Estamos muito contentes em afirmar que na Urbanitae terminamos 2023 com um retorno anual (TIR) de 16%. Al\u00e9m disso, nenhum dos nossos mais de 120 projetos financiados resultou em perdas para o investidor. Vamos revisar nosso ano neste artigo.<\/p>\n\n\n\n<p>No total, neste ano alcan\u00e7amos a marca de 49 projetos financiados, mais de 50% a mais do que em 2022, que foi nosso ano mais ativo at\u00e9 agora. No geral, ultrapassamos os 120 milh\u00f5es de euros financiados, <strong>o que aumenta nosso crescimento anual para mais de 80%<\/strong>. E isso levando em considera\u00e7\u00e3o o crescimento dos \u00faltimos anos: em 2020, financiamos apenas um pouco menos de 7 milh\u00f5es de euros&#8230; durante todo o ano!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Crescimento nos projetos de empr\u00e9stimo<\/h2>\n\n\n\n<p>Quase metade dos projetos que financiamos s\u00e3o de empr\u00e9stimo. Tipicamente na Urbanitae, a propor\u00e7\u00e3o entre ganhos de capital e empr\u00e9stimos era aproximadamente de 70\/30. \u00c9 verdade que <strong>ainda somos especialistas em opera\u00e7\u00f5es de capital pr\u00f3prio<\/strong>, j\u00e1 que os promotores ainda precisam de um parceiro confi\u00e1vel para entrar com capital. Mas nossa busca constante por oportunidades de investimento atrativas tamb\u00e9m nos permitiu desenvolver a modalidade de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/01\/20\/8-como-sao-os-projetos-de-divida-crowdlending\/?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=crowdlending+imobiliario&amp;utm_content=urbanitae_encerra_2023\" target=\"_blank\" rel=\"noreferrer noopener\">crowdlending imobili\u00e1rio<\/a>.<\/p>\n\n\n\n<p>Assim, nossos projetos de empr\u00e9stimo neste ano totalizam um investimento pr\u00f3ximo a 60 milh\u00f5es de euros. Essa modalidade n\u00e3o est\u00e1 restrita a grandes quantias, o que amplia ainda mais as oportunidades de investimento. Em 2023, financiamos quatro projetos de crowdlending imobili\u00e1rio de cinco milh\u00f5es de euros, o m\u00e1ximo permitido pela lei, e outros sete com valores em torno de tr\u00eas milh\u00f5es de euros.<\/p>\n\n\n\n<p>&#8220;Estamos muito felizes por termos <strong>ultrapassado os 200 milh\u00f5es de euros em financiamento total<\/strong> em 2023&#8243;, afirma nosso CEO. &#8220;Os <a href=\"https:\/\/urbanitae.com\/pt\/estatisticas?utm_source=blog_pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_0124&amp;utm_term=urbanitae+estatisticas&amp;utm_content=urbanitae_encerra_2023\" target=\"_blank\" rel=\"noreferrer noopener\">n\u00fameros<\/a> destacam a for\u00e7a do setor imobili\u00e1rio na Espanha, que continua a sofrer com a falta de novas habita\u00e7\u00f5es, e demonstram a solidez do modelo de neg\u00f3cio da Urbanitae, onde continuamos a priorizar a qualidade dos projetos e a seguran\u00e7a dos investimentos. E 2024 ser\u00e1 ainda melhor&#8221;, aponta Bestard.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Consolida\u00e7\u00e3o do modelo de rendimentos<\/h2>\n\n\n\n<p>2023 tamb\u00e9m marcou o lan\u00e7amento dos nossos projetos de rendimento, que oferecem um produto mais conservador para os investidores que preferem menos risco e um retorno resistente \u00e0 infla\u00e7\u00e3o.<\/p>\n\n\n\n<p>Com cinco opera\u00e7\u00f5es desse tipo, quatro delas em parceria com a Rubica Real Estate, os ativos para aluguel representam cerca de 3% do total do financiamento &#8211; 64% s\u00e3o provenientes dos projetos de ganhos de capital e os 33% restantes, dos empr\u00e9stimos. Estamos confiantes de que 2024 nos trar\u00e1 muitas mais opera\u00e7\u00f5es desse tipo, com o objetivo de alcan\u00e7ar 20% do nosso volume de neg\u00f3cios.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cerca de 70 promotores<\/h2>\n\n\n\n<p>Al\u00e9m dos promotores que j\u00e1 nos conhecem e repetem a parceria conosco &#8211; mais de 30 financiaram dois ou mais projetos na Urbanitae &#8211; neste ano adicionamos cerca de vinte novos promotores. Al\u00e9m disso, nosso acordo com a Neinor Homes, uma das construtoras mais importantes da Espanha, certamente se traduzir\u00e1 em uma nova parceria na nossa lista de promotores em 2024.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Urbanitae, 16% de retorno anual<\/h2>\n\n\n\n<p>E chegamos ao mais importante, ou seja, o dado que melhor resume nosso modelo de investimento imobili\u00e1rio: o retorno. O tempo passa e, com ele, os prazos dos nossos projetos. Por isso, em 2023, devolvemos mais projetos do que em qualquer outro ano anterior, totalizando 14.<\/p>\n\n\n\n<p>Como a maioria \u00e9 de empr\u00e9stimo, que normalmente aspiram a retornos inferiores ao capital pr\u00f3prio, <strong>o retorno m\u00e9dio interno dos projetos devolvidos apenas em 2023 \u00e9 de pouco mais de 13%<\/strong>. Contudo, esse n\u00famero \u00e9 1,6 pontos percentuais acima do esperado. Mas lembre-se: retornos passados n\u00e3o s\u00e3o um bom indicador de retornos futuros.<\/p>\n\n\n\n<p>No total, a Urbanitae encerra 2023 com um retorno de 16% ap\u00f3s mais de 30 projetos devolvidos. Nosso retorno m\u00e9dio interno est\u00e1, portanto, tr\u00eas pontos percentuais acima da estimativa, enquanto o prazo m\u00e9dio &#8211; 14,5 meses &#8211; \u00e9 1,5 meses menor do que o esperado.
