Desta vez, repetimos o promotor, o inquilino e at\u00e9 mesmo a cidade. Contamos todos os detalhes deste projeto, que estar\u00e1 aberto a investimento <strong>na pr\u00f3xima quinta-feira, 29 de fevereiro de 2024, \u00e0s 16h<\/strong> (UTC+1).<\/p>\n<p> <\/p>\n<p>Como mencionado, o <a href=\"https:\/\/urbanitae.com\/it\/progetto\/P000262?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projeto+Pepco+San+Jose&amp;utm_content=projeto_pepco_san_jose\" target=\"_blank\" rel=\"noreferrer noopener\">projeto Pepco San Jos\u00e9<\/a> repete a estrutura do projeto Pepco Delicias. Ambos est\u00e3o localizados em Sarago\u00e7a, t\u00eam a cadeia Pepco como inquilino e a GPA como gestora.<\/p>\n<p> <\/p>\n<p>A Pepco \u00e9 uma cadeia europeia de origem polonesa cotada em bolsa e especializada em moda e produtos de baixo custo. Pretende tornar a Espanha o seu quarto mercado este ano, <strong>com a abertura de mais 100 lojas al\u00e9m das 200 que j\u00e1 possui abertas<\/strong> no nosso pa\u00eds. O promotor, por sua vez, \u00e9 especializado em ativos com rendimento, com uma trajet\u00f3ria de mais de 30 anos.<\/p>\n<p> <\/p>\n<p>O projeto em quest\u00e3o est\u00e1 no bairro de San Jos\u00e9 em Sarago\u00e7a, mais precisamente na Avenida del Tenor Fleta, 52. O edif\u00edcio era anteriormente um mercado e, com uma \u00e1rea bruta loc\u00e1vel de 995 metros quadrados, <strong>\u00e9 um tipo de ativo muito procurado<\/strong> nos centros das cidades. \u00c9 a quinta localiza\u00e7\u00e3o em Sarago\u00e7a.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Rentabilidade de 5,40% ao ano por 5 anos<\/h2>\n<p> <\/p>\n<p>Como j\u00e1 mencionado, o inquilino deste espa\u00e7o \u00e9 a Pepco, que entrou no local em junho de 2023 com um contrato de 15 anos, seis dos quais s\u00e3o de cumprimento obrigat\u00f3rio. Desde janeiro de 2024, est\u00e1 a realizar uma reforma completa que ser\u00e1 conclu\u00edda com a abertura ao p\u00fablico em junho de 2024.<\/p>\n<p> <\/p>\n<p>A opera\u00e7\u00e3o ser\u00e1 estruturada via equity. <strong>Os investidores da Urbanitae contribuir\u00e3o com um total de 1.180.000 euros<\/strong> para a compra do espa\u00e7o, e o far\u00e3o atrav\u00e9s do aumento de capital para a SPV da opera\u00e7\u00e3o. N\u00e3o ser\u00e1 necess\u00e1rio recorrer a financiamento banc\u00e1rio.<\/p>\n<p> <\/p>\n<p>Como \u00e9 habitual nos nossos <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/18\/como-viver-de-renda-com-investimento-imobiliario\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=viver+de+renda&amp;utm_content=projeto_pepco_san_jose\" target=\"_blank\" rel=\"noreferrer noopener\">projetos de rendas<\/a>, a dura\u00e7\u00e3o prevista neste caso \u00e9 de cinco anos. Deve ser destacado que protege contra a infla\u00e7\u00e3o, na medida em que a partir de julho de 2026 a renda ser\u00e1 revista anualmente: a primeira revis\u00e3o ser\u00e1 de 2,5% para cima.<\/p>\n<p> <\/p>\n<p>Outro ponto a favor \u00e9 a seguran\u00e7a do inquilino. A Pepco assinou um contrato de arrendamento por 15 anos, dos quais seis s\u00e3o de cumprimento obrigat\u00f3rio. Al\u00e9m disso, a taxa de esfor\u00e7o que o aluguel representa para a Pepco \u00e9 baixa.<\/p>\n<p> <\/p>\n<h2 class=\"wp-block-heading\">Sa\u00edda do investidor em 2029<\/h2>\n<p> <\/p>\n<p>No calend\u00e1rio de investimento, est\u00e1 prevista a aquisi\u00e7\u00e3o do espa\u00e7o para o primeiro trimestre de 2024. O pagamento do <strong>primeiro dividendo aos investidores ser\u00e1 no terceiro trimestre de 2024<\/strong>. A partir do primeiro trimestre de 2026, abre-se uma janela de desinvestimento sujeita \u00e0s condi\u00e7\u00f5es do mercado.
