Imagine que um promotor queira construir um complexo residencial em uma \u00e1rea atraente onde j\u00e1 existe interesse comercial. Para as obras, o promotor solicitar\u00e1 financiamento aos bancos. Mas antes ele precisa concluir a compra do terreno e precisa de capital. Como esses s\u00f3cios, eles assumem o mesmo risco e compartilham os lucros gerados uma vez conclu\u00eddo o projeto. Nos projetos de <strong>crowdfunding de equity<\/strong>, os retornos alvo s\u00e3o t\u00edpicos de investimentos imobili\u00e1rios, ou seja, entre 15% e 20% ao ano.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O que \u00e9 crowdlending imobili\u00e1rio<\/h2>\n\n\n\n<p>No caso do crowdlending, as necessidades do promotor s\u00e3o um pouco diferentes. O promotor est\u00e1 procurando financiamento na forma de d\u00edvida, mas o banco n\u00e3o concedeu ou pode levar muito tempo para faz\u00ea-lo. Por qu\u00ea? Em empreendimentos de menor porte, o banco avalia cuidadosamente a opera\u00e7\u00e3o antes de conceder financiamento, pois pode n\u00e3o ser vantajoso para eles. Especialmente quando, ao contr\u00e1rio do que acontecia antes de 2019, o banco n\u00e3o adquire automaticamente as hipotecas dos compradores das resid\u00eancias do empreendimento.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Como funciona o crowdlending imobili\u00e1rio?<\/h3>\n\n\n\n<p>Nesses projetos de d\u00edvida, os investidores se tornam credores do promotor: suas contribui\u00e7\u00f5es tamb\u00e9m s\u00e3o reunidas em uma SPV, que concede o empr\u00e9stimo, geralmente a uma taxa fixa. Ap\u00f3s o prazo estabelecido, o promotor devolve o capital aos investidores, mais os juros acumulados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Diferen\u00e7as entre crowdlending imobili\u00e1rio e crowdfunding imobili\u00e1rio<\/h2>\n\n\n\n<p>J\u00e1 vimos que tanto o crowdfunding quanto o crowdlending s\u00e3o formas de financiamento alternativo, neste caso para promotores imobili\u00e1rios com necessidades diferentes. Mas quais s\u00e3o as implica\u00e7\u00f5es para o investidor?<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Retorno<\/h3>\n\n\n\n<p>Ao entrar em uma fase mais precoce do projeto, os investidores no crowdfunding de equity assumem mais riscos do que no crowdlending. Portanto, os retornos s\u00e3o maiores, especificamente <strong>entre 50% e 100% a mais<\/strong>: este \u00e9 um dos benef\u00edcios mais claros do crowdfunding.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Risco<\/h3>\n\n\n\n<p>Para obter retorno em um projeto de crowdfunding imobili\u00e1rio, \u00e9 necess\u00e1rio aguardar a conclus\u00e3o do mesmo: o empreendimento deve ser totalmente constru\u00eddo e vendido. Uma vez entregues as novas resid\u00eancias aos propriet\u00e1rios, \u00e9 hora de dissolver a sociedade criada especialmente para o projeto e <strong>distribuir os lucros entre os acionistas, sempre proporcionalmente \u00e0 sua contribui\u00e7\u00e3o<\/strong>.<\/p>\n\n\n\n<p>Existem v\u00e1rios riscos. Pode acontecer que os pre\u00e7os de venda estimados sejam muito altos e precisem ser reduzidos para vender as resid\u00eancias: um pre\u00e7o de venda mais baixo reduzir\u00e1 o retorno final. Um atraso nas vendas pode resultar em um atraso na concess\u00e3o do empr\u00e9stimo do promotor e, portanto, no prazo do projeto. Nos projetos de crowdlending, o contrato de empr\u00e9stimo estabelece garantias para assegurar a devolu\u00e7\u00e3o do capital. E como o LTV \u00e9 baixo, sua venda geraria capital suficiente para devolver o principal e os juros.<\/p>\n\n\n\n<p>Tamb\u00e9m \u00e9 comum penhorar as a\u00e7\u00f5es da sociedade, <strong>para que, em caso de inadimpl\u00eancia, os investidores se tornem igualmente propriet\u00e1rios das a\u00e7\u00f5es<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Prazo<\/h3>\n\n\n\n<p>Uma das vantagens do crowdlending imobili\u00e1rio \u00e9 que o prazo do projeto \u00e9 menor. Ou seja, \u00e9 necess\u00e1rio esperar menos para recuperar o investimento. Estamos falando de prazos entre 12 e 24 meses.
