Desde junho de 2019, financiamos cerca de 130 projetos, sendo que mais de 60% s\u00e3o de valoriza\u00e7\u00e3o. Se olharmos do ponto de vista do volume, nossos projetos de valoriza\u00e7\u00e3o (~150 milh\u00f5es de euros) representam quase o dobro dos projetos de d\u00edvida. Se voc\u00ea j\u00e1 investiu conosco, j\u00e1 deve saber (quase) tudo sobre eles. Caso contr\u00e1rio, neste artigo, contamos tudo o que voc\u00ea precisa saber sobre os projetos de valoriza\u00e7\u00e3o na Urbanitae.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Equity e valoriza\u00e7\u00e3o<\/h2>\n\n\n\n<p>Para come\u00e7ar, voc\u00ea ver\u00e1 que muitas vezes falamos de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/09\/06\/que-tipos-de-projetos-de-equity-existem-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projetos_de_equity&amp;utm_content=pt_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">projetos de equity<\/a> e de projetos de valoriza\u00e7\u00e3o indistintamente. Rigorosamente, <em>equity<\/em> refere-se \u00e0 estrutura do projeto, enquanto <em>valoriza\u00e7\u00e3o<\/em> est\u00e1 relacionada \u00e0 estrat\u00e9gia. Em um projeto de equity, <strong>os investidores entram no capital da sociedade<\/strong>: isso ocorre nos projetos de valoriza\u00e7\u00e3o, mas tamb\u00e9m nos de renda.<\/p>\n\n\n\n<p>A diferen\u00e7a principal est\u00e1 no objetivo do investimento. A estrat\u00e9gia de valoriza\u00e7\u00e3o baseia-se no ciclo &#8220;comprar, reformar e vender&#8221; ou &#8220;comprar, construir e vender&#8221;. Entramos como parceiros de capital do promotor e, portanto, <strong>investimos na promo\u00e7\u00e3o imobili\u00e1ria, com o n\u00edvel de risco e rentabilidade associados a essa atividade<\/strong>. Neste enfoque, capitalizamos a mais-valia gerada pela melhoria do im\u00f3vel ou pela constru\u00e7\u00e3o das resid\u00eancias e pela demanda do mercado.<\/p>\n\n\n\n<p>Nos <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/07\/02\/como-funcionam-os-projetos-de-renda-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projetos_de_renda&amp;utm_content=pt_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">projetos de renda<\/a>, esse enfoque tamb\u00e9m est\u00e1 presente, mas no final da vida do projeto. Ap\u00f3s tr\u00eas, quatro ou cinco anos, ao finalizar o prazo do projeto, o ativo \u00e9 vendido com o objetivo de obter mais-valias.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Como funcionam os projetos de valoriza\u00e7\u00e3o?<\/h2>\n\n\n\n<p>Um projeto de valoriza\u00e7\u00e3o <em>t\u00edpico<\/em> na Urbanitae teria as seguintes caracter\u00edsticas. Como em 80% dos nossos projetos, estar\u00edamos diante de uma promo\u00e7\u00e3o de novas constru\u00e7\u00f5es. Os investidores entram para capitalizar a <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/02\/19\/9-o-que-sao-spvs\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=spv&amp;utm_content=pt_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">SPV<\/a> (sociedade de prop\u00f3sito espec\u00edfico) criada especificamente para o projeto e comprar o terreno ou suportar os custos iniciais do projeto.<\/p>\n\n\n\n<p>A esta primeira fase seguem-se as fases de obten\u00e7\u00e3o da licen\u00e7a &#8211; se ainda n\u00e3o a tivermos &#8211; e a comercializa\u00e7\u00e3o, com o objetivo de atingir o n\u00edvel de pr\u00e9-vendas exigido pelo <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/02\/19\/as-instituicoes-financeiras-veem-na-urbanitae-um-aliado-para-os-seus-promotores\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=banco&amp;utm_content=pt_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">banco<\/a> para entrar na opera\u00e7\u00e3o. Superados esses marcos, entra o empr\u00e9stimo promotor banc\u00e1rio para financiar a constru\u00e7\u00e3o. Quando esta \u00e9 conclu\u00edda, as resid\u00eancias s\u00e3o entregues at\u00e9 atingir os 100%. Neste ponto, a sociedade criada \u00e9 liquidada e os lucros gerados s\u00e3o distribu\u00eddos entre os investidores, de acordo com a contribui\u00e7\u00e3o de cada um. Os dividendos recebidos pelo investidor s\u00e3o l\u00edquidos de despesas, mas est\u00e3o sujeitos a <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/04\/23\/24-como-sao-tributados-os-investimentos-na-urbanitae\/?utm_source=blog_pt&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=tributacao&amp;utm_content=pt_como_son_proyectos_plusvalia\" target=\"_blank\" rel=\"noreferrer noopener\">tributa\u00e7\u00e3o<\/a>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Por que realizamos projetos de valoriza\u00e7\u00e3o?<\/h2>\n\n\n\n<p>Na Urbanitae, temos flexibilidade para estruturar os projetos como d\u00edvida ou como equity, o que nos confere uma vantagem comparativa em rela\u00e7\u00e3o a outros provedores de financiamento alternativo &#8211; e a outras plataformas de crowdfunding imobili\u00e1rio.<\/p>\n\n\n\n<p>Normalmente, escolhemos a estrat\u00e9gia de valoriza\u00e7\u00e3o quando o contexto econ\u00f4mico faz com que o risco que assumimos com o financiamento seja semelhante ao do promotor. Quando isso acontece, <strong>pedimos para estar em p\u00e9 de igualdade tamb\u00e9m em rela\u00e7\u00e3o \u00e0 rentabilidade<\/strong>.
