O projeto Villa Alcal\u00e1 consiste na concess\u00e3o de um empr\u00e9stimo para <strong>financiar o desenvolvimento de uma villa de luxo localizada na exclusiva comunidade residencial de La Cerquilla<\/strong>, adjacente ao campo de golfe Las Brisas. A villa em quest\u00e3o ter\u00e1 <strong>cinco quartos e cinco banheiros<\/strong>, garagem com capacidade para quatro ve\u00edculos, sala de entretenimento, espa\u00e7o para academia e adega, al\u00e9m de piscina privativa, entre outras comodidades.<\/p>\n\n\n\n<p>O promotor repete a parceria com a Urbanitae: a Cogitari Homes financiou em dezembro passado o <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000251?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=projeto+gate+3&amp;utm_content=projeto_villa_alcala\" target=\"_blank\" rel=\"noopener\">projeto Gate 3<\/a> em nossa plataforma, outro <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2024\/01\/15\/a-imunidade-do-imobiliario-residencial-de-luxo\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0224&amp;utm_term=residencial+de+luxo&amp;utm_content=projeto_villa_alcala\" target=\"_blank\" rel=\"noopener\">residencial de luxo<\/a>. O promotor \u00e9 especializado nesse segmento e possui mais de 30 anos de experi\u00eancia internacional no setor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">21% de retorno e obras em andamento<\/h2>\n\n\n\n<p>O <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000261\" target=\"_blank\" rel=\"noopener\">projeto Villa Alcal\u00e1<\/a> \u00e9 um projeto de d\u00edvida. Os investidores da Urbanitae conceder\u00e3o um empr\u00e9stimo ao promotor, destinado a liquidar o principal da hipoteca existente sobre o terreno onde ser\u00e1 desenvolvido o ativo, bem como a concluir as obras.<\/p>\n\n\n\n<p>\u00c9 importante esclarecer que o promotor, Cogitari Homes, <strong>\u00e9 propriet\u00e1rio do terreno<\/strong>: adquiriu-o com fundos pr\u00f3prios e financiamento alternativo. O projeto <strong>j\u00e1 possui licen\u00e7a para obras e, de fato, os trabalhos j\u00e1 come\u00e7aram<\/strong>.<\/p>\n\n\n\n<p>A participa\u00e7\u00e3o dos investidores da Urbanitae se concretizar\u00e1 por meio de um <strong>empr\u00e9stimo dividido em tr\u00eas tranches<\/strong>. A tranche A, <strong>com prazo de 24 meses,<\/strong> ser\u00e1 no valor de <strong>2.175.000 euros a uma taxa fixa anual de 10,5%<\/strong>, com o objetivo de levantar a carga e continuar as obras. A sa\u00edda dos investidores da Urbanitae ocorrer\u00e1 <strong>por meio da venda da casa<\/strong>.<\/p>\n\n\n\n<p>O valor total do empr\u00e9stimo \u00e9 de 4.900.000 euros e, como mencionado, ser\u00e1 estruturado em tr\u00eas tranches. O projeto Villa Alcal\u00e1 se limita \u00e0 tranche A descrita. O reembolso antecipado total ser\u00e1 permitido a qualquer momento, <strong>sujeito a um retorno m\u00ednimo garantido para a tranche A equivalente a 24 meses de juros<\/strong>. \u00c9 permitida uma extens\u00e3o de 6 meses adicionais ao m\u00eas 24, condicionada a um progresso de 100% nas obras.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Garantia hipotec\u00e1ria de primeiro grau<\/h2>\n\n\n\n<p>Outro ponto forte do projeto \u00e9 seu n\u00edvel de garantias. O contrato de d\u00edvida estabelece uma garantia real de hipoteca de primeiro grau sobre as tr\u00eas matr\u00edculas que comp\u00f5em o projeto, como sempre, por meio de um agente de garantias.
