Prev\u00ea-se que os crit\u00e9rios ESG sejam o fator de maior impacto no setor imobili\u00e1rio at\u00e9 2050. Al\u00e9m disso, <strong>as novas infraestruturas energ\u00e9ticas surgem como o setor com melhor potencial de investimento<\/strong>, seguidas por data centers, senior living e resid\u00eancias estudantis. Estamos falando de energias renov\u00e1veis, armazenamento de baterias, estacionamentos para ve\u00edculos el\u00e9tricos&#8230;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O aumento dos ativos de uso misto <\/h2>\n\n\n\n<p><strong>Os ativos de uso misto, ou seja, aqueles que combinam diferentes usos em um mesmo im\u00f3vel<\/strong>, s\u00e3o uma tend\u00eancia em alta, segundo oito em cada dez dos mais de 1.000 profissionais entrevistados pela PwC e Urban Land Institute (ULI) no relat\u00f3rio. Os ativos mais demandados ser\u00e3o aqueles que atraem diferentes gera\u00e7\u00f5es e tipos de usu\u00e1rios, e seu desenvolvimento estar\u00e1 quase que totalmente limitado aos grandes players do setor.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Os escrit\u00f3rios retornam ao cen\u00e1rio <\/h2>\n\n\n\n<p>Ap\u00f3s a pandemia, os escrit\u00f3rios do futuro ainda est\u00e3o por ser definidos, especialmente porque cada pa\u00eds &#8211; e quase cada empresa &#8211; seguiu caminhos diferentes para o retorno ao trabalho presencial. No entanto, o relat\u00f3rio aponta para um aumento na demanda por escrit\u00f3rios flex\u00edveis e sustent\u00e1veis, e a oferta desses espa\u00e7os \u00e9 quase inexistente hoje. A explica\u00e7\u00e3o \u00e9 que <strong>os escrit\u00f3rios precisam mudar para atrair e reter talentos<\/strong>. A chave n\u00e3o ser\u00e1 o espa\u00e7o, mas a qualidade.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">O setor de moradia continua a prosperar <\/h2>\n\n\n\n<p>Nos \u00faltimos 15 anos, o investimento no setor de moradia cresceu 317%, quase fechando a diferen\u00e7a com o setor de escrit\u00f3rios. O relat\u00f3rio da PwC e ULI explica que a combina\u00e7\u00e3o de receitas resilientes e uma demanda robusta est\u00e1 por tr\u00e1s do bom desempenho do setor de moradia nos \u00faltimos anos. Hoje, <strong>o mercado imobili\u00e1rio residencial ainda \u00e9 considerado uma aposta segura em tempos dif\u00edceis.<\/strong><\/p>\n\n\n\n<p>O impacto das taxas de juros se reflete no aumento do custo das hipotecas. Ao mesmo tempo, o pre\u00e7o das casas nas cidades europeias subiu 45% em 10 anos, enquanto os sal\u00e1rios aumentaram apenas 17%. Essa circunst\u00e2ncia cria um cen\u00e1rio favor\u00e1vel para a habita\u00e7\u00e3o para aluguel, segundo um promotor-investidor entrevistado para o relat\u00f3rio.<\/p>\n\n\n\n<p>Destaca-se tamb\u00e9m o potencial do alojamento para estudantes, que passa do 12\u00ba para o quarto lugar em termos de atratividade para os investidores. A raz\u00e3o \u00e9 o descompasso entre a oferta e a demanda &#8220;vigorosa&#8221; desse tipo de propriedade residencial em pa\u00edses como B\u00e9lgica, Pa\u00edses Baixos, Luxemburgo, Alemanha, It\u00e1lia e Reino Unido.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Setores log\u00edstico, comercial e emergentes <\/h2>\n\n\n\n<p>O setor industrial-log\u00edstico continua sendo um segmento desejado pelos investidores, embora em menor medida que durante o per\u00edodo de 2018-2022. <strong>A demanda permanece alta, embora o com\u00e9rcio eletr\u00f4nico n\u00e3o seja mais o motor de crescimento que foi durante o pior da pandemia<\/strong>. Por outro lado, o varejo enfrenta perspectivas piores, devido \u00e0 infla\u00e7\u00e3o e \u00e0s taxas de juros que reduzir\u00e3o o consumo das fam\u00edlias.<\/p>\n\n\n\n<p>Em qualquer caso, as tend\u00eancias imobili\u00e1rias para 2024 desenham um cen\u00e1rio onde n\u00e3o faltam boas oportunidades, especialmente em energias limpas e sa\u00fade.
