De acordo com especialistas, essa forte demanda \u00e9, sem d\u00favida, a principal for\u00e7a das habita\u00e7\u00f5es novas em 2024.<\/p>\n\n\n\n<p>Esse desequil\u00edbrio pode intensificar-se nos pr\u00f3ximos dois anos se os n\u00edveis atuais de constru\u00e7\u00e3o de novas habita\u00e7\u00f5es forem mantidos, conforme previsto no estudo &#8220;<strong><a href=\"https:\/\/www.st-tasacion.es\/es\/mas-alla-del-valor\/analisis-del-mercado-residencial-en-espana-tendencias-y-retos-para-2024.html\" target=\"_blank\" rel=\"noreferrer noopener\">An\u00e1lise do mercado residencial em Espanha: tend\u00eancias e desafios para 2024<\/a><\/strong>&#8220;, recentemente apresentado pela Sociedad de Tasaci\u00f3n. A empresa de avalia\u00e7\u00e3o imobili\u00e1ria sugere que a constru\u00e7\u00e3o de habita\u00e7\u00f5es variar\u00e1 entre 80.000 e 100.000 unidades por ano. Essa cifra ainda \u00e9 insuficiente para <a href=\"https:\/\/www.20minutos.es\/noticia\/5209316\/0\/espana-necesita-mas-vivienda-que-construye-para-alojar-200-000-nuevos-hogares-cada-ano\/\" target=\"_blank\" rel=\"noreferrer noopener\">acomodar os 200.000 novos lares<\/a> que ser\u00e3o formados anualmente nos pr\u00f3ximos 20 anos.<\/p>\n\n\n\n<p>Quanto aos pre\u00e7os, a opini\u00e3o geral das principais construtoras \u00e9 que <strong>n\u00e3o se espera uma diminui\u00e7\u00e3o nos pre\u00e7os das habita\u00e7\u00f5es novas em 2024<\/strong>, nem a curto nem a m\u00e9dio prazo. A consistente demanda e a falta de oferta de qualidade mant\u00eam os pre\u00e7os das habita\u00e7\u00f5es novas em n\u00edveis semelhantes, portanto, n\u00e3o s\u00e3o esperadas varia\u00e7\u00f5es significativas. Segundo a Sociedad de Tasaci\u00f3n, <strong>o pre\u00e7o das habita\u00e7\u00f5es est\u00e1 se aproximando de um ponto de inflex\u00e3o<\/strong>, com uma tend\u00eancia geral de alta e uma desacelera\u00e7\u00e3o no crescimento dos pre\u00e7os m\u00e9dios. De acordo com suas estimativas, essa tend\u00eancia continuar\u00e1 em alta durante o primeiro semestre de 2024, com uma previs\u00e3o de <a href=\"https:\/\/www.europapress.es\/economia\/construccion-y-vivienda-00342\/noticia-precio-vivienda-nueva-rozara-3000-euros-metro-cuadrado-primer-semestre-2024-20240115120226.html\" target=\"_blank\" rel=\"noreferrer noopener\">crescimento de 4,1% no primeiro semestre<\/a>, embora a um ritmo mais lento e com prazos de venda mais dilatados.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">As grandes construtoras, principais impulsionadoras das habita\u00e7\u00f5es novas em 2024<\/h2>\n\n\n\n<p>Neste contexto de aumento de pre\u00e7os, as grandes <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/12\/28\/habitacao-2024-previsoes-do-setor-imobiliario\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=habitacao+2024+previsoes&amp;utm_content=demanda_grande_forca\" target=\"_blank\" rel=\"noreferrer noopener\">construtoras<\/a> confirmam, por meio de seus n\u00fameros, as boas perspectivas para a comercializa\u00e7\u00e3o das habita\u00e7\u00f5es novas.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Metrovacesa<\/h3>\n\n\n\n<p>Atualmente, a empresa est\u00e1 construindo mais de 4.650 habita\u00e7\u00f5es, impulsionada pelo aumento das novas constru\u00e7\u00f5es nos \u00faltimos meses. Em declara\u00e7\u00f5es ao <em>Okdiario<\/em>, a construtora afirma que at\u00e9 o momento o aumento das taxas de juros n\u00e3o afetou as vendas desse tipo de im\u00f3vel. Acrescentam que continuam a registrar uma forte demanda no setor residencial e boas perspectivas para as entregas previstas para o per\u00edodo de 2023 a 2025.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Kronos Homes<\/h3>\n\n\n\n<p>A febre pelas habita\u00e7\u00f5es novas est\u00e1 esgotando o estoque de algumas construtoras antes mesmo da conclus\u00e3o de seus projetos. Este \u00e9 o caso da Kronos Homes, cuja faixa de venda antes do t\u00e9rmino das obras varia entre 70% e 90% em cidades como Madrid, Barcelona ou Valladolid. O objetivo da construtora \u00e9 entregar entre 1.200 e 1.500 habita\u00e7\u00f5es novas, gerando receitas entre 600 e 650 milh\u00f5es de euros por ano.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Aedas Homes<\/h3>\n\n\n\n<p>At\u00e9 30 de setembro, j\u00e1 lan\u00e7ou 97% das habita\u00e7\u00f5es que entregar\u00e1 em 2024-2025 e 89% em 2025-2026.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">V\u00eda \u00c1gora<\/h3>\n\n\n\n<p>Lan\u00e7ar\u00e1 pelo menos duas promo\u00e7\u00f5es em 2024, com um volume de cerca de 400 habita\u00e7\u00f5es.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><a href=\"https:\/\/urbanitae.com\/pt\/promotores\/U005159?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=gestilar&amp;utm_content=demanda_grande_forca\" target=\"_blank\" rel=\"noreferrer noopener\">Gestilar<\/a><\/h3>\n\n\n\n<p>A construtora pretende entregar cerca de 1.000 habita\u00e7\u00f5es em 2024, uma cifra muito acima da sua m\u00e9dia habitual, al\u00e9m de iniciar obras em Madrid, na Galiza ou em Palma de Maiorca.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Neinor Homes<\/h3>\n\n\n\n<p>Para impulsionar a venda de habita\u00e7\u00f5es novas, a Neinor Homes e a Urbanitae criaram recentemente uma joint venture na qual <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/11\/14\/alianca-estrategica-com-a-neinor-homes-para-criar-uma-joint-venture\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=neinor+homes+habitacoes+novas&amp;utm_content=demanda_grande_forca\" target=\"_blank\" rel=\"noreferrer noopener\">investir\u00e3o at\u00e9 150 milh\u00f5es de euros<\/a> no desenvolvimento de habita\u00e7\u00f5es novas para venda.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Escassez de terrenos edific\u00e1veis<\/h2>\n\n\n\n<p>Mas nem tudo s\u00e3o rosas para o mercado imobili\u00e1rio. Nesse sentido, a escassez de terrenos edific\u00e1veis, juntamente com o aumento dos custos de constru\u00e7\u00e3o, \u00e9 a principal causa do d\u00e9ficit de novas habita\u00e7\u00f5es, t\u00e3o necess\u00e1rias para atender ao crescimento das grandes cidades.<\/p>\n\n\n\n<p>A Espanha enfrenta esse problema h\u00e1 algum tempo, raz\u00e3o pela qual o setor tem pedido \u00e0s diferentes administra\u00e7\u00f5es p\u00fablicas solu\u00e7\u00f5es para desbloquear a situa\u00e7\u00e3o. Madrid e Barcelona, as duas maiores \u00e1reas metropolitanas, t\u00eam terrenos em gest\u00e3o urban\u00edstica para pouco mais de 200.000 novas habita\u00e7\u00f5es nos pr\u00f3ximos anos, uma quantidade que, segundo a construtora, \u00e9 completamente insuficiente.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Crescimento do crowdfunding como forma de financiamento<\/h2>\n\n\n\n<p>Quando se fala em promo\u00e7\u00e3o residencial de novas constru\u00e7\u00f5es, o financiamento \u00e9 sempre um aspecto-chave, e na Espanha a maior parte desse financiamento ainda vem dos bancos.
