Assim a CBRE vislumbra o panorama econ\u00f4mico em seu relat\u00f3rio <a href=\"https:\/\/www.cbre.es\/insights\/reports\/real-estate-market-outlook-espana-2024\" target=\"_blank\" rel=\"noreferrer noopener\">&#8220;Real Estate Market Outlook 2024&#8221;<\/a>, no qual prev\u00ea para este ano um <strong>leve crescimento no volume de investimento imobili\u00e1rio<\/strong>. A consultora estima que esse aumento ficar\u00e1 entre 5% e 10%, aproximando-se mais deste \u00faltimo percentual, podendo alcan\u00e7ar os 12.500 milh\u00f5es de euros transacionados. Uma evolu\u00e7\u00e3o positiva que, no entanto, estar\u00e1 condicionada por fatores macroecon\u00f4micos como a infla\u00e7\u00e3o e as <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/26\/como-os-tipos-de-juros-afetam-seus-investimentos\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0324&amp;utm_term=tipos+juros&amp;utm_content=pt_inversion_hotelera_canarias\" target=\"_blank\" rel=\"noreferrer noopener\">taxas de juros<\/a>; e o contexto s\u00f3cio-pol\u00edtico, com o conflito da Ucr\u00e2nia em destaque.<\/p>\n\n\n\n<p>O setor mant\u00e9m a trajet\u00f3ria iniciada nos \u00faltimos meses de 2023, confirmando que <strong>a corre\u00e7\u00e3o do mercado atingiu o pico<\/strong>. Nesse sentido, um relat\u00f3rio da consultora Colliers destaca os bons sinais do per\u00edodo. No total do ano, o investimento caiu 40% em rela\u00e7\u00e3o a 2022, alcan\u00e7ando 11.000 milh\u00f5es de euros. No entanto, o \u00faltimo trimestre somou 3.900 milh\u00f5es de euros, 104% a mais que o mesmo per\u00edodo anterior e 31% a mais em termos anuais. <\/p>\n\n\n\n<p>Dos diferentes segmentos de investimento, os<strong> ativos hoteleiros <\/strong>se posicionaram entre os <strong>mais demandados<\/strong> e concentraram, segundo a <a href=\"https:\/\/www.colliers.com\/es-es\/news\/la-inversion-hotelera-en-espanha-en-2023\" target=\"_blank\" rel=\"noreferrer noopener\">Colliers<\/a>, 38% do investimento total, o que representa 4.248 milh\u00f5es de euros. Dessa forma, o ano passado superou todas as previs\u00f5es, ficando apenas atr\u00e1s dos registros de 2018.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Opera\u00e7\u00f5es de portf\u00f3lio, motor do investimento <\/h2>\n\n\n\n<p><strong>As opera\u00e7\u00f5es de portf\u00f3lio foram as mais relevantes<\/strong>, com um aumento de 94% em rela\u00e7\u00e3o a 2022, representando 65% do volume. No total, inclu\u00edram 110 ativos hoteleiros e 14.320 quartos, com um investimento de 2.615 milh\u00f5es de euros. <\/p>\n\n\n\n<p>Dentro dos ativos de lazer, <strong>as ilhas atraem grande parte do investimento.<\/strong> Com 1.175 milh\u00f5es de euros, as Can\u00e1rias fecharam 39 opera\u00e7\u00f5es. O mesmo que as Baleares, embora neste caso o montante tenha sido de 796 milh\u00f5es de euros. Em ambos os casos, o fator determinante foi a grande opera\u00e7\u00e3o protagonizada entre <strong>GIC e HI Partners<\/strong>, que incluiu 27 ativos nas Can\u00e1rias e 19 nas Baleares. <\/p>\n\n\n\n<p>No <strong>segmento urbano<\/strong>, Madrid se destaca como l\u00edder e concentra 14% do volume. Enquanto Barcelona se destaca por dobrar o investimento recebido em rela\u00e7\u00e3o a 2022, atingindo 582 milh\u00f5es de euros. Logo atr\u00e1s est\u00e1 M\u00e1laga, que atraiu investimentos no valor de 560 milh\u00f5es de euros. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Novos modelos de alojamento no radar <\/h2>\n\n\n\n<p>No entanto, os hot\u00e9is n\u00e3o foram a \u00fanica via de investimento imobili\u00e1rio tur\u00edstico. Um novo <a href=\"https:\/\/www.tourinews.es\/resumen-de-prensa\/notas-de-prensa-empresas-turismo\/branded-residences-serviced-apartments-inversion-espana_4479597_102.html\" target=\"_blank\" rel=\"noreferrer noopener\">modelo de alojamento<\/a> come\u00e7a a despontar entre os interesses dos investidores. S\u00e3o os chamados<strong> <a href=\"https:\/\/desarrollohotelero.com\/inversores\/serviced-apartments-o-como-la-media-estancia-se-reinventa\/\" target=\"_blank\" rel=\"noreferrer noopener\">Serviced apartments<\/a><\/strong> e as <strong><a href=\"https:\/\/www.colliers.com\/es-es\/news\/branded-residences-o-residencias-de-marca\" target=\"_blank\" rel=\"noreferrer noopener\">branded residences<\/a><\/strong>. O primeiro conceito refere-se aos alojamentos que oferecem servi\u00e7os associados tipicamente a estabelecimentos hoteleiros. O segundo identifica unidades integradas em complexos residenciais ou hoteleiros, projetadas e geridas por grandes operadores hoteleiros normalmente dentro do setor de luxo.<\/p>\n\n\n\n<p>A Colliers, em seu relat\u00f3rio <a href=\"https:\/\/www.colliers.com\/es-es\/news\/la-explosion-de-las-branded-residences-en-espanha\" target=\"_blank\" rel=\"noreferrer noopener\">Branded Residences 2023<\/a>, exp\u00f5e o <strong>crescimento deste modelo <\/strong>e seu potencial de crescimento nos pr\u00f3ximos quatro anos, quando prev\u00ea que ser\u00e3o ultrapassadas as 1.200 unidades. E, embora por enquanto as Ilhas Can\u00e1rias, Madrid e Barcelona concentrem boa parte da oferta, com 278 unidades operativas, a Costa do Sol se postula como o destino preferido para futuros projetos.<\/p>\n\n\n\n<p>Entre os <strong>grandes investidores<\/strong>, encontramos cadeias de primeiro n\u00edvel como Four Seasons, Mandarin Oriental, Marriott ou Accor. Mas a consultora tamb\u00e9m aponta que despertaram o interesse de grandes marcas do mundo automobil\u00edstico ou da moda, como Fendi, Missoni, Dolce &amp; Gabbana, Karl Lagerfeld ou Lamborghini. <\/p>\n\n\n\n<p>Os <strong>investidores particulares<\/strong>, por sua vez, concentram-se no formato de apartamentos de servi\u00e7o.
