Por um lado, existem os projetos de <em>mais-valias<\/em> (tamb\u00e9m conhecidos como <em>equity crowdfunding);<\/em> por outro, projetos de empr\u00e9stimos ou de d\u00edvida (tamb\u00e9m designados por <em>financiamento coletivo<\/em> ou financiamento coletivo <em>baseado na d\u00edvida).<\/em> N\u00e3o estamos tanto interessados em nomes, mas sim em diferen\u00e7as.<\/p><p>A diferen\u00e7a mais importante \u00e9 o grau de associa\u00e7\u00e3o dos investidores com o projeto. Enquanto em ganhos de capital, os investidores com parceiros de projeto, em projetos de d\u00edvida <em>apenas <\/em>emprestam o dinheiro ao desenvolvedor. No primeiro caso, os investidores geralmente entram em uma fase anterior do projeto. Ao partilhar os riscos entre o investidor e o promotor, os retornos s\u00e3o mais elevados. Nos empr\u00e9stimos, no entanto,\u00a0<strong>a chave \u00e9 garantir a capacidade do desenvolvedor de reembolsar.<\/strong>\u00a0Ou seja, os riscos do projeto s\u00e3o semelhantes, j\u00e1 que sempre falamos de incorpora\u00e7\u00e3o imobili\u00e1ria. Mas o reembolso do empr\u00e9stimo n\u00e3o est\u00e1 ligado, por exemplo, \u00e0 venda de todas as unidades. Decorrido o prazo, o promotor deve devolver o dinheiro. Se voc\u00ea tem o qu\u00ea, n\u00e3o h\u00e1 problema.<\/p>\n<p>\u00c9 a\u00ed que entram as garantias. Um exemplo claro \u00e9 uma hipoteca. Se o empr\u00e9stimo for acompanhado de uma garantia hipotec\u00e1ria, isso significa que o mutu\u00e1rio do dinheiro responde, em caso de incumprimento, com o im\u00f3vel hipotecado, por exemplo, a quinta onde se situa o projeto. Se o promotor n\u00e3o puder devolver o dinheiro quando devido, a hipoteca \u00e9 executada e o im\u00f3vel, neste caso o im\u00f3vel, passa para as m\u00e3os do mutuante.<\/p>\n<p>No entanto, a garantia deve ter um valor suficiente. Por conseguinte, um crit\u00e9rio \u00fatil na concess\u00e3o de um empr\u00e9stimo \u00e9\u00a0<strong>olhe para o <em>loan-to-value (LTV).<\/em> Por outras palavras, estamos a falar da percentagem que o empr\u00e9stimo representa sobre o valor total da garantia.<\/strong> Quanto menor for o LTV, mais seguro ser\u00e1 considerado o empr\u00e9stimo. \u00c9 l\u00f3gico.
