p> <\/p>\n<p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000291?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+la+antilla+1&amp;utm_content=pt_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">projeto La Antilla<\/a> tem uma estrutura de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/21\/como-sao-os-projetos-de-valorizacao-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=mais+valias&amp;utm_content=pt_proyecto_la_antilla\" target=\"_blank\" rel=\"noreferrer noopener\">mais-valias<\/a>. Os investidores da Urbanitae e o promotor v\u00e3o associar-se para comprar um edif\u00edcio existente em La Antilla, sobre o qual ser\u00e3o desenvolvidas as 56 habita\u00e7\u00f5es de 1, 2 e 3 quartos \u2013 com uma superf\u00edcie constru\u00edda m\u00e9dia de 88 m\u00b2.<\/p>\n<p> <\/p>\n<p>Assim, <strong>o valor do projeto ascende a 3.172.500 euros.<\/strong> A Fenext j\u00e1 assinou um contrato de compra sobre o ativo e desembolsou 5% do pre\u00e7o dos ativos. A entrada da Urbanitae permitir\u00e1 enfrentar o pagamento restante da compra.<\/p>\n<p> <\/p>\n<p>Embora n\u00e3o se disponha de licen\u00e7a de obra, \u00e9 de destacar que a aquisi\u00e7\u00e3o do complexo inclui a compra de um terreno rural que n\u00e3o est\u00e1 contemplado no plano de neg\u00f3cios, <strong>o que gerar\u00e1 um benef\u00edcio extra para o projeto.<\/strong> Entramos numa fase muito inicial do projeto, pelo que esperamos uma rendibilidade total em linha com a dura\u00e7\u00e3o de cerca de 34-36 meses.<\/p>\n<p> <\/p>\n<p>Como em todo projeto de mais-valias, o regulador n\u00e3o permite oferecer uma estimativa de rentabilidade.
