Siamo lieti di annunciare che abbiamo liquidato i progetti <strong>Bulevar 360 e Bulevar 360 II<\/strong>, due tranche dello stesso prestito promotore concesso per lo sviluppo di un intervento residenziale a <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13406755\/06\/25\/malaga-necesita-mas-de-150000-viviendas-hasta-2030-para-sostener-su-crecimiento-y-facilitar-el-acceso-a-un-hogar.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a>.<\/p>\n\n\n\n<p>Con questo rimborso, gli investitori hanno recuperato il 100% del capitale investito, insieme agli interessi ordinari pattuiti e agli interessi di mora maturati negli ultimi giorni prima della chiusura.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">In cosa consistevano Bulevar 360 e Bulevar 360 II?<\/h2>\n\n\n\n<p>Entrambi i progetti corrispondevano a un <strong>prestito promotore con garanzia ipotecaria<\/strong>, strutturato in due tranche indipendenti in date diverse ma collegate allo stesso asset.<\/p>\n\n\n\n<p>L\u2019obiettivo del finanziamento era sostenere lo sviluppo di un complesso residenziale a M\u00e1laga, una delle aree pi\u00f9 dinamiche del mercato andaluso. In particolare, Bulevar 360 ha l\u2019obiettivo di <strong>sviluppare 165 abitazioni nel settore Cortijo Merino di M\u00e1laga, in una promozione residenziale con circa 17.000 m\u00b2 di superficie edificabile<\/strong>. Si tratta di abitazioni da una a quattro camere da letto, con cucina attrezzata, garage e ripostiglio inclusi. Dispongono inoltre di ampie terrazze, piscine, aree verdi e parchi giochi per bambini su una superficie di oltre 7.500 m\u00b2.<\/p>\n\n\n\n<p>Le principali condizioni del prestito prevedevano un tasso di interesse annuo fisso del 13% e una durata iniziale di 12 mesi nel caso di <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/09\/06\/nuovo-progetto-a-malaga-119-di-rendimento-in-11-mesi\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360&#038;utm_content=it_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Bulevar 360<\/a> e di 11 mesi per <a href=\"https:\/\/blog.urbanitae.com\/it\/2024\/09\/06\/nuovo-progetto-a-malaga-119-di-rendimento-in-11-mesi\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=bulevar_360_ii&#038;utm_content=it_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Bulevar 360 II<\/a>, con possibilit\u00e0 di estensione di sei mesi.<\/p>\n\n\n\n<p>In entrambi i casi, l\u2019estensione era prevista contrattualmente fin dall\u2019inizio.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360: risultato finale<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Durata stimata<\/strong>: 18 mesi (12 mesi iniziali + 6 mesi di estensione contrattuale)<\/li>\n\n\n\n<li><strong>Durata finale<\/strong>: 18 mesi + 9 giorni di mora<\/li>\n<\/ul>\n\n\n\n<p>La scadenza iniziale si \u00e8 verificata come previsto ed \u00e8 stata attivata l\u2019estensione contrattuale. Il rimborso \u00e8 stato formalizzato alcuni giorni dopo la scadenza estesa a causa di un lieve ritardo nella formalizzazione del prestito promotore, che ha generato 9 giorni aggiuntivi di interessi di mora.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rendimento finale (CoC): 20,04%<\/strong><\/li>\n\n\n\n<li><strong>TIR ottenuto: 12,69%<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Il risultato \u00e8 in linea con le stime iniziali, entro i tempi contrattualmente previsti.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Bulevar 360 II: risultato finale<\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Durata stimata<\/strong>: 17 mesi (11 mesi iniziali + 6 mesi di estensione contrattuale)<\/li>\n\n\n\n<li><strong>Durata finale<\/strong>: 17 mesi + 9 giorni di mora<\/li>\n<\/ul>\n\n\n\n<p>Come nel primo tranche, \u00e8 stata attivata l\u2019estensione prevista contrattualmente e il rimborso \u00e8 avvenuto alcuni giorni dopo la scadenza estesa, includendo i corrispondenti interessi di mora.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Rendimento finale (CoC): 18,59%<\/strong><\/li>\n\n\n\n<li><strong>TIR ottenuto: 12,79%<\/strong><\/li>\n<\/ul>\n\n\n\n<p>Anche in questo caso, il progetto si chiude entro il quadro temporale previsto contrattualmente e con un rendimento in linea con quanto stimato (il <a href=\"https:\/\/blog.urbanitae.com\/it\/2025\/10\/05\/4-metriche-chiave-per-investire-con-successo\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=tir&#038;utm_content=it_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">TIR<\/a> \u00e8 calcolato a partire dalla data di formalizzazione del prestito).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Continuit\u00e0 del progetto<\/h2>\n\n\n\n<p>L\u2019operazione finanziata attraverso queste due tranche prosegue nel progetto <strong><a href=\"https:\/\/blog.urbanitae.com\/it\/2026\/02\/12\/nuovo-progetto-rendimenti-annui-del-12-a-malaga\/?utm_source=blog_it&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0326&#038;utm_term=cortijo_merino&#038;utm_content=it_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">Cortijo Merino<\/a><\/strong>, attualmente in corso, a dimostrazione della naturale evoluzione della promozione e della strategia di finanziamento scaglionato.<\/p>\n\n\n\n<p>I <a href=\"https:\/\/urbanitae.com\/it\/progetti\/?utm_source=blog_it&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0326&amp;utm_term=progetti&amp;utm_content=it_devolucion_bulevar_360\" target=\"_blank\" rel=\"noreferrer noopener\">progetti<\/a> Bulevar 360 e Bulevar 360 II rafforzano il ruolo del finanziamento alternativo di Urbanitae come strumento efficace per lo sviluppo immobiliare.
