O gestor desta opera\u00e7\u00e3o \u00e9 a <strong>Caler Real Estate Advisory<\/strong>, uma empresa especializada em estrutura\u00e7\u00e3o de investimentos imobili\u00e1rios off-market para ativos comerciais e residenciais, incluindo hot\u00e9is, escrit\u00f3rios e espa\u00e7os comerciais.<\/p><p>O projeto est\u00e1 localizado na cidade do <strong>Porto<\/strong>, mais especificamente na Rua Barao Forrester.<\/p><h2>Contrato de arrendamento fixo por 25 anos<\/h2><p>A opera\u00e7\u00e3o ser\u00e1 estruturada atrav\u00e9s de um <strong>aumento de capital<\/strong>, onde os investidores da Urbanitae juntamente com investidores privados adicionais far\u00e3o uma contribui\u00e7\u00e3o de capital para a empresa ve\u00edculo da opera\u00e7\u00e3o. Esta empresa ve\u00edculo planeia procurar <strong>financiamento banc\u00e1rio para o desenvolvimento do projeto<\/strong>, que est\u00e1 bem avan\u00e7ado com uma institui\u00e7\u00e3o financeira. <strong>A contribui\u00e7\u00e3o dos investidores da Urbanitae ser\u00e1 equivalente a \u20ac5,000,000.<\/strong><\/p><p><strong>Os investidores do promotor investir\u00e3o o equivalente a uma participa\u00e7\u00e3o de 15%,<\/strong> totalizando <strong>\u20ac1,000,000,<\/strong> alinhando os interesses do promotor e dos investidores da Urbanitae.<\/p><p>\u00c9 tamb\u00e9m importante notar que <strong>foi assinado um contrato de arrendamento com a NUMA, por 25 anos com um per\u00edodo de cumprimento obrigat\u00f3rio de 15 anos<\/strong>. Al\u00e9m disso, fornecer\u00e1 uma garantia banc\u00e1ria equivalente a 6 meses de renda. Al\u00e9m disso, tamb\u00e9m \u00e9 esperado o in\u00edcio dos trabalhos de reforma do ativo.<\/p><p>No <strong>primeiro trimestre de 2026<\/strong>, prev\u00ea-se o t\u00e9rmino dos trabalhos de reforma e a abertura da janela de desinvestimento do espa\u00e7o comercial, se as condi\u00e7\u00f5es de mercado forem favor\u00e1veis.<\/p><p>No <strong>segundo trimestre de 2024<\/strong>, prev\u00ea-se o in\u00edcio dos trabalhos de reforma e transforma\u00e7\u00e3o do ativo da opera\u00e7\u00e3o Numa e o pagamento do primeiro dividendo.
