No entanto, e apesar desse contexto econ\u00f4mico desafiador, h\u00e1 um segmento que vai na contram\u00e3o e n\u00e3o apenas n\u00e3o foi prejudicado, mas mostra sinais de crescimento. Estamos falando dos ativos <em>prime<\/em> e, em particular, do mercado residencial de luxo.<\/p>\n\n\n\n<p>Segundo a Engel &amp; V\u00f6lkers Iberia, uma das principais imobili\u00e1rias do setor em nosso pa\u00eds, h\u00e1 raz\u00f5es pelas quais o segmento premium permanece completamente alheio \u00e0 situa\u00e7\u00e3o macroecon\u00f4mica. &#8220;O <a href=\"https:\/\/theobjective.com\/economia\/2024-01-01\/inmobiliario-lujo-crecimiento-2024\/\" target=\"_blank\" rel=\"noreferrer noopener\">mercado de luxo<\/a> opera com regras independentes do padr\u00e3o e \u00e9 mais est\u00e1vel \u00e0s mudan\u00e7as econ\u00f4micas e pol\u00edticas, j\u00e1 que <strong>muitas das transa\u00e7\u00f5es ultrapassam os dois milh\u00f5es de euros e raramente s\u00e3o conclu\u00eddas com financiamento banc\u00e1rio<\/strong>&#8220;, conforme afirmou Juan-Galo Maci\u00e0, presidente da imobili\u00e1ria, em entrevista ao <em>The Objective<\/em>. Quanto mais exclusiva for a oferta imobili\u00e1ria, menor ser\u00e1 a necessidade de financiamento do comprador. Essa realidade refor\u00e7a a imunidade e a resist\u00eancia do <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/04\/22\/o-investimento-de-luxo-ganha-terreno-no-sector-imobiliario\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=investimento+de+luxo&amp;utm_content=imunidade_residencial_de_luxo\" target=\"_blank\" rel=\"noreferrer noopener\">luxo no setor imobili\u00e1rio<\/a>, configurando-se como um mercado mais fortalecido, din\u00e2mico e com crescimento mais consolidado.<\/p>\n\n\n\n<p>As principais consultorias e empresas imobili\u00e1rias focadas no design e promo\u00e7\u00e3o de resid\u00eancias de alto padr\u00e3o concordam em destacar que o apelo pelo segmento <em>prime<\/em> aumentou de forma espetacular e que em 2024 continuar\u00e1 em alta. <strong>O crescente interesse de investidores estrangeiros ser\u00e1 uma das constantes neste ano<\/strong>, assim como a presen\u00e7a do comprador nacional. Al\u00e9m disso, a oferta e a demanda desse tipo de resid\u00eancia, com pre\u00e7os variando entre um milh\u00e3o e 15 milh\u00f5es de euros, proliferam especialmente em grandes cidades como Madrid ou Barcelona.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O residencial de luxo em 2024<\/h2>\n\n\n\n<p>De acordo com a rede imobili\u00e1ria The Simple Rent, especializada na gest\u00e3o de ativos de luxo, espera-se que as propriedades de luxo protagonizem um dos maiores crescimentos ao longo do novo ano, em torno de 43%. Cidades como <strong>Madrid e Barcelona concentram 78% da demanda de luxo<\/strong>. As \u00e1reas costeiras, especialmente Andaluzia e Levante, s\u00e3o as preferidas para o comprador internacional.<\/p>\n\n\n\n<p>A demanda por resid\u00eancias de luxo por parte de cidad\u00e3os estrangeiros desempenhou um papel crucial ao longo de 2023, representando 17% de todas as transa\u00e7\u00f5es no terceiro trimestre do ano. Para o ano em curso, tamb\u00e9m \u00e9 esperado um recorde de compras por parte desses clientes. Quanto aos pre\u00e7os, <strong>o custo m\u00e9dio das <a href=\"https:\/\/urbanitae.com\/pt\/projeto\/P000197?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=residencias+prime&amp;utm_content=imunidade_residencial_de_luxo\" target=\"_blank\" rel=\"noreferrer noopener\">resid\u00eancias <em>prime<\/em><\/a> ter\u00e1 um aumento de 41%, e o valor dessas transa\u00e7\u00f5es aumentar\u00e1 54%<\/strong>.<\/p>\n\n\n\n<p>Segundo a The Simple Rent, os compradores de resid\u00eancias de luxo na Espanha prov\u00eam principalmente de pa\u00edses da Uni\u00e3o Europeia, Reino Unido, Am\u00e9rica do Norte e \u00c1sia. Al\u00e9m disso, 26% das novas constru\u00e7\u00f5es s\u00e3o destinadas a esse mercado, uma tend\u00eancia que continuar\u00e1 crescendo nos pr\u00f3ximos anos devido ao aumento constante da demanda.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Madrid em alta no residencial de luxo<\/h2>\n\n\n\n<p>Se a Espanha \u00e9 o <strong><a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/12532353\/11\/23\/espana-enamora-a-los-ultrarricos-es-el-cuarto-destino-mundial-para-comprar-vivienda-de-lujo-.html\" target=\"_blank\" rel=\"noreferrer noopener\">quarto destino mundial para comprar resid\u00eancias de luxo<\/a><\/strong>, Madrid \u00e9 seu principal chamariz. Al\u00e9m de atrair capital latino-americano, a capital desperta cada vez mais o interesse de compradores e investidores europeus e norte-americanos, com um alto poder aquisitivo, segundo a Colliers.<\/p>\n\n\n\n<p>Em seu relat\u00f3rio &#8220;<a href=\"https:\/\/www.colliers.com\/en-es\/research\/luxury-homes-madrid-market-researh\" target=\"_blank\" rel=\"noreferrer noopener\">Luxury Homes 2023 Madrid<\/a>&#8220;, a consultoria analisa o estoque de condom\u00ednios de luxo rec\u00e9m-constru\u00eddos, levando em considera\u00e7\u00e3o a oferta dispon\u00edvel nas zonas residenciais mais exclusivas da cidade (Barrio de Salamanca, Chamber\u00ed e El Viso), com pre\u00e7o de venda superior a 2 milh\u00f5es de euros. Do total de resid\u00eancias em comercializa\u00e7\u00e3o, <strong>35% est\u00e3o na categoria Ultra High-End<\/strong>, a categoria mais elevada do luxo, com pre\u00e7o de venda superior a 5 milh\u00f5es de euros (25.000 euros por metro quadrado). A categoria premium, entre 2 e 3,5 milh\u00f5es de euros, representa 39% da oferta dispon\u00edvel, enquanto a faixa intermedi\u00e1ria, considerada High-End (entre 3,5 e 5 milh\u00f5es de euros), acumula 26% das resid\u00eancias de luxo comercializadas. Al\u00e9m disso, em 2024, o mercado residencial de luxo continuar\u00e1 crescendo em Madrid, com uma oferta concentrada no Barrio de Salamanca.<\/p>\n\n\n\n<p>Al\u00e9m disso, de acordo com as previs\u00f5es da consultoria Knight Frank em seu relat\u00f3rio &#8220;<a href=\"https:\/\/www.knightfrank.com\/research\/article\/2023-12-07-global-forecast-2024-looking-forward\" target=\"_blank\" rel=\"noreferrer noopener\">Prime Global Forecast 2024<\/a>&#8220;, os pre\u00e7os das resid\u00eancias de luxo em Madrid aumentar\u00e3o 5% em 2024, consolidando o interesse pelas propriedades <em>prime<\/em> na Espanha.
