Esse conceito \u00e9 t\u00e3o antigo quanto o ditado <em>&#8220;A uni\u00e3o faz a for\u00e7a&#8221;<\/em> e, na verdade, um dos precedentes mais claros do crowdfunding remonta ao final do s\u00e9culo XIX. Voc\u00ea se lembra da Est\u00e1tua da Liberdade? Pois para ergu\u00ea-la, foi necess\u00e1ria uma coleta em que mais de 100.000 pessoas participaram. Puro crowdfunding.<\/p><p>Portanto, podemos definir o crowdfunding imobili\u00e1rio como um modelo de financiamento coletivo que permite a um grupo diversificado de pessoas (os investidores) financiar projetos imobili\u00e1rios por meio de plataformas digitais, como o Urbanitae. Essas plataformas conectam promotores imobili\u00e1rios em busca de financiamento para seus projetos com investidores que desejam diversificar suas carteiras sem comprometer grandes somas de dinheiro.<\/p><p>O crowdfunding imobili\u00e1rio, tamb\u00e9m conhecido como crowdfundiza\u00e7\u00e3o imobili\u00e1ria ou crowdfunding de im\u00f3veis, <strong>\u00e9 um modelo de financiamento coletivo que permite a um grupo diversificado de investidores financiar projetos imobili\u00e1rios por meio de plataformas digitais<\/strong>. Essas plataformas re\u00fanem promotores imobili\u00e1rios em busca de financiamento e investidores que desejam diversificar suas carteiras sem a necessidade de grandes somas de dinheiro.<\/p><h2>Como funciona<\/h2><p>\u00c9 cada vez mais comum que os promotores imobili\u00e1rios recorram a fontes de financiamento alternativas aos bancos. Isso ocorre por v\u00e1rias raz\u00f5es. Desde a crise de 2008, <strong>os bancos tiveram sua exposi\u00e7\u00e3o ao setor imobili\u00e1rio<\/strong> limitada e a financiamento de terrenos praticamente vetado. Al\u00e9m disso, submetemos a decis\u00e3o a um comit\u00ea de investimentos com especialistas externos.<\/p><p><strong>Existem dois grandes tipos de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/07\/09\/23-como-a-urbanitae-escolhe-os-projetos-que-financia\/?utm_source=blog+pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_1023&amp;utm_term=proyectos+de+deuda&amp;utm_content=aprende+que+es+crowdfunding+inmobiliario\" target=\"_blank\" rel=\"noopener\">projetos: empr\u00e9stimo ou d\u00edvida (crowdlending imobili\u00e1rio)<\/a> e mais-valias (equity crowdfunding)<\/strong>. No primeiro caso, os investidores se unem para emprestar dinheiro ao promotor, geralmente na forma de um empr\u00e9stimo a taxa fixa. Ap\u00f3s o prazo, o promotor devolve o dinheiro e os investidores recuperam seu investimento com o devido retorno.<\/p><p>Nos projetos de equity, os investidores entram em sociedade com o promotor, compartilhando assim os riscos do projeto e os lucros gerados, geralmente em torno de 15% ao ano. Aqui n\u00e3o h\u00e1 um prazo fixo, mas uma estimativa, uma vez que pode haver atrasos na comercializa\u00e7\u00e3o, na obten\u00e7\u00e3o da licen\u00e7a ou no aumento dos custos de constru\u00e7\u00e3o. No Urbanitae, a maioria dos projetos \u00e9 de mais-valias.<\/p><h2>Quem regula o crowdfunding imobili\u00e1rio<\/h2><p>As plataformas de crowdfunding imobili\u00e1rio foram regulamentadas na Espanha desde 2015 pelo T\u00edtulo V da Lei 5\/2015. Em outubro de 2020, a Uni\u00e3o Europeia aprovou um regulamento para unificar a regulamenta\u00e7\u00e3o aplic\u00e1vel \u00e0s plataformas de financiamento participativo em toda a Europa, o Regulamento (UE) 2020\/1503. Este regulamento entrou em vigor na Espanha em 10 de novembro de 2021, embora as plataformas tenham at\u00e9 10 de novembro de 2023 para se adaptarem a ele. Na Espanha, a Lei 18\/2022 adapta a legisla\u00e7\u00e3o espanhola ao regime jur\u00eddico estabelecido a n\u00edvel europeu.<\/p><p>Al\u00e9m disso, as plataformas de crowdfunding s\u00e3o supervisionadas pela Comiss\u00e3o Nacional do Mercado de Valores Mobili\u00e1rios e, a n\u00edvel europeu, pela Autoridade Europeia dos Valores Mobili\u00e1rios e dos Mercados (ESMA, na sigla em ingl\u00eas).<\/p><h2>Por que investir: vantagens e desvantagens<\/h2><p>J\u00e1 falamos no blog sobre as <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/08\/15\/vantagens-do-investimento-em-crowdfunding-imobiliario\/?utm_source=blog+pt&amp;utm_medium=referral&amp;utm_campaign=urbanitae_1023&amp;utm_term=ventajas+crowdfunding&amp;utm_content=aprende+que+es+crowdfunding+inmobiliario\" target=\"_blank\" rel=\"noopener\">vantagens de investir em crowdfunding imobili\u00e1rio<\/a>. Embora tenha vantagens e desvantagens, seu crescimento cont\u00ednuo mostra que \u00e9 uma tend\u00eancia que veio para ficar e est\u00e1 em constante evolu\u00e7\u00e3o.
