N\u00e3o me interpretem mal: os investidores mais qualificados s\u00e3o capazes de ver o momento, saltar&#8230; e colher benef\u00edcios substanciais. Mas a maioria de n\u00f3s s\u00f3 pode esperar contrariar os <strong>altos e baixos do mercado \u2013 e a nossa pr\u00f3pria inexperi\u00eancia \u2013 com paci\u00eancia.<\/strong> Ou seja, com o tempo.<\/p>\n<p><\/p>\n<p><\/p>\n<p>Se voc\u00ea est\u00e1 come\u00e7ando no mundo dos investimentos, voc\u00ea tem que ter <a href=\"https:\/\/blog.urbanitae.com\/2022\/12\/20\/por-que-para-invertir-antes-hay-que-ahorrar\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_1222&amp;utm_term=urbanitae&amp;utm_content=por_que_es_bueno_el_largo_plazo\" target=\"_blank\" rel=\"noreferrer noopener\">\n  <strong>poupan\u00e7a<\/strong>\n<\/a> e n\u00e3o ter pressa. Como disse o economista Paul Samuelson, vencedor do Pr\u00e9mio Nobel em 1970: <strong>investir &#8220;deve ser como ficar e ver a tinta secar ou a<\/strong> relva crescer. Se voc\u00ea est\u00e1 procurando emo\u00e7\u00f5es, pegue US $ 800 e v\u00e1 para Las Vegas.&#8221; H\u00e1 duas raz\u00f5es pelas quais isso \u00e9 verdade. A primeira \u00e9 que \u00e9 muito dif\u00edcil vencer o mercado. A segunda, que a longo prazo voc\u00ea sempre ganha.<\/p>\n<p><\/p>\n<p><\/p>\n<p>\u00c9 por isso que \u00e9 uma boa ideia come\u00e7ar cedo, por exemplo, hoje. Como a longo prazo o mercado sempre sobe, se voc\u00ea tivesse come\u00e7ado a investir h\u00e1 20 anos, teria multiplicado seu dinheiro. E, al\u00e9m disso, gra\u00e7as aos <strong>juros compostos,<\/strong> um pequeno lucro cresce a uma taxa exponencial ao longo dos anos. Perdeu? Voc\u00ea vai entender imediatamente com um exemplo.  <\/p>\n<p><\/p>\n<p><\/p>\n<p>Imagine que investe 1.000 euros num produto que oferece um retorno anual de 5%. Ap\u00f3s 12 meses, ter\u00e1 1.050 euros. No ano 2, esses 5% ser\u00e3o aplicados num montante mais elevado, pelo que os seus 1.000 euros passar\u00e3o a ser 1102,5. No ano 10, os juros compostos ter\u00e3o aumentado os seus 1.000 euros para atingir os 1.628,89 euros. \u00c9 como uma bola de neve: est\u00e1 ficando cada vez maior.  <\/p>\n<p><\/p>\n<p><\/p>\n<h2>Prazos em Urbanitae<\/h2>\n<p><\/p>\n<p><\/p>\n<p>E como est\u00e3o os prazos na <a href=\"https:\/\/urbanitae.com\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_1222&amp;utm_term=urbanitae2&amp;utm_content=por_que_es_bueno_el_largo_plazo\" target=\"_blank\" rel=\"noreferrer noopener\">\n  <strong>Urbanitae<\/strong>\n<\/a>? No crowdfunding imobili\u00e1rio existem <strong>dois tipos principais<\/strong> de projetos: os que seguem uma estrat\u00e9gia de mais-valias (projetos de <em>capital<\/em>) e os que seguem uma estrat\u00e9gia de endividamento (projetos de empr\u00e9stimo). Existe uma terceira classe, que na verdade \u00e9 uma das primeiras: projetos de aluguel, que geralmente s\u00e3o estruturados via <em>equidade.<\/em> Mas \u00e9 sobre isso que falaremos em outro post.  <\/p>\n<p><\/p>\n<p><\/p>\n<p><em>Os projetos de<\/em> capital pr\u00f3prio s\u00e3o geralmente identificados rapidamente pelo seu termo. \u00c9 raro que passem menos de 20 meses. No entanto, os empr\u00e9stimos podem perfeitamente ser projetos com 15 ou 12 meses de anteced\u00eancia, ou at\u00e9 menos. Porqu\u00ea? Por conseguinte, tendem a entrar numa fase mais inicial dos projetos e est\u00e3o expostos a maiores riscos. Por exemplo, que as obras est\u00e3o atrasadas, que a licen\u00e7a demora mais tempo a chegar, que as casas n\u00e3o s\u00e3o vendidas&#8230; Pela mesma raz\u00e3o, os <strong><a href=\"https:\/\/blog.urbanitae.com\/2022\/12\/16\/pinares-i-inversion-residencial-con-una-rentabilidad-del-48\/?utm_source=blog&amp;utm_medium=referral&amp;utm_campaign=urbanitae_blog_1222&amp;utm_term=crowdfunding&amp;utm_content=por_que_es_bueno_el_largo_plazo\" target=\"_blank\" rel=\"noreferrer noopener\">retornos s\u00e3o geralmente mais elevados<\/a>.<\/strong><\/p>\n<p>Tudo isso tamb\u00e9m pode acontecer em um projeto de d\u00edvida. Mas n\u00e3o condicionam a rentabilidade. Tal como acontece quando pede uma hipoteca, o que o banco exige \u00e9 que pague o empr\u00e9stimo em tempo \u00fatil. Quando os investidores da Urbanitae emprestam o seu dinheiro a um promotor, este \u00e9 obrigado a devolv\u00ea-lo assim que o prazo expirar e com os juros acordados.
