Desta vez, vamos at\u00e9 Getafe para desenvolver 14 apartamentos multifamiliares com um dos nossos promotores mais bem-sucedidos. Poder\u00e1 investir na pr\u00f3xima quarta-feira, 12 de junho, \u00e0s 16 horas. Interessado?<\/p>\n<p> <\/p>\n<p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000287?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=projeto+batres&amp;utm_content=pt_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Batres<\/a> \u00e9 o quarto que realizamos com a Fenext (anteriormente Carpio Capital). Este promotor est\u00e1 atualmente a desenvolver o projeto Cervantes, financiado na nossa plataforma. Al\u00e9m disso, a Fenext devolveu dois projetos com a Urbanitae em C\u00e1diz, Pinares I e <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000089?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=pinares+ii&amp;utm_content=pt_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">Pinares II<\/a>, que <strong>apresentam uma rentabilidade m\u00e9dia de TIR superior a 21%.<\/strong><\/p>\n<p> <\/p>\n<p>Desta vez, vamos a Getafe para comprar um edif\u00edcio existente, demoli-lo e construir um empreendimento residencial. Em particular, falamos de <strong>14 apartamentos multifamiliares de 1 e 2 quartos,<\/strong> com cerca de 85 metros quadrados constru\u00eddos cada um. Os apartamentos, com op\u00e7\u00e3o de lugar de garagem, estar\u00e3o equipados com aerotermia e ter\u00e3o certifica\u00e7\u00e3o energ\u00e9tica B. O projeto Batres est\u00e1 localizado no centro de Getafe, numa zona consolidada rodeada de parques, com todos os tipos de servi\u00e7os e bem conectada.<\/p>\n<p> <\/p>\n<p>A trajet\u00f3ria da <a href=\"https:\/\/urbanitae.com\/pt\/promotores\/U124951?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0624&amp;utm_term=fenext&amp;utm_content=pt_proyecto_batres\" target=\"_blank\" rel=\"noreferrer noopener\">Fenext<\/a> com a Urbanitae \u00e9 conhecida. Este promotor tem uma reputa\u00e7\u00e3o consolidada e conta com uma ampla experi\u00eancia nacional e internacional.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">50% de reservas<\/h2>\n<p> <\/p>\n<p>O projeto Batres tem uma estrat\u00e9gia de mais-valias. Ou seja, os investidores da Urbanitae e o promotor associam-se para realizar o projeto. Em particular, <strong>os investidores da Urbanitae aportar\u00e3o um total de 792.500 euros<\/strong> para enfrentar a compra do edif\u00edcio, cerca de 90% do capital total. A Fenext, que assinou um contrato de compra sobre o ativo e desembolsou 11% do pre\u00e7o, contribui com os restantes 10%.<\/p>\n<p> <\/p>\n<p>Um dos pontos fortes do projeto \u00e9 que <strong>j\u00e1 tem licen\u00e7a de obras em vigor,<\/strong> o que limita bastante o risco de prazo. Al\u00e9m disso, 7 dos 14 apartamentos est\u00e3o reservados, com contrato assinado e capital de reserva desembolsado. Isto significa que o risco comercial tamb\u00e9m est\u00e1 limitado. E h\u00e1 condi\u00e7\u00f5es para obter o empr\u00e9stimo do promotor. De facto, j\u00e1 h\u00e1 termos acordados com uma institui\u00e7\u00e3o financeira de primeira linha.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade em 24-28 meses<\/h2>\n<p> <\/p>\n<p>Como em todos os projetos de mais-valias, n\u00e3o podemos adiantar n\u00fameros de rentabilidade. No entanto, pode calcular a nossa estimativa a partir dos n\u00fameros da ficha do projeto: (previs\u00e3o de receitas \u2013 estimativa de custos) \/ equity total.<\/p>\n<p> <\/p>\n<p>O prazo do projeto Batres est\u00e1 estimado em 24-28 meses. Portanto, espera-se que as obras comecem no primeiro trimestre de 2025 e terminem entre o segundo e o terceiro trimestre de 2026.
