Os dois r\u00e1cios medem o risco de um empr\u00e9stimo e, em grande medida, s\u00e3o complementares. Veremos agora porqu\u00ea.<\/p>\n<p> <\/p>\n<p><strong>O LTC compara o valor do financiamento &#8211; ou seja, o empr\u00e9stimo &#8211; com o custo de constru\u00e7\u00e3o de um projeto imobili\u00e1rio.<\/strong> Por outras palavras, o LTC \u00e9 utilizado para calcular a quantidade de dinheiro que um financiador &#8211; por exemplo, uma plataforma de crowdfunding &#8211; est\u00e1 disposto a emprestar a um promotor relativamente ao custo de constru\u00e7\u00e3o do projeto.<\/p>\n<p> <\/p>\n<p>O LTV \u00e9 uma medida semelhante. Mas, em vez de comparar o empr\u00e9stimo e o custo, compara o empr\u00e9stimo com o valor do projeto depois de constru\u00eddo. Como j\u00e1 vimos noutro artigo, <strong>o <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/05\/07\/o-que-e-o-loan-to-value\/\" target=\"_blank\" rel=\"noreferrer noopener\">r\u00e1cio empr\u00e9stimo\/valor<\/a> \u00e9 um dos indicadores mais utilizados para medir o risco de, por exemplo, um empr\u00e9stimo hipotec\u00e1rio\u2026<\/strong> ou de <a href=\"https:\/\/blog.urbanitae.com\/pt-pt\/2023\/01\/20\/8-como-sao-os-projetos-de-divida-crowdlending\/\" target=\"_blank\" rel=\"noreferrer noopener\">um projeto de crowdlending imobili\u00e1rio<\/a>.<\/p>\n<p> <\/p>\n<p>Como sabemos, os riscos para o investidor num projeto de d\u00edvida s\u00e3o essencialmente dois:<\/p>\n<p> <\/p>\n<ul>\n<li><strong>Falta de liquidez:<\/strong> quando investimos atrav\u00e9s de uma plataforma de crowdfunding imobili\u00e1rio, existe normalmente um per\u00edodo de investimento fixo. Durante esse per\u00edodo, n\u00e3o \u00e9 poss\u00edvel recuperar o dinheiro, pelo que dizemos que o investimento n\u00e3o \u00e9 l\u00edquido. O risco aqui \u00e9 que os fundos sejam necess\u00e1rios antes do final do per\u00edodo fixo.<\/li>\n \n<li><strong>Risco de incumprimento:<\/strong> o sucesso do investimento em crowdlending imobili\u00e1rio n\u00e3o depende do sucesso espec\u00edfico do projeto financiado. Por outras palavras, quando se empresta dinheiro, o principal \u00e9 ter a certeza de que o mutu\u00e1rio ser\u00e1 capaz de nos pagar. Como o prazo \u00e9 fixo, o objetivo \u00e9 que essa capacidade de reembolso j\u00e1 exista ou n\u00e3o esteja sujeita \u00e0 conclus\u00e3o do projeto (por exemplo, \u00e0 venda de todas as casas).<\/li>\n<\/ul>\n<p> <\/p>\n<p>Pode acontecer que o dinheiro que o promotor espera obter para reembolsar o empr\u00e9stimo dependa do sucesso de outros projectos ou do valor de certos activos utilizados como garantia. Um abrandamento do mercado imobili\u00e1rio ou a incerteza econ\u00f3mica podem afetar estes outros activos, reduzindo assim a capacidade de reembolso do promotor.<\/p>\n<p> <\/p>\n<p>Tanto o r\u00e1cio empr\u00e9stimo\/custo como o r\u00e1cio empr\u00e9stimo\/valor est\u00e3o essencialmente relacionados com o risco de incumprimento. Um LTC mais baixo indica que o empr\u00e9stimo cobre uma propor\u00e7\u00e3o menor do custo total do projeto, o que implica que o mutu\u00e1rio tem uma maior participa\u00e7\u00e3o no projeto e, potencialmente, um maior compromisso financeiro. <strong>Se o LTC for mais elevado, o promotor est\u00e1 mais alavancado e o investidor pode perder mais dinheiro se as coisas correrem mal.<\/strong><\/p>\n<p> <\/p>\n<p>Al\u00e9m disso, um LTC mais baixo proporciona uma maior prote\u00e7\u00e3o aos investidores em caso de incumprimento do empr\u00e9stimo. Se o projeto n\u00e3o for bem sucedido e ocorrer uma execu\u00e7\u00e3o hipotec\u00e1ria, os investidores com um LTC mais baixo t\u00eam mais hip\u00f3teses de recuperar o seu investimento, uma vez que o valor da propriedade cobrir\u00e1 uma maior propor\u00e7\u00e3o do empr\u00e9stimo.<\/p>\n<p> <\/p>\n<p>Embora na Urbanitae, sete em cada dez <a href=\"https:\/\/urbanitae.com\/proyectos\" target=\"_blank\" rel=\"noreferrer noopener\">projectos<\/a> que financiamos sejam de capital pr\u00f3prio, temos uma experi\u00eancia razo\u00e1vel no dom\u00ednio do crowdlending. J\u00e1 financi\u00e1mos 26 projectos de d\u00edvida, num total de mais de 32 milh\u00f5es de euros. Destes, mais de metade foram totalmente reembolsados: <strong>15 projectos, com uma TIR final pr\u00f3xima dos 15%.<\/strong> Ou seja, 12,8 milh\u00f5es de euros devolvidos a mais de 5.200 investidores\u2026<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>Quando falamos de cr\u00e9dito imobili\u00e1rio, o loan-to-cost e o loan-to-value s\u00e3o dois indicadores-chave.
