O endurecimento do acesso ao financiamento tradicional, o desenvolvimento tecnol\u00f3gico e a regulamenta\u00e7\u00e3o do setor impulsionaram com for\u00e7a esse novo modelo de financiamento, que se consolida tanto em volume de crescimento quanto em confian\u00e7a dos investidores. Na verdade, com pouco mais de uma d\u00e9cada de exist\u00eancia, o financiamento participativo come\u00e7a a se equiparar \u00e0s f\u00f3rmulas tradicionais (bancos, fundos de capital de risco&#8230;) deixando para tr\u00e1s o papel secund\u00e1rio de alguns anos atr\u00e1s. Suas vantagens s\u00e3o evidentes: os promotores imobili\u00e1rios t\u00eam acesso a liquidez de forma \u00e1gil e solvente; e o investidor de varejo participa de um retorno interessante ao poder acessar uma tipologia de ativos que antes n\u00e3o estavam ao seu alcance. Os n\u00fameros corroboram isso. <strong>Globalmente, o crowdfunding imobili\u00e1rio acumulou mais de 45,2 bilh\u00f5es de euros em 2022<\/strong>, de acordo com dados extra\u00eddos do \u00faltimo relat\u00f3rio Real Estate-Crowdfunding Report, realizado pelo grupo de pesquisa do Observat\u00f3rio de Crowdinvesting da Universidade Polit\u00e9cnica de Mil\u00e3o e pela plataforma italiana de crowdfunding imobili\u00e1rio Walliance. Assim, em compara\u00e7\u00e3o com os 36 bilh\u00f5es acumulados at\u00e9 o final de 2021, observamos uma significativa reativa\u00e7\u00e3o ap\u00f3s o par\u00eantese da pandemia, com um aumento de 25,5%. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Distribui\u00e7\u00e3o de mercado <\/h2>\n\n\n\n<p>Esse crescimento significativo tamb\u00e9m se reflete no mercado da <strong>UE, que soma 9.800 milh\u00f5es de euros<\/strong> em opera\u00e7\u00f5es de financiamento, dos quais <strong>2.800 milh\u00f5es<\/strong> correspondem a 2022. Em volume, a Fran\u00e7a, com 1.300 milh\u00f5es de euros arrecadados; seguida pela Alemanha, com 629 milh\u00f5es de euros; e Est\u00f4nia, com 210 milh\u00f5es de euros, se destacam como os mercados mais fortes. Espanha, por sua vez, acumula 116 milh\u00f5es de euros em 2022. Embora, em termos globais, os Estados Unidos se posicionem como o principal mercado &#8211; tanto em n\u00famero de plataformas ativas quanto em capital captado &#8211; \u00e0 frente da Europa, com um volume acumulado de financiamento superior a 25.000 milh\u00f5es de euros. No restante do mundo, o crowdfunding imobili\u00e1rio acumulou cerca de 10.300 milh\u00f5es de euros. O relat\u00f3rio analisa tamb\u00e9m um total de 146 plataformas de crowdfunding, das quais 79 operam na Uni\u00e3o Europeia. Com 12.210 projetos financiados e 7.430 milh\u00f5es de euros, essas empresas representam 76% do ecossistema. Outras 24 plataformas desenvolvem suas atividades nos Estados Unidos e 43 no resto do mundo. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae, entre as 25 maiores plataformas da Europa <\/h2>\n\n\n\n<p>No contexto europeu, apenas duas plataformas espanholas est\u00e3o entre as 25 primeiras em termos de faturamento. Urbanitae, a primeira posicionada em 16\u00ba lugar, \u00e9 tamb\u00e9m a plataforma l\u00edder em rentabilidade de toda a Uni\u00e3o Europeia, com uma m\u00e9dia anual de 16%. Um lugar destacado que provavelmente subir\u00e1 no ranking de 2023, um exerc\u00edcio que ser\u00e1 conclu\u00eddo com mais de 130 projetos financiados e um volume superior a 200 milh\u00f5es de euros. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Potencial do financiamento participativo na Espanha <\/h2>\n\n\n\n<p>As estimativas para o mercado mundial de crowdfunding imobili\u00e1rio tamb\u00e9m s\u00e3o otimistas, e de acordo com este relat\u00f3rio, poderiam ultrapassar os 30.000 milh\u00f5es de d\u00f3lares nos Estados Unidos, 12.000 milh\u00f5es de euros na Uni\u00e3o Europeia e 11.000 milh\u00f5es de euros no resto do mundo. Quanto \u00e0 Espanha, nosso CEO, Diego Bestard, afirmou em uma entrevista recente publicada no El Economista que o potencial de crescimento do financiamento participativo \u00e9 enorme. &#8220;Em outros pa\u00edses do nosso entorno, o financiamento alternativo representa entre 40 e 60% do total no setor imobili\u00e1rio. Na Espanha, s\u00e3o concedidos cerca de 10.000 milh\u00f5es de euros em cr\u00e9dito para promotores a cada ano. Levando em considera\u00e7\u00e3o esses n\u00fameros, poder\u00edamos dizer que temos uma lacuna de 4.000-5.000 milh\u00f5es de euros que poderiam ser canalizados atrav\u00e9s do financiamento participativo.
